More opportunities abound: new projects new ventures

Yesterday,  we had almost 5 hours meeting:  2 hours in the morning and 2.5 hours in the afternoon.  I also saved a trip to Mindoro to talk to Percy Martinez to talk about back filling and completion of major roads in Holy Gardens Calapan.

AM

1.  With ABKT and AB3

    1.   We signed the 37 million assignment of plots at Holy Gardens Greenhills, in exchange for the 37 million worth of shares.  completing the 2nd of the 3 phases of the assets exchange (the third phase will be the 17 million subscription to free the company from CGT

         We also signed the supplemental MoA

    The next phase will be for the P17 million for the subscription receivable.  This will be a no cash out transaction.    AUG will borrow from Amber Properties,   P17 million, then AUG will  use this to buy P17 million worth of plots AUG, AUG will use the amount to buy the subscription receivable from  AB3 et all.

    The final submission delivery of the Deed of Assignment of Shares shall be completed upon the completion of the P17 million purchase of the subscription receivable.  


    The others will be involving the  cash, ICR, and Trust Fund 

     The name of the company will be changed to Holy (alternative Ang Uno)  Gardens Life Plans and new office shall be at 3f Juana Merced Building, Angono Rizal.

     We will be engaging the services of Atty. ABKT at P10,000 a month for Destiny who will initially handle the project for IPO:   Holy Gardens Life Plans, Chapel and Crematory.

2.  With Percy Martinez for Calapan:

     1. We will engage him to complete the backfilling banlik for 1/2 of the HGCalapan

     2  Phase 2 the construction of the major roads at the 1/2 of the park.

3.  With Ben Alcantara.

   1.  The  Holy Gardens Memorial park

        Area:    11 hectares
        Number of Plots   28,000    
        Estimated Market value     1,120,000,000 at 40,000 per plot
        Target Market population  300,000

        Although there is an offer of a co developer, we will only do a bidding for the contractor, straight contract.

       Estimated price is P60,000,000.   

2.   St John  Marbel South Cotabato

       Area     3, hectares (expandable to  10 ha.
       Number of plots      8400
       Estimated market value    252,000,000

     If 10 hectares, 
      Number of plots    28,000
      Estimated value    P840,000,000  @ 30,000 per plot
      Target population   170,000

    for co developer (the amount to be shared subject to negotiation 

3.  St. John Malasiqui

      Area     10 hectare
      Number of plots    28,000
      Estimated value    P840,000@ 30,000 plot
      Target population   123,000   (same number of population as Urdaneta less populous than San Carlos City

4.  Manresa Subdivision at Pantok, Binangonan Rizal;

     Area   2.7 hectares

    Number of units      450   economic

        development puwedeng co sharing;

       100 units for build and sell by developer;   10% commission on the housing unit.

     Estimated revenue for the  lots.  17,550 x P4,000 sm   =    70,220,000

                 Less com                                         10%                    7,022,000

                 Net sales                                                                  63, 198,000

                 Cost of land                   27,000,000 x800                21,600,000

                 Less dev cost               27,000 x 700                      18,900,000
