Discussion with SMD of Sympathy and chief of Sympathy

This post took the opportunity to have discussion with AVUS and Ms Mary Rose Jacinto regarding mortuary agreement

1.  They told us that in the current mortuary agreeemnt, they get only a fraction of the package prize as with Eternal.  They do however make money on upgrading.

We agreed to have them email to me the price package and casket so that we can make a mortuary agreeent and pricing accordingly.

AVUS suggested that there must be leeway for flexibility for pricing.  With too tight pricing, the business is transferred to the mortuary and that includes repeat sales

2.  The mortuary that are qualified for mortuary agreement with memorial plan atre category 3:

    1.   with memorial chapels
    2.  with embalming room
    3.  licensed embalmer.

    DFPI may have gone or into mortuary agreement with small time mortuary who are not in this category

3.  If we do business with Holy Gardens - Sympathy, our market coverage in Rizal and MM are:

      Angono, Binangonan, Taytay, Cainta Antipolo, Markina, Pasig and Mandaluyong

4. They are putting up chapels and crematorium in the following areas:

    San Pascual Batangas

     Polomolok Cotabato and

     Antipolo City at Holy Gardens  Valley

    AVUS vision matches mine and they are grabbing the funeral service as the opportunity.  They have trained some of their staff, made them take exams and now are licensed embalmer

   For Angono they make:

    P500,000 on crem

    P500,000 on caskets

   P2,000,000 on chapel use.  They charge P10,000 a ngiht for aircon with family room

5.  The casket that we have are too high for the packages.that we have envisioned

   eg.  they have senior Lizo for P100,000

         Our flexi qualifies for P200,000 package

         Their half glass is for their 30,000 package

     However they have imported metal casket from China which they use for rental 

6.  The cremation package:

    The cremation package they have is only for cremation:

   P28,000 cover the cost of cremation, the urn, and rental for metal imported casket. The rental is only for 20 to 30 uses only

7.  Training of CMS personnel

    They have modified their core values to include integrity and honesty and excellence.   The staff who connive with competitor or who makes money for himself is an abomination or who trains with us and then joins competitor is not to be tolerated.

   He prefers staff who are new and not from other mortuary.  He trains them well and farms them out only if fully trained.   So he is rather hesitant to train our staff


N . B.  Surprise surprise. Their biggest competitor here, Janzen still wants to do business with us

Report on the trip to Pangasinan last Wednesday December 3, 2014

This office traveled to Pangasinan last Wednesday December 3, 2017

Time of departure:  4am

Time of arrival at Calasiao:   10:40

Agenda:

1.  Meeting with a developer regarding the advice on the acquisition of an existing memorial park

2.  Delivery and awarding of incentives of  Sales Officers of Holy Gardens Pangasinan.

What transpired:

1.  The party was Engr Rolly Ferrer of Dagupan City.  He is a housing developer in Bugallon and and existing memorial park was offered to him for sale for P20 million  We visited the site and these were my findings:

     1.  The site was ugly;  it was not well developed;   even the front fence does not inspire confidence

    2. The roads, chapel, office were not built;

    3.  In the inventory list there were P33 million worth that do not exist:  body crypts and ash crypts

    4 The title and the license to sell is not in the name of current owner(? not absolute.)

I suggested some pointers on the deal:  the price, the terms etc the above.  He decided to see Holy Gardens Pangasinan so that he can make comparison and was he impressed.

2.  Engr Ferrer drove me to Pangasinan and he and I was shown the Calit property which was earlier presented.  It is water logged needs a lot of backfilling

    We arrived at HGPMP at about 15 minutes past 1 pm and Ms. Quintas and Sison, recipients of hefty awards were there.  Mr. Cesar Marcellano arrived later. Their awards amounted to more than P70,000 just among the 3 of them.

The checks were promptly given to them.   And we listened to their speeches.

This office made hints on:

1.  Having a memorial plan company.

2.  Offering chapel chapel memorial services next year (funeral service and wfor which we need to hire a chapel manager)

Ms Vivian Sison was enthusiastic about no. 1

There being no further matter to discuss, the meeting was adjourned and picture taking soon followed.

This is worse than 2013 when we achieved 50+.  I would say that was our banner year.  We did 200 plots  in June 2013

What are my and your alibis


We supported the H2 with new products and other financial support. However the following were not forthcoming or non existent:

1.  Lack of staff:

    At Panga, Calapan, Oton and La Union. 3ffb

   The HR and 3ffb tent) were unable to effectiely hire  and fill the vacancies.

   The lack of staff also stems from high turn over at 3ffb;  many were not qualified (not properly oriented) or were fired by the directors for misdemeanor.  The 3ffb lacked the intellectual capital to deal with Q and A and problems.

Those who were left usurped authoriy made decisions that did not have prior approval, and did not process requests from SBU promptly

2.  Improper processing:

Concerned:

1.  Documents;

2.  AP

3.  Commissions and incentives

4.  Contracts

5.  Salary scale.  The 3ffb only implemented the salary scale for her own and not the sbu

3.  Lack of FAR (focus, attention, and reverence)

1.  The SBUs were reporting to other parties and taking orders from other staff officers and not to direct reports.

2.  Intrigues/disinformation and  demotivating statements were spreading around. and this even concerned the integrity of the very senior officers.

3.  Non conformance of to job description.  There were some information that:  1.   one technical staff checks on the whereabouts of an officer on a travel mission 2.  one reports to somebody else the same person that he has left to someone else.

This office wonders what on the earth happened to job description, obedience and performance

3.  Non conformance of the SBU regarding:

1.  Reports  

   1. text reports were not filled up

   2 The CMOs report were not submitted regularly

     On the Kaizen report:  there are 5 to  6 items on kaizen report and should reflect that the pictures taken were kaizen. Improvement. Kaizen means improvement.

   3.  Best pictures while submitted regularly were not exactly the best pictures.  Some are recycled., and some are very few.  Always strive for best pictures and cover all:   office, site, customers, agents, and our staff serving customers.

   4.   FOFF they are not done regularly.  These are opportunities for us to prospect and gain customers and they are lost

   5.  What was  mentioned in the H2 Marketing plan documents were:

       1.  OUr staff and SE failed to capitalize on CAPF and  BVO/Memorial Package despite the 3rd parties saying that these are gold mines for us.

4.  Lack of knowledge

     1.  Non submission of book reports

     2.  Lack of response to Community Blog, and FB Holy Gardeners.

     3.  Journal reportsl

1.  One on one with CMOs to be conducted by  JUS MC;  first  -  MM tomorrow July 8, 2014;   next BGG and RCC

2.  JUS and MC will attend sales meeting.

3.  Hire a GM or EVP at the 3ffb, implement new salary scale. hire new staff

Welcome Dinner with the SMD for Holy Gardens Oton last December 13, 2013

The Holy Gardens staff had a welcome dinner with the SMD as soon as he arrived at SM at 8 pm last December 13, 2013 (Friday the 13th)  His flight was delayed for two hours.  He should have arrived 2 hours earlier.  But the wait was worth it:
