Terms and Conditions for the Grant of PaTsikot/SUV Sellers Promo

This car/SUV award entered into by and between:

San Carlos Pangasinan Gardens Inc/ Ang Uno Gardens with offices at _________herein represented by   MRS hereinafter known as the GRANTOR 

                                                 and

______________________________________________, single/married resident of  _______________________an active SELLER at Holy Gardens Pangasinan/Greenhills as evidenced by SEAD dated ___________________hereinafter known as the AWARDEE

WITNESSETH

1.  That on __________________the GRANTOR announced the said Patsikot/SUV sellers promo that promised awards/grants of cars and SUV when certain sales level are reached;

2.  That on ____________________the AWARDEE,through the Letter of Intent dated, _______________manifested his her desire to pursue a goal of achieving  __ plots in ones year time, targeting __________________(year car model)

3. That on October   ________________________the awardee  reached _____sales as evidenced by validated PPA, OR,and deposit slips

For in consideration of  the above premises and other considerations, the GRANTOR awards unto the grantee, beginning  today; 

             one (1) unit of 2017 (18)   _________________________valued at 
             __________________________

             as an award for achievement of  ___unit of sales valued at _________

           * (In case of price increase the sales achievement shall be adjusted accordingly, say the Fortuner used to cost P1,440,000 now its P1,495,000 the AWARDEE shall shoulder the cash difference or make up for it with the additional 50 plots


Terms and condition:

1.   FULL USE OF THE VEHICLE The awardee shall be afforded full, uninterrupted use of the vehicle anywhere, anytime for personal use, (except for negative covenants) in the Philippines provided the awardee shall only allow only known and authorized personnel to drive.

Revenue Generation for Majorem Lending

Objectives:

1.  To motivate Majorem Lending staff to work harder and level up understanding of business;

2.  To focus on tasks that create wealth, and generate revenue;

3.  To train harder and add staff to maximize revenue generation

Background /reality

We have determined that plots especially those under Hataw, zero interest and special prices,  are no longer generating the much needed GP, although they can generate steady monthly cash flow from huge number of customers, paying buyers

However we have businesses that generate more gp than plots 

1.  Loans  (no cgs, only cost of money, and the margins can be 2x the cost of money

2.  Insurance  up to 42.5% as commission

    Say premium for GYRT    ..30 /1000  x 30 x 12   =     108.00

    PAI       1/1,000    x 30       30                                   30.00

                                                                 Total          138.00

                                                                      x    5      690.00

          Insurance premium charged  4%  x 30,000         1,200.00

          Our com/margin                                                  510.00

3. Portion of GAI (5% of 12% )  as Net Income of Majorem Lending

    For the Kita sa Tag ulan,, if the SAA achieves her sales target, say 2,000 accounts x 25,000    =  50,000, 000 x 5%      2,500,,000/5 years  =  500,000 yearly

What must the MLII do:

1. Loan revenue:

    1. Collect the current and in arrears retail and corporate account;   Send the SoA and make sure they  reach the BPI AP, CV CK made and paid to Majorem.  White the fund balances balloon at the SBU and give them a false sense of liquidity, penalties pile up.  Loans must be paid.   Otherwise, MLII can be charged with fostering DOSRI accounts, ie, its affiliates do no pay.

   2.  Generate more loan revenues:

'      1. By soliciting accounts from the provinces SBU

       2.  Speeding up the processing  of  CAC (Credit Access Card)

2.  Insurance:

     1. Send SOA to SBU to collect the CAPF or Insurance accounts from Hataw pa more, or even 2015 Hataw

    2.  Collect the insurance premium

    3. Pay the premium;  book the difference as NI

    4.. Find out the fully paid accounts of Hataw 2015;  book the unclaimed premiums as NI

3.   As custodian of PIS, PMS IMP accounts:

    1.  Trace them and account for them;

    2.  Collect the TFC, GAI  

    3.  Book the 5% as net income

    4.  Compute for say 4% income on TFC balances

4.  Hire another AA for funds


    WTDN

    1.  MLII staffers must have FAR and be relevant to the opportunities and our vision;

    2.  Move fast;

    3.  Practice FAR;

    4.  Work harder

Implementation of Insurance: filling up of application forms collection of the premium andremittance

What:   Implementation of insurance for hataw pa more and other insurable accounts

Who:   Cherish, Wendy MM

When:   ASAP

Objectives:

1.   To implement the insurance coverage for the Hataw accounts

2.  To collect and remit the premiums
  
3.  Provide peace of mind and security to the buyers of our products;

4. To keep our word to the customers

Reality:

Nothings moving.  We conducted a series of meeting with MB Life, asked for forms, hired additional people moved into a new office.  We trained people  And we have not insured any one yet.

This is very embarrassing not to mention that we are at great risk in case someone meets accident

Options:

1.  Be the way we are;  We will shoulder the risk

2.  Move now.  Wendy Lirio shall do the PDCA for this project not later than June 21, 2017

We back track beginning June 15 for both GYRT and Personal Accident until we cover up to May 1, 2017.  Then we back track to March 1, 2017

1.  Begin with PA.  List down all:

    1.  employees who are two years or more with the company;

    2.  those who paid in cash from May 1 to June 15 

    3.   those who bought plots form us from May 1 to June 15.

2.  Send the application form to the SBUs for the period mentioned.

    1. Collect the forms

    2.  Remit the 4% deduction for the insurance

    3. MLII will collect

    4.  MLII will pay by remitting the amount to MB life via CBS at the ground floor

    5.  Mail send the policies to the plan/plot holder.  ASAP

3.  WL will handle this as we hire another AA for funds, and an insurance assistant WL will handle the loan accounts at AM and insurance in the PM until the replacement regular is hired
