Minutes of the Telecon this AM at about 11:30 re marketing plan, approved price list, and use of OTP

PAGSASANAY SA TAGUMPAY (Training for Success)

Members Included:

Ms. Frenzie   - Management Trainee at Calamba
Ms. Viron Miranda  Officer Trainee for Rewards and Calamba

Ms. Roshelle C. de Guzman

Agenda:

1.   17% recompense for the agents;
2.  Submission of marketing plan
3.  Sales Launch in October 2017;   use of OTP

1.  The 17% start of payment of outright com for sellers at Calamba has been implemented. However this was withheld at Pangasinan.   Now the only remaining obstacle has been cleared:  ie waiver of right to dispute by sellers:   re wrongful computation, receipt by other persons of commissions is hereby waived is to be printed at the the bottom of outright commission voucher.

THIS IS OK FOR CMOs of Pangasinan and Calamba, and with the sellers.  We shall order the OCV;    Pangasinan and Treasury will talk how the September unpaid 7% shall be  paid

2.  All SBUs must submit and have their marketing plan approved.  JUS awaits the checking of Marketing Plan as to whether they are acceptable.

It must integrate and contain the 3 strategies:    the teachers week/day promo, the flash promo, and sale of special plots

    Calamba must state all the strategies after REALITY discussion
The flash promo target of Calamba of only P6 m plus pales in comparison to about P12 million (300 units of Pangasinan

3.  Sales Launch in October

    In order to proceed:

   a.  RA must send the latest corrected OTP which shall be the basis for the dummy sheet.  We cant use the PPA because of the danger posed for selling  even without DP.  The office has not been able to obtain DP for Pangasinan, and alteration of plans in Calamba

   UNDER THE OTP 

             1.  HE customer makes the offer to buy (Offeror)
             2.  He/she  is doing this for investment purpose only
             3.  The plot cant be used for interment for indeterminate amount of time
                   

   b.  The pre selling must use the  OTP form.  When the customer fills up and signs the OTP, and first MA received issued OR,   the sales will be counted/recognized.  A sales report will be made, ledger made at SBU, the customers data will be encoded and shared with 3ffb

   c.  The OTP shall be retyped and signed, submitted to the office after the second installment

Ms. Frenzie reported that there are 

      600+ dummy sheet

      150 ppa  (WE WILL HAVE TO CANCEL THIS use the dummy sheet for the loss will be greater to us when we are caught in violation

      several spot cash for P30,000

      several GE sales

  and by Friday, the first 1,000 plots shall have been sold out

    THE GROUP CLAPPED THEIR HANDS AND CONGRATULATED Ms. Frenzie

Administrative ORDERS

1.  The marketing plans shall be scrutinized and recommended for approval (This is the training for SAA and others how to work on Marketing Plan)  This has to be vvery soon

2.  The inspected and checked Price List shall be submitted to the undersigned for approval

WHEN THIS IS DONE WE PROCEED PRE SELLING following the procedures mentioned above

3.  We order (issue P. O)  for 

    a.  80 sets of OTP  (40 for Calamba and and  40 for Pangasinan);   4 copies, non carbonized

        We bring whatever inventories we have to Pangasinan on Monday

        This has to be ASAP

   b.   200 sets of OCV (in triplicate:   non carbonized)

   c.  We implement the payment of back log of 7% to SD;  Ms. MC and RCG must establish SDCA on how to pay the unpaid 7% for September.  Submit the proposal to the undersigned

Telecon with Sir Jorge, Danica and Me @ 9:45 a.m.

Here are some of the topics we have discussed:

1.       Understanding of promos

Weekend specials:

a.       0% down payment for 24 months (No down promo)

b.      2% amount of gift based on TLP for buyers who will avail 4 or more lots'

c.       Full down payment or 20% DP pay the 1st monthly after  90 days

*It appears that Danica and April don't seem understood what the promo for weekend is.< Why?  Are you having this discussion at the telecon?  Is markcom functioning?>

WTDN:

I will have a telecom with other SBUs and clarify if they understood this.

I will have a text quiz for them if they really understood the promos. >>Done

2.       Push text and sales presentation

*It does not appeal to the interest of readers of text or prospects. It is not compelling/convincing.

*It must contain AIDA, it must be direct to the point and short and simple.

*How to do a sales presentation and how to handle objections.

WTDN:

Danica/CSS will email Sir Jorge a sample push text and sales presentation. For checking if the said product knowledge and push text is compelling.< Not only Danica but all CSS;  sample of sales presentation must be done also>

3.       Event conducted

*There must be Post Mortem so that we could have some analysis of what went wrong? How is it unsuccessful? How is target achieved? How the objective didn't meet. When we have an event there must be a report.  <When will Oton and Calapan submit?>



* Pictures of the event must be posted to the blog promptly so as to inform our customers and visitors that we have an event conducted.

* Pictures of winners must be clear and close up pictures.<for Oton, La Union and Pangasinan  -- when?>
Danica will send the ff.  to Sir Jorge:

c. Email of push text and sales presentation                               



4.       Inbound marketing

When we have conducted the pre launching event it does not mean that we stop there. It should be continuing promotions. We practiced that agents and customers are the ones who come to the office <with us> (inbound marketing). When we do this we have saved gasoline and efforts to our marketing.  <we focus our efforts on week end;  we make the event look matao to attract more prospects to come in;  during the rest of the week, we invite agents and prospects.



WTDN:

Conduct a small event on a week end basis (Saturday& Sundays) to gather our agents starting tomorrow- May 25, June 1 and June 8 onwards…



5.       Promotions for CMO and CSS

We have discussed the memo on Special offer for promotions of CMO and CSS. There were 2 positions to get promoted:

1.       There were skills required and academic requirements mentioned.

2.       Summarize additional 20 articles at bulletin board blog



For non CSS, 20 articles video or power point summary of Sir Jorge and Mam Aireen for them to get promoted.

We must be in a hurry to submit all by June 24- 29 to HR. Noncompliance and submission means no promotion.

We are given the chance to get promoted so as to increase our competence level.



WTDN:

1.       We will be inspired to this "promo-tion" and get promoted. Have a heart to do this and aspire for another level up.

2.       Motivate others to submit the academic requirements and get promoted.



WTDN:

1.       I will send feedback to Sir Jorge with regards to how other SBU used their interment equipment.

2.       I will forward email SBUs regarding the memo on Promotion of CMO and CSS and inform Sir Jorge with regards to this. >>Done  ---what is feedback;  are they interested

3.       Watch the video of Coach Carter and let other have their reflections. It is all about teamwork, pride, hard work and victory. <when?>
