New Challenges at Holy Gardens Calamba

There are numerous achievement at HGGMP:

1. Top in sales
2. Top in collection

However yesterday the Tanedo family trooped suddenly to the site for unknown reason, and there were hearsays that one of the family members was with a developer for reforms

We thank all the people who are with us  and who worked hard to make our customers and jv partners satisfied.

However we should be aware of the signs why this happened:  (both as to the news and to the messenger)

1.  Delayed jv sharing since July.  This is a ground for JV termination.  However thsi post is aware that this stood at the desk of the JV checker and were asking that the abstracts be returned from Angono to Calamba. to which this post disagreed. They are free to inspect this at the 3fjm.

2. New format for reporting not consecutive OR#

   We all know that to use Excel formula, we have to batch them according to formula used.  The promos were:

   1. 2015 hataw

   2.  March to April hataw

   3.  April to September

   4.  October to present which had varying %

3.  New % used:

    MCF increased from 12% to 14.2% (very minimal) due to new knowledge
    regarding actuarial computations so that the longevity of MCF would be longer

   Collection Fee additional because we shoulder the 5% collection fee (PHP25.00
   500) and P50.00/P1,000)    We shoulder this. but JV benefits from this because
   we collect for them

   Insurance fee of  4% -   There are deaths during amortization period and we had amortization deemed paid, no problems because of the insurance.

  ME   increased from 18% to 20%.  There are many prizes and where  they should come: from:

        1. Additional 1% for the top sellers

        2.  Patsikot 

        3.  The 17% com for the SD

 However we have not collected ME from 2015.  When do we collect and finance the  marketing activities:   sales meeting, food, Christmas parties, promised trip, patsikot. 

    We tried our very best but we cant make every one happy.

    This office is open to the termination of the JV if we cant get people to have the JV sharing, submitted on time or collect the ME on time too,  if we have violated any other terms of the JV. If we the JV is not happy or even one member of the family, they are free to buy us out.   

   We can walk away from the deal and do what they deem proper, and for our people to be cooperative more and responsive in carrying out our programs, projects, timelines.  (tighter)   If we cant, then we are not meant to be.  We got to know our limitations if we cant get out obstacles along the way

2.  May tambak na lupa sa tabi ng tent.  (Binanggit na ito sa conference)
