Compelling reasons why the CMCS business at HAMP should be started

Why is it important to have a mortuary in Morong?  What are the compelling reason:

       1. This makes us a one stop shop:   with plots, with Interment Service, Funeral Service, columbarium and crematorium.  and
Holy Gardens Memorial Plan.  No one now comes close:

St Peter -   chapel and memorial plan only

Manila Memorial Park -   memorial park only

            Loyola -  nawala memorial plan

Only Cosmo who is far away comes close to us.... Pero wala silang memorial park...

We complete the customer needs in one place.

    2.  We grow our sales and collection with bundling.  Dati lote lang na mga P40k or P50k now the total package now
         grows to:

                     Plot            P50,000

                    IS                 30,000

                   FS                50,000

                         P          130,000

Kung bundled na 5 years to pay, at zero interest only  P130,000/60  = P2, 166.66

   3.  We can freely offer the Holy Gardens Memorial Plan White Rose freely at Morong, Cardona, Binangonan, Teresa, Tanay
        Angono, Antipolo

   4.  We can compete head on with Sympathy and we have back up alternative in case  our Taytay project is aborted.

LET US DO THIS WELL AND BE A SUCCESS.  FINALLY

    3.

Re: CV Danilo P. Francisco Jr.

I had discussion with Engr. June Francisco, the brother of the the Assumption teachers regarding prospective working together at Destiny Financial Plans Inc
today 7:30 am at McDo Antipolo in front of Unciano Hospital.  He and I have broached the idea of him being a senior manager at DFPI to handle operational
and marketing objectives, these fitting his strength and work experience

Marketing  -  to sell our Destiny via our own independent sales force, and via General Agency

Operational excellence  -  top rate and branded customer experience for the:

Chapel memorial care and services (funeral)     -  i uup ang Calamba at Pangasinan and work on other projects like La Union, Hamp (at possibly Taytay)

Cremation -    running it and marketing the same

Columbarium:   setting this up in chapel premises and lowering the cost further

Body crypts  -  in future memorial garden projects to serve DE and segments using latest technology;   lower COGs to P5k and lower to make this
                                                                                            worthwhile

We talked about the following:

1.  He will be asked to focus on Destiny Plans and service delivery of 3C (chapel crematorium and columbarium).  He report to me so lessen birthing pains
The C3 is our vision statement for the next 5 years.

He will be essentially starting from 0 because we do not have an organization for dfpi or c3.  This will require a visit of the SBUs C3 assets:  Pangasinan and Calamba so that
he can make an assessment and determine his objectives and commitment

2.  I made kuwento about our past experience with Tamondong, J Ibanez, and Bonnie Quenano who had previous job experience asked for  a high salary but were unable to deliver
This post faces the same question, risk analysis for the prospective employment

3.  After the assessessment, Engr Francisco can make a presentation to the board to justify the compensation he desires P70k

4.  The C3 will be tasked to do the following:

          Traditional products

          1.  Offer bundled service end to end:

               1.  Funeral Service +  Interment Service +  Plot  (though the documentation and account distribution being problematic)  to  all SEC classes; at need and pre need;
                    (companies involved:  SBU +  CMCS)

               2.  Body Crypts +  Funeral Service to  DE Sec   (SBU + CMCS or mortuary)

         Non traditional products

         1.  Direct  Cremation  only  P20k (commissionable) to DE and customers at need ( pre need in the future with OIC approval)

         2.  Social amelioration package  for the poorest of the poor as certified by DSWD mayor or vice mayor

                            P12 + 3K    (cremation + 3 years usufruct for ash crypts)

         3.  Value added cremation services:

                          service before cremation

                          cremation after service

We benchmark Philplans Heritage Cremation plans   Heritage Cremation Plans

4,  Memorial gardens   low priced body crypts  that are panelized to serve DE and market.

Hi Sir:

I am resending the funeral service checklist which you may have not received yet.

Kindly favor me with your resume/cv so that I may show this to my colleagues

As with regards to the job responsibilities, may I suggest :

      1.  To break this down into tasks

      2. And jointly with Mr. Gil to draw up a road map:

              1.  Sales targets for the  next five years:  kanya at sa inyo for the plans
                   How to achieve this

             2.  Sales/revenue target for the chapels: for the next five years

                 Aura targets

The new business of Holy Gardens Group C3

The  C3 concept

This embodies the vision of the company:    columbarium, crematorium, and chapel services

So far we have two being built:    San Carlos, Calamba.  The third one is HAMP

This is a one stop shop, each product creating synergy with one another.  You have a plot:   now we can provide you with funeral service. If you want a cheaper modern alternative, we can provide you with cremation and columbary vault

By having CMCS (chapel services for instance) we strengthen our positioning to sell Destiny Plans.  By selling pre need plans, we assure  continued business of CMCS.  You do not have to run after cadavers at Morgues and ambulances.   Your future sales is assured.

CMCS alternatives:

1.  A foreclosed hotel in Angono.

Image result for maysha hotel angono rizal

    Pros:

         1. Mga 50 vehicle parking
         2.  Spaces for 8 small and mediium chapel
         3.  Baka daw payagan ng munisipyo
         4.  With space for crematorium and ash crypts at the penthouse (nearer to God)
         5. Near the church and at the town proper
         6.  The chapels can be rented to Janzen, and SPLP

  Cons:

       1,  Stiff competition from Sympathy
       2.   Opposition from residents
       3.  Lack of flexibility and correct fit being formerly a hotel
       4.  Stiff price

2.  San Isidro Taytay

Pros

     1.  650k population service area;
     2.  Access to  several key centers of population:

             1.  L Wood to eastern part of Taytay, Tikling
             2.  Rizal Avenue to gitnang bayan ng Taytay
             3.  Rizal  Avenue to Cainta
             4.  P Ocampo (M. Santos) to Highway 2000, Cainta and Pasig Greenland floodway
             5. Gen Artemio Ricarte to Bo San Juan, biggest barrio of Taytay, Ortigas Avenue
    3.  Lower cap ex since JV
    4.  The only memorial chapel here at lowland (Angels Crematorium is  high end and C3

 Cons:

   1.  Binabaha
   2.  Katabi ng pabrika (maingay)
   3.  Katabi ng residential units
