Manageable Execution at Majorem Lending

The following were noted at Majorem Lending (We need to do this to maintain our current Business Model that is strategic - self sustaining:

     Holy Gardens Funds:  ME MC, IF, TFC CAPF are kept at MLII

      MLII invests these funds lends them so that there is ROI on MC,
             TFC and Capf funds and that they grow by compounding

Manageable execution  THINGS THAT NEED TO BE DONE ROUTINELY BY DEFAULT (no need for follow up)

1.  Complete the staff at least the Loan Assistant and accounting asistant

2.  Semestral report to SEC as part of secondary license (ang laki na ng penalty)?

3.  Regular computation of AIP (Accrued Interest Payable on the  funds)
    1/2 of rate set if funds move, and full rate if there are no withdrawals based on
     lowest quarterly balance accrued and posted quarterly

4.  Regular rate setting (monthly i back track)

5.  Prompt collection of funds from SBU monthly.
     (We shall allow deferred payment without penalty from SBU until 2018

6.   Accurate and updated balancing of funds due. TFC, Insurance, MC, ME TAV etc..

      Kailangan maayos na kuwenta.  Kung walang kuwenta, walang kuwenta organization

Significant accounting policies and definition

1. Loans  retail  loans granted to small borrowers, mostly Holy Gardens customers, not more than P100,000 and 50% of market value of the plots (current selling price of the plots)

2.  Business loans that are granted to non Holy Gardens customer fully secured by Real Estate mortgage

3.  Corporate loans are loans granted to members of Holy Gardens  group, that match and do not exceed funds that are in custody of Majorem Lending

4. Interest rate for loans and PN are set monthly in accordance with following parameterss

    1.  T bill rates 90 days +  3% for PN

         T bill rates 90 days +  3%   + 5% =   Prime rate for those with PN and funds held by MLII

    2.   Amount

    3.  Maturity

    4. Competition rates

        A matrix is set for this

5. No accrual is made for Loans Receivable

6. However, we book/credit interest income on PN and other special accounts held

   Interest is 50% of  the midrange highest rate say 4%  x 50%   =   2%

   The following are interest bearing account

            Trust Fund contribution

7.  Interest is computed quarterly by AA based on lowest monthly balance.

8. Sources of revenue:

       1.  Processing fee which is 2% of total

       2.  Interest on the loans which is straight financing (add on)

       3.   5% of the total TFC held based on the principal only

      4.  1.7% of  insurance fund held, or those collected from non insureable

      The rest of income of PIS, PMS:

      balance of collection fee  interest on the balance goes to GA of the funds

  9. The trust fund held may be allowed to invest in:

      1.  5 year  T bonds  at 4.2% coupon rate

      2.  Investment in 5 years to pay plots at 0 interest

Revenue Generation for Majorem Lending

Objectives:

1.  To motivate Majorem Lending staff to work harder and level up understanding of business;

2.  To focus on tasks that create wealth, and generate revenue;

3.  To train harder and add staff to maximize revenue generation

Background /reality

We have determined that plots especially those under Hataw, zero interest and special prices,  are no longer generating the much needed GP, although they can generate steady monthly cash flow from huge number of customers, paying buyers

However we have businesses that generate more gp than plots 

1.  Loans  (no cgs, only cost of money, and the margins can be 2x the cost of money

2.  Insurance  up to 42.5% as commission

    Say premium for GYRT    ..30 /1000  x 30 x 12   =     108.00

    PAI       1/1,000    x 30       30                                   30.00

                                                                 Total          138.00

                                                                      x    5      690.00

          Insurance premium charged  4%  x 30,000         1,200.00

          Our com/margin                                                  510.00

3. Portion of GAI (5% of 12% )  as Net Income of Majorem Lending

    For the Kita sa Tag ulan,, if the SAA achieves her sales target, say 2,000 accounts x 25,000    =  50,000, 000 x 5%      2,500,,000/5 years  =  500,000 yearly

What must the MLII do:

1. Loan revenue:

    1. Collect the current and in arrears retail and corporate account;   Send the SoA and make sure they  reach the BPI AP, CV CK made and paid to Majorem.  White the fund balances balloon at the SBU and give them a false sense of liquidity, penalties pile up.  Loans must be paid.   Otherwise, MLII can be charged with fostering DOSRI accounts, ie, its affiliates do no pay.

   2.  Generate more loan revenues:

'      1. By soliciting accounts from the provinces SBU

       2.  Speeding up the processing  of  CAC (Credit Access Card)

2.  Insurance:

     1. Send SOA to SBU to collect the CAPF or Insurance accounts from Hataw pa more, or even 2015 Hataw

    2.  Collect the insurance premium

    3. Pay the premium;  book the difference as NI

    4.. Find out the fully paid accounts of Hataw 2015;  book the unclaimed premiums as NI

3.   As custodian of PIS, PMS IMP accounts:

    1.  Trace them and account for them;

    2.  Collect the TFC, GAI  

    3.  Book the 5% as net income

    4.  Compute for say 4% income on TFC balances

4.  Hire another AA for funds


    WTDN

    1.  MLII staffers must have FAR and be relevant to the opportunities and our vision;

    2.  Move fast;

    3.  Practice FAR;

    4.  Work harder

Implementation of Insurance: filling up of application forms collection of the premium andremittance

What:   Implementation of insurance for hataw pa more and other insurable accounts

When:   ASAP

Objectives:

1.   To implement the insurance coverage for the Hataw accounts

2.  To collect and remit the premiums
  
3.  Provide peace of mind and security to the buyers of our products;

4. To keep our word to the customers

Reality:

Nothings moving.  We conducted a series of meeting with MB Life, asked for forms, hired additional people moved into a new office.  We trained people  And we have not insured any one yet.

This is very embarrassing not to mention that we are at great risk in case someone meets accident

Options:

1.  Be the way we are;  We will shoulder the risk

2.  Move now.  Wendy Lirio shall do the PDCA for this project not later than June 21, 2017

We back track beginning June 15 for both GYRT and Personal Accident until we cover up to May 1, 2017.  Then we back track to March 1, 2017

1.  Begin with PA.  List down all:

    1.  employees who are two years or more with the company;

    2.  those who paid in cash from May 1 to June 15 

    3.   those who bought plots form us from May 1 to June 15.

2.  Send the application form to the SBUs for the period mentioned.

    1. Collect the forms

    2.  Remit the 4% deduction for the insurance

    3. MLII will collect

    4.  MLII will pay by remitting the amount to MB life via CBS at the ground floor

    5.  Mail send the policies to the plan/plot holder.  ASAP

3.  WL will handle this as we hire another AA for funds, and an insurance assistant WL will handle the loan accounts at AM and insurance in the PM until the replacement regular is hired

Beefing up our customer service personnel and program

Objectives:

1.  To generate more repeat sales

2.  To recruit more disciples and apostles to talk about products

3.  To fight and defeat the competition

4.  To further delight the customer

What:   to have infrastructures and personnel and system to further delight our customers

This program consist of:

1. Rewards and card system for existing customers;  more promo items for our customer (part of the 20% ME)

2.  Additional positions to handle customer service program at BPI and at the SBU

3.  Construction of customer lounge like in Calamba and Pangasinan

     1.  Rewards and card system

          This will enable us to save on:   ME and CF as we will only spend for the card and the reward points which is usually 1/2 of 1% in most stores.

           Types of cards:

           Say 

           for Holy Gardens

           1.  Kapamilya   cards for purchases of 30,000 up P100,000

           2.  Silver Card for purchases of P101,000 to 499,000

           3.  Prestige Card for purchases of  P500,000 up to P999,000

           4.  Platinum Card for purchases of P1,000,000 up

           Privileges:

          1.  3% discounts on repeat sales without agents

          2.   1 rewards point for every P500.00 payment, one point is P5.000
                if they pay in the office.  0 point for payment for collection from the house.

         3.   Special promos for prestige and platinum card like:

              1.  Dinner for two at a select restaurant

              2. GC for new purchases

              3. Priority when there are promo items 

          The above will be managed overseen by:

j          SAA at 3ffb

           Third CSS (who is a true and dedicated CSS for customer service/CRM

         For Majorem Lending:

        1.   All good paying buyers of Holy Gardens will be issued Majorem EZ Credit Access Cards that will be pre approved, upon proper meticulous credit checking.

        2.  The card shall have maturity of 3 years

       3.  The card will be sent to the residences of the buyers and will be activated when they agree to the terms and conditions of the EZ credit access card:

        (in addition to the general conditions of the card)

        1. That they can get up to 70% of the NLP (current market value) of the plot they purchased)

        2.  That they would sign the necessary docs when they avail of the credit;

       3.  The interest rate shall be prevailing interest per month plus 4% monthly penalty compounded

        THE CARD SYSTEM WILL BE OUTSOURCED PROVIDED THE TOTAL AMOUNT SPENT INCLUDING THE REWARDS POINTS SHALL NOT BE MORE THAN 3% OF THE ME.

       2.   CUSTOMER LOUNGE

       We shall construct, as we build the new office of Calamba a space for customer lounge which could be 40 to 50 square meters.  Its features;

      1.  Carpeted

      2.  Well lighted (soft lighting)

      3. Well appointed interior design

      4.  With reading materials:  magazines and newspaper 

      5.  Soft music

      6.  Hotel standards CR

      7.  Free coffee, tea or even soft drinks  and food servers to boot

       For Pangasinan, we can have one of the chapels temporarily, or have an area in the crematorium for the lounge., 

     3.  Additional personnel


          1.  The SAA

               This is in addition to the current records assistant:

                The responsibilities:

              1.  Supervision of records receipt, checking, signature and delivery to the customer within 7 days, with estate management, health tips brochures hand outs/manual, promos, vitamins and other goodies

              2. Repeat sales

             3.  Recruitment and training and sales directors/sellers including their SEAD and making sure that their com are paid ASAP

            4. Resolving customer complaints asap, on:   missing undelivered docs, lousy interments

            5.  Making sure that the card system works well

            6.  Crafting events and promos, sales campaign for the SBUS

           7.  Coordinating sales target achievement across the board:   holy gardens, destiny, and Majorem Lending

           2. Additional CSS (the third CSS at the SBU)

              CSS I   Sales and Marketing

              For sales and marketing purposes at the SBU:

             1.  Reports on DPMS from the  office personnel and the sellers

             2.  In charge of recruitment and training of additional sellers at the SBU

            3.  Sales and collection report 

           4.   In charge of deposit of funds to the bank

          CSS 2 Interments

          1.  In charge of interment:   the IA and interment checklist

         2.  IF replenishment

         3.  FOFF and Obits 

         4.  Tributes and their uploads to the proper blog and website

         5.  Inc charge of the collection  issuance of OR 

         6.  Proper accomplishment of PPA and pouching to the 3rd
              custody of OR and PPA

        7. In charge of the master file together with SFC

        CSS 3   Customer Service

        1.  In charge of rewards system and  delivery  of cards and attending problems thereof

        2.   In charge of lounge or about to be made lounge

        3.   In charge of social media posting:   blogs and facebook

        4.  Regular posting at best pictures and Kaizen report

        5.  In charge of QR code (to be coordinated with CSS 1)

        6. In charge of free wifi at the site.

        7. In charge of birthday greetings for the customer, remembrance of the birthday of the deceased, posting the same at the display board, 40th day and death anniversary

        8. Shall be in charge of leaflets, tarps, custody safekeeping and inventory of promo items
