Happy Angono town fiesta.
Yesterday, I made a tripping to Heaven's Gate 2 in response to Chairman Arsenio Bartolome III pep talk, why not buy this instead and he will give a good price. No problem about terms of payment
So after having the print out of the list of plots, I visited the Heavens Gate 1 office (at back of Holy Gardens Antipolo) Mr. Rey Tamondong used to be the boss of the same. I was referred to somebody there at the site.to show me the plots
Findings
A. The site can be reached by:
Travelling 10 km, past the Providence Memorial Park until Bosoboso intersection at Cabading
Then 5 km travel inland up to the road accessing the San Mateo landfill, via steep hills and broken roads.
And then it is beside Loyola Memorial Park (Heaven;s Gate is of better development than Loyola. Sira dito Loyola
CONCLUSION MALAYO. But the target market in Cogeo have no burial grounds
b. Pricing:
The office price is P25,000 without perpetual care, 27,000 with perpetual care
The current pricing at market, via OLX and other site is only P25,000
The book value of the plots for DFPI/AB3 is P22,000.00
If we add 25% for marketing, our price (for ME and collection fee), without margin, will be
P29,333. We cant be competitive
c. Marketing:
Everybody wants to have piece of the action:
1. The marketing at the site staked their rights that they have the sole right to remarket/market the said Destiny plots
2. Everybody there wants to throw the marketing to their preferred channels (mga corrupt)
Conclusion:
While there is the market, a big one at that, the purchase is not feasible. We will not make money, or even hurdle the price issue, and the marketing issue
It is a big risk on our part
