Development of the ravines, difficult portions of Holy Gardens Greenhills

Background:

All our staff, including our suppliers and contractors must be given sufficient explanation regarding events in the memorial park

1.  Before when we were asked by Greenhills Development Corporation on what we can be done regarding the ravine and steep portion, the answer/opinion of the technical staff (engineers and architect) was that it was not feasible since it would entail huge expenses for backfilling, cut and fill operations (the traditional way)

2. When I introduced Cynthia Cartago to Mr. Henry Tanedo, the topic of the development  of the 2nd half, the ravine of HGGMP came up and Ms. Cartago promised she will research

3 Using her own funds and former network, Ms Cartago came up with several drawings, which included suggestion on lower cost BC. Mras Cartago acted on suggestion/imploration of Mr Tanedo and she did not act on her own (although we encouraged Kaizen

4. The preliminary plans have been presented to Mr. Tanedo.  He is waiting for final plans and project timeline.

5.  The BC portion is now at standstill;  MLII offer is at 7t/BC, there is an existing offer for only P5t with concrete panels for cover bolted.

At the current price, our computation shows an margin of only 12% for the BC + FSO + CUO.  which is very low.  Construction must be doing 30 to 40%.  It is time to restudy the for Every Juan BC option

How to develop ravines/steep elevation into saleable areas

How to develop ravines/steep elevation into saleable areas

This could be key to further the development of HolyGardens Calamba 50% of which are ravine.  This is rather expensive but it could be done.  This was done in a memorial park in Baguio in Loakan, in a steep site.

I was there yesterday at Pyramid Memorial Park of Engr Mario Alzona, March 1, 2014, and I took many pictures

Stairs cum pathwalk.  A smart way to make a steep road

Note how pathwalk, stairways, winding sloping roads create saleable areas


It must be a 500 ft drop up to that point and yet they were able to create saleable areas below


This structure enabled the construction of saleable area below
