Proposal by Forest Lake to purchase LUMP

I am saddened by recent attitudes that were displayed by people concerned. No less than Forest Lake would try to jump and grab the opportunity when  I expect that we get over this.  Small defects, large consequences.  It is either we are  on the verge of greatness or losing what small things we have.

"Ang pambihirang araw na ito ay nilikha ng Diyos para sa iyo.  Halina at magsaya." Be enthusiastic."

If you agree, agree with action and hard word; not just with mere words.  So far your office is wanting in that department....

I agree with the decision you made, Sir! Forest Lake could not locate any more specific location in San Fernando City for their expansion. They just bought lot located in Santiago, Bauang, La Union. The sales agencies of HGLUMP must be continuosly motivated and monitored. One of our sales manager wanna-be reported last Sunday that she had five new recruits, other sales managers had two and three new recruits, some are continuosly recruiting their down lines to help each and every one gain more income.

What to Do Next:
a. Continuous visitation of sales agencies, motivation and training.
b. Conduct recruitment activities twice a week, or by schedule
c. Conduct sales meeting every month.
d. Tenting activities with tenting allowance as per schedule

I had conversation with Prof Epi Densing, who is a friend of Mr. Tony Syap, Chair of Forest Lake yesterday. 

They are repeating the offer to buy LUMP, since we have not agreed to grant them a ROW.  I was informed though that they bargain very hard and ask for hte longest term.

Mr  Xerxes Burgos who is the chair of Landco, the mother holding company of forest lake hails from La Union;  they must have very strong patriotic reasons for the offer and strategic ones too.   They want to buy it now because LUMP looks attractive now, our sales force need to be just motivated to sell more.

I personally would not want to sell this because LUMP is a strategic outpost to the north, at the time we would like to integrate the memorial package.  OUr plan is to sell the chapel use and even build a crematorium

Report on visit to Holy Gardens La Union and Holy Gardens Pangasinan last October 19, 2014

This is render a report as required under our travel notice requirement (and SBUs chief are not in the habit of complying with such a requirement) on my visit to the above sbu prior to November 1 event

Holy Gardens La Union

Time of arrival:  3:30 am

Met with AHA and RCC at 5:00 am ( 1:30  wait)

Items discussed:

1.  Nov 1 plan

2.  Sales organization and October 30 to Nov 2, sales target and planned sales activity;   AHA and RCC did not give any commitment

3.  Pedro and Juan examples

4.  Attitude

Meeting with GT:  6:00 am

1.  Kailangang kutuhan ang ground cover at mga pathwalk;  dapat sementuhin and pathwalk (as of now gravel only)

2.   We have to give specific job descriptions for such important items as:

      Traffic

      Parking

      Toilet

      Garbage disposal

      First Aid

      Sales records and lot locator

THIS OFFICE NOTED A LARGE PILE OF EXCESS MATERIAL USED FOR CHAPEL CONSTRUCTION IN FRONT OF THE COMMON TOILET AT THE BACK OF THE CHAPEL

This office required Ms. RCC:

1.  To fix the appearance of the warehouse

2.  The formworks and pile of materials near the CR

3.  The inventory of such materials including the wooden formworks

Trip to Holy Gardens Pangasinan:

Departure  8:10

Arrival at Calasiao Pangasinan Regency Hotel   11:00 am

Arrival at Magic:   12:15

I had requested for lunch with all sfaff, but it was not done and what a disappointment

Things discussed similar to what was discussed in La Union

I bought gifts for RFC from CIS by credit card, and left the same c/o Angelica Baylon

Was brought by the Crosswind to Five Star Terminal at around 2:40 pm

The SBU chiefs were requested to email minutes of the meeting to this office ASAP  (Brenn has complied

I EXPECT THAT THE SBU WILL MEET THEIR SALES TARGETS, MAKE THE AGENTS AND CUSTOMERS HAPPY BY NOVEMBER 1 2014

 Do: We visited our customers with arrears this afternoon to increase our collection but none of them gave any payment. Extensive marketing activities was also done like textblast, telemarketing and visitation of prospects. Meanwhile, Mr. Marinas promised to invest this coming Wednesday.

Check: We have no sale and low collection today. We did not achieve our target on sales and collection. Our for closing did not materialize today but will avail surely on Wednesday.
Act: What to do next: We are going to add additional some twenty prospects a day so that we will have back-ups for closing. Performing agents will be rewarded for their sales. Motivate agents to sell by reminding them about the ice breaker incentive and on having a fast release of their 7% commission. Hire additional agents so that marketing staffs will have partners on marketing.


       2.  What are you doing about the resources and activities to achieve your sales and collection objectives?

                l. How do you best utilize the resources - vehicles, manpower, site, money, funds?

               Revolving fund was used on purchasing materials that will be needed on site beautification and landscaping. Baskets that were collected were extracted to be able to form a midrib brooms.


3.  What processes are you improving:   doing faster, removing other unnecessary steps?
               
          I had read the "Never Leave a Sales Call without Closing on something". I have learned that:
a.       A sales call gives you momentum on which to build.
b.      The worst perception a salesperson can have is when the tine when a call is not going good, it becomes too easy for him to think there is nothing else they can do.
c.       There is no such thing as a final sales call. If a sale can't be made, there is still a sale that can be made and that's selling yourself and creating a next step.
d.      Minimally, strive to agree on what is keeping the customer from making a decision to buy. Doing this helps to clarify in both your mind and your customer's mind where the issues are. It then opens the door to come back to the customer with follow-up information to help address their issues.
e.         Don't spend time sulking over why you couldn't close a sale. Rather, view the meeting as one that helped prepare you for the next meeting as one that helped prepare you for the next meeting. When you are able to leave a call with the customer agreeing with you on something, what you have done is allow the customer to gain confidence in you. The confidence they gained in you from the first call is going to allow you make the next meeting far more beneficial.
f.       Don't take initial rejection as if it was a permanent rejection. Doing so is accepting failure.



        How are you serving the customers better?    

We are giving folded fans on the lot-inquirers and those who conducted their tripping. Special gifts were also given to those who will invest a memorial lot.


   4.  How do you make your staff more productive?

              1. Catalysts/rewards and punishment
.          > Internal promotion has been discussed to them. It will be attained if we may be able to sell more and achieve our targets in sales and collection. This will serve as our reward on intensive marketing activities.

               2.  Motivation
Ƙ  The previous sales of Pangasinan last June 12 serve as a motivation for us to achieve our targets on sales. It serves as our inspiration for us to do our best and achieve our daily targets.
  
   5. Data gathering from up to 5kms
Ƙ  The other memorial park is having a Php650 down payment on their memorial lots. They also offer a 0% interest rate for three years.
   6. Opportunities to grow our business
Ƙ  We find opportunities on growing our business by having different events like Weekend Special Promo in which we are offering different promos and giving away gifts to the buyers and agents.
