3rd Batch of Trainees pictures doing PE and other team building activity

We are currently having a new batch (3rd batch of trainees) at the 3f.  Yesterday, April 3, we had a series of team building activities.:   trek to San Carlos Heights and Marian Hills, and at the office the tower building and the how to be a no limit person.

It was a 3 in 1 event:   goal setting, team building, and a religious pilgrimage

The participants are:

               Sharon     from San Fernando La Union
               Precious  from San Fernando La Union
               Mike Somo for SCC Funeral Service
               Precious    for SCC CSS I

The name of the teams are:   Bato:  Sharon and Precious, and Amazing:   Mike and Precious

The winner for the two team building events at the office:   tower building and the  paper clips paramihang ilulubog was the Bato team.  Congratulations

Ad hoc measures to prevent further losses from Malasiqui after evaluating investigation audit reports

What:   Ad hoc measures to stop bleeding from Malasiqui and San Carlos

Objectives:

      1.  To prevent further losses and thefts by employees and agents and jv
           partners representatives allegedly in cahoots/conspircy

      2.  To restore morale and discipline at Malasiqui and Pangasinan

      3.  To  instill fear of being discovered and fear of prosecution when caught

Background:

Allegations:

1.  At Malasiqui:

    1.  Non submission of reports and non and delayed deposting of collection by
         Myra Anoc
    2.  Scandal in use of outright commission;
    3.  Collusion with driver and other staff regarding cash custody;  ie everybody
         can open the vault

2.  At SCC

  1.  Grabbing office sales with JV partner Loida Maricel tipping off another agent

      This has caused demoralization among office staff because  walang office
      sales

      Other agents have stayed away due to uneven playing field
  2.  Resale by the conspirators of forfeited or plots in arrears by agents and office staff:

     1. MO

        1.  The agents from their list and or that of the office contacts
             whose accounts are in arrears esp. the low priced plots zero interest

       2.  The agents offer this to at need customers pricing it below office and at 
            need

      3.  The at need pays in cash, agent and syndicate pockets the difference

           Say the forfeited lot is P30,000

               +   penalties say       5,000

               Total                       35,000

              At need say             60,000

             Agents offer say         50,000

             Profit                      15,000  wow

     4. ARU is executed by the previous buyers in favor of the  at need.  Cute

Possible cause:

1. Laxity in supervision and audit of daily cash operation

2.  No aging and shoddy ICR monitoring;  

3.  Lack of discipline in abstract and submission of daily reports, text and email reports..

4.  Lack of diligence by 3f;

5.  These goes back to 3f, senior management and me

WTDN next:

1.  Prosecute the wrong doers; to recover the money

2.  Suspend those who are involved say Carlo and investigate his involvement

3.   Bantayang mabuti and SCC at Malasiqui

4.  Execute opening of account at BDO

5.  Request for change of representative of JV at San Carlos

6.  Ask the JV rep to comply with the CCD and rules on CP:  office cp lang
    gagamitin sa office

Long term:

1.  No more outright comm at Malasiqui and SCC but prompt processing

2.  Strict ageing and ICR posting

3.  Strict imposition of CCD and MC

4.  Diligent supervision by 3f and senior officer

5. Monthly visit and audit of SBU;; operational review

6.  Cash less environment

          1.  Tighter filtering

          2.  Checking references and BI

          3.  Bonding and suretyship of those who will be handling money

    2.  Training and supervision:

        1.  Tight supervision and training;   tanggalin ang mga hindi matuto

        2.   Rotation on the job;; temporary transfers

        3.  Strict imposition of CCD CMO must and 3f must check tigthly and regularly:  pati GM must dligently monitor the wrong doings:  sins of omission
 and commision

             1.  Text reports

             2.  OR, Deposit slips, COH  (hindi ito ginawa ng TA at 3f)

                 Susugurin ang SBU na may failure to text report or abstract -
                 impose CCD

      4.  Prosecuting and sending to jail:  MA, and  Bonifacio.  

      5. Investigation by our lawyer if need be;  or even NBI or the security agency

       1.  Frequent absences and tardiness

       2.  Late or non reporting daily on cut offs

  4.  Sellers are entitled to commission if they have submitted or if PPA has been perfected and                           Class B

  4.  Sellers can not make fictitious sales nor sign for and in behalf of fictitious buyers  at the risk of being prosecuted and blacklisted.

  5.  Sellers are enjoined to be loyal to the company and threatening to sell for competitors is a                            Class D
 sign of resignation..from further selling for the company

  6.  JV representatives are enjoined and prohibited from selling nor to conspire 
      with other sellers to get commission for them....  This does not provide        for level playing field and potential
      losses for the owners and developers

  6. The following are class D offense for sellers:

     1.  Non remittance of payment entrusted by Customers aside from 
          being prosecuted under qualified theft or estafa-- 

     2.  Non submission of requirements PPA or insurance form;  no ppa, no
          commission

    3.  Conspiring with office staff for transfer of office sales for them to get
         commission.  Remember your w/t means you have to pay BIR corre
          taxes.

    4.  Being engaged in kickbacks to customers

    5.  Non payment of commission of downline

    6.,  More than 2x case of double sales

    7.  Fictititous or fake accounts or fake downlines

    8. Forging signatures of customers or downlines

    Other offenses:



   9  Past problems of lost PPA, and OR                                                                                        Class B

   10.   Tampering with office records like PPA file, Ledgers, maps without consent of  office staff           Class C

   11  .  Misrepresentation with the customers as to price, terms, interest rate, and features                Class D

   7. . Sellers who committted crimes involving moral turpitude and or those involving the above  cant sell any or all of Holy  Gardens product

       1.  Shift to single touch system;  strict monitoring

       2.  Cash less payment:  via banks or GCash or Cebuana

   Long term:

     1.  Hiring:

          1.  Tighter filtering

          2.  Checking references and BI

          3.  Bonding and suretyship of those who will be handling money

    2.  Training and supervision:

        1.  Tight supervision and training;   tanggalin ang mga hindi matuto

        2.   Rotation on the job;; temporary transfers

        3.  Strict imposition of CCD CMO must and 3f must check tigthly and regularly:  pati GM must dligently monitor the wrong doings:  sins of omission
 and commision

             1.  Text reports

             2.  OR, Deposit slips, COH  (hindi ito ginawa ng TA at 3f)

                 Susugurin ang SBU na may failure to text report or abstract -
                 impose CCD

      4.  Prosecuting and sending to jail:  MA, and  Bonifacio.  

      5. Investigation by our lawyer if need be;  or even NBI or the security agency


   3.  Red flags:for CCD

       1.  Frequent absences and tardiness

       2.  Late or non reporting daily on cut offs

          And so with text reports to this office

      3.  Agents standby in the office

      4.  Accepting gifts or going out with agents

4.  Operations and sales policies:

    Sales policies:

    1.  Under threat of CCD and blacklisting, sellers can not stay in the office 
         and grab or poach office sales.

    2.     For funeral service they must comply with 3 conditions to be entitled to
        to commission:

        1.  First call/registration

        2.  Accompanying the customer

        3. Signing of the sales funeral service contract

   3.  CTS and PPA and or any unpaid accounts can not be transferred/assigned.  Only  paid accounts may be transferred or assigned
 Sellers caught doing this for them to gain money  or conspiring with office staff 
shall be blacklisted aside from possible prosecution

  4.  Sellers are entitled to commission if they have submitted or if PPA has been perfected and this includes data for insurance.  No PPA or docs, no commission

  4.  Sellers can not make fictitious sales nor sign for and in behalf of fictitious buyers  at the risk of being prosecuted and blacklisted.

  5.  Sellers are enjoined to be loyal to the company and threatening to sell for competitors is a sign of resignation..from further selling for the company

  6.  JV representatives are enjoined and prohibited from selling nor to conspire 
      with other sellers to get commission for them....  This does not provide 
      for level playing field and potential losses for the owners and developers

  6. The following are class D offense for sellers:

     1.  Non remittance of payment entrusted by Custoemrs aside from 
          being prosecuted under qualified theft or estafa-- 

     2.  Non submission of requirements PPA or insurance form;  no ppa, no
          commission

    3.  Conspiring with office staff for transfer of office sales for them to get
         commission.  Remember your w/t means you have to pay BIR correct
          taxes.

   4.  Past problems of lost PPA, and OR

    5. Sellers who committted crimes involving moral turpitude and or those involving the above  cant sell any or all of Holy  Gardens product

   5.  Operational excellence:

       1.  Shift to single touch system;  strict monitoring

       2.  Cash less payment:  via banks or GCash or Cebuana

      3.  Strict daily monitoring of inventories:

           1.  SBU sends collection letter

          2.  3f forfeits

          3.   Memo entries for forfeitures:

                     Accounting

             Kindly reflect in your list the following forfeiture of the following lot:

    4.  Such forfeited plots can not be resold under the old price. 
         YOU ARE TO TIGHTLY MONITOR AND FORFEIT  SUCH PLOTS
          PROMPTLY  ESPECIALLY IF THEY ARE:

         1.  Zero interest
         2.  Low low price of P30,000 to P45,000 

    5.  Such forfeiture shall be reported monthly to GM, SMD ;   SBUs agentts
         are not to be furnished such information... and those who violate gets a
         CCD Class C...
