What constitutes ugliness what must you do to beautify the park?

BE a BIDDA: "BELIEVE, INSPIRE, DREAM, DO ACHIEVE"

I went around Iloilo city and saw many places that were ugly.  Perhaps we can learn from these pictures on what to avoid, and or by eliminating these, we can make our parks more beautiful:

The broken The broken window concept. Do we have broken windows at HGMP?

The electric wires, the vendors shacks, the pockmarked streets

Old buildings and ugly electric wires

                                   Graffitti, the broken window symptom

                                       Garbage, graffitti

Burned down building, garbage, plenty of signages

Good for micro entrepreneurs;  cant we have order, repainting

Telcos conspire with big ads to deface the city

Lunar landscape has no place in a beautiful city

                                       Hmmm what is wrong here?

Abandoned and dilapidated Queen City Garden Mall <where is the garden?>

                                  What makes the place ugly?

                                    What can be done?

What is ugly here?  What do you suggest?

                                    WTDN?

What is the broken window here?   There are several - tell us

                                       Anything ugly here?

                                    What?

                                          OK ba?

                                       Maganda ba?

                                   A sight to behold?

                                      Nice mall, ugly skyline

Can the poor people help make the city look nice and beautiful?

This sight would have been perfect, except for?

                                 What is ugly here?

TO      :   CMO

You are to attempt to rename this city:  City of No Ugly

1.  What are the ugliness?  What are the broken windows?

2.  What will you do to remove the ugliness.

Go over each of the picture and prescribe:   solutions (processes) and even cap ex.  Submit before Valentines day

Elevated water tanks from surplus chemical plastic containers

BE a BIDDA: "BELIEVE, INSPIRE, DREAM, DO ACHIEVE"

Angono, Rizal  Philippines   February 3, 2014

Recycled empty chemical plastic containers as water tanks.

I have seen this in Caliraya and many places where a lot of money is saved on elevated water tanks. These scrap empty chemical containers (blue) are interconnected, placed on top of buildings or angle bar platforms and made to store water.  Savings could be considerable

This is used in Circle Inn Hotel where I stayed

The pipe at the bottom is the riser pipe that delivers water to the tank.  The valves indicate it is manual controlled.

Use of flaglets to enhance, beautify the park; convert to use of flags

                                      Flaglets at Angono Lakeside Park

Here are pictures of various flaglets:

January 11 2013

1.  The waving fluttering flaglets have three elements:  action, color  to catch the attention of people.  So when you want to catch attention, flaglets work

2.  Flaglets create a creative festive atmosphere.  They always denote an event, a fun things and becomes a magnet.

Always put flaglets;  pay attention to them.  Replace if they get old and torn.  We support flaglets as a marketing tool.

We use more brighter colored flaglets.  Benchmark the pictures at Ascencion MP and those at Angono

They use 1x 3 meters flags!

                                 Large fluttering flags

At Ascencion in Iloilo;  6 multi colored flags

The flags are narrow and tall; attractive though

Colors are lame;  more contrast bright colors needed at HGOMP

                                      Right size;  better colors needed

New business opportunities at a major city in Region 1

I went on a business trip to a major crossroad city in Region 1.  The city has progressed so much.

I met 3 groups of people for possible business ventures/assistance.

1.  Mr. A.

       1.  A memorial park in a neighboring progressive town.  It is a 2 to 3 hectare in town whose name starts with V. he welcomes a JV proposal

       2.  Take over, purchase of a memorial park in a town.  It is 2 hectare and he benchmarks Holy Gardens San Carlos;  average selling price is 30t per plot.

He was amazed at our presentation ie for the 11 memorial parks and equal number of residential subdivision we have developed

Commercial complexes.

Property  M

It is located some 200 meters away from the city boundary and right now they have a chicken fine dining company which leases a portion of the 2 hectare property. It stands opposite a 3 level school.  The property owner wants a mixed use development:   commercial and residential.  A 50 sm townhouse sells at the city for P3 million.

A very strong compelling business concept is needed here;  I am thinking of Mandurriao type of development:   night spots, restaurants, entertainment center catering to the young so that it will draw large traffic.

The business assistant proposes a Pogo type of resort development

Property K:

This is a 1 hectare property measuring estimated 50 meters x 200 meters now being occupied by a computer shop, and a chicken fast food (the imported brand). Right across is are Jollibee and 711 They occupy about 1,000 sm of the total property.  The rest of the property is being used for ferya temporarily  It is besides a flowing live creek.  What is the challenge?

This calls for a major architectural plan.  What is my idea:

     1.  Reserve 4,000 sm for office space and town house development

     2.  Develop the creek and make it a promenade type of development center of attraction (a la Esplanade in Iloilo)  You might even call the place The Creek.  You can have restaurants over the creek houses with a creek underneath. etc.

2.  Mr. J

His real estate company bears my name and that of my mother.  Jorge and Teresita Realty Corporation.  However, his development which consist of about 40 to 50 sm, up and down, and sells for P1.2 each,  do not seem to bear our brand of development.  It is located opposite a feedmill and the vicinity smells of feedmills stuff;  not very attractive for the buyers.  They have sold just l7 units for the last 4 years  (That is 4 units sold per year;  not very inspiring!).  The development looks ugly and do not bear the signature of Feng Shui typical of Chinese owner.  The morning afternoon sun orientation was not followed.

A marketing plan that includes removal of the smell and making the product more attractive could be made.  Thus promos, flaglets, events could be planned to speed up sales

3.  The 3s Marias

They own a 4 hectare property that is outside another major city and the ladies are old, wanting to cash out their property holding.  They disdain JV.  However they were impressed with the number of memorial parks we are operating and have developed.

Currently, the land is water impounded due to the recent flood and rain and may not approved as memorial park.  As garden park, maybe.  Under study
