This is the summary of possible business opportunity in Canlaon City and Negros Oriental.
Our trip took us from airport in Bacolod, then passing through mountain passes to be in Canlaon City. We arrived at Bacolod Airport at 5:30 (left Naia 2 at 4:30)
and Canlaon City at 8:00 am. After breakfast, we went around.
1. Canlaon City
Canlaon City is a 4th class municipality with total population of 57,000. Most of the land in the city proper used for market,church, and munisipyo was donated by the Bautista family (side of mother of Dr. Joaquino It is some 90 km from Bacolod and 160 km from Dumaguete
The weather is cool and the city was to be the summer capital of Visayas for the right reason It is 2,800 ft above sea level. . It is also the vegetable basket of Visayas where cabbage sells for P10.00 per kilo. If you want to invest in food security. (some city planners and DOT can position Canlaon is the summer destination of Negros.
Properties presented:
1. 5 hectare of Dr. James which abuts and besides the municipal cemetery is full. He said he bought this because the munisipyo planned to buy this from him to expand the cemetery. This is flat and rolling. This office plans to devote 1 hectare for masa building apartments for rent sale to poor people, say P6t for every five years. The rest of the property will be below the ground at P20,000 per plot double interment //
The net to us at 50% NLP is P53,000,000 and we would lose if dev cost is at P1,000 per sm. We limit this to P700/sm.
First priority
2. 4 hectare of Bernard Bautista (tito of Dr. James) with 73 meters width and 500 meters length (just like Holy Gardens Angono, a long strip of land) passing beside the Caltex Gasoline station. At 2t selling price (which is rather stiff at the place)

20 hectares in all owned by Bernard but abandoned by Torralba
He can set aside 17 hectares. We can position this as a the homes in the summer capital of the Philippines. Swiss vilage

But risks are high
Other towns that are possible sites:
2. Vallehermosa they have a site near the cemetery 4 hectare, about 2 hectare nakalutang, 2 hectare fish pond. Good for cemetery. The project of Eduarte will work here. Vallehermosa is a 3rd class municipality and overtaken by Canlaon city.
3. San Carlos City.
Canlaon over looks San Carlos City. Population is at 123,000 which makes it ideal for memorial park project. We will look into this later on
4. Bais //
The Vicente family owns 3,000 hectares here. There is a site that can be cemetery, di tambakin. near the municipal cemetery possibly for JV. The family may ignore if this is for just 3 to 5 hectares. Bais is a 2nd class city with population of 76,000 and famous for the sand bar, whale and dolphin watching. Known as the cleanest city in Negros
5. Guihulngan
The largest town of Negros Oriental. We did not visit. The population is and it is 130 km north of Dumaguete It has population of 95,900. It is thus ripe to be a site for a memorial park
6. Sibulan ///
It is is 3 to 5 km North of Dumaguete, site of the port and airport. There are still cheap land available for JV. It has population of 59,000, ripe on its own for MP project. It is virtually the city proper and can just be like Oton Totek has cousin there, and Bernard recommends that we have one there.

4. For mp, zero no dp, five years to pay, generous com for agents
