We have always urged SBUs to level up. To be better than before and be better than competitors.

That the  primary component of marketing is selling the product and having this ready for sale:  clean, presentable and attractive?

We seem to be populated by people who think the reverse or otherwise and hope their lives would be better. How about our GT at  La Union. When can we retire the non performing staff of La Union and Calapan.    When can we complete recruitment of staff in Pangasinan, or in Calapan.  May pag asa ba.  Still this post continues to urge enjoin for us to improve our products and our  performance

This is the Subaru Forester that we own and it is 10 years old.   It had several defects:

       1.  Faulty power steering;
 
       2.  Busted left low beam headlight

       3. Busted right foglight

       4. Leather seats getting moldy;

       5.  Dirty engine

1.  First thing I did was to dry the carpets which was soaked in water.  Then opened doors and windows under the sun to cure the mold problem Then wiped the seats with rag with small amount of kerosene;

2.  Then the power steering. I found out that:

          The front left tire was under inflated and had a hole and was leaking air.  Had it vulcanized;

          The ATF was lacking. So I topped it up

3. I encountered a lot of problem with the low beam lamp  however.  I had to remove the battery to gain access to this.  Then finally when I got to the busted H1 bulb, I could not remove it. So I had to consult www to find out how.  The only advice I got was pull, and pull hard.  Was i so happy to pull out the bulb and replace it otherwise it would cost me.

4. It did cost me to have the have the fog lamps because to gain access to it, you have to have this on a lift. It cost me P350.00 to have the repair completed. The wire to the fog lamp was cut...

Other TPM jobs:

1. I detailed the engine. Brushed away the dust, Cleaned the air ducts,   washed the air cleaner filter element, brushed clean the other metal and rubber parts.

2. Rubbed (binoli) paint job.  Washed the tires with soap and water.

LOOK AT THE RESULTS. (Puwede kayang gayahin ng TS?)

                                              So clean and shiny di ba...Nababasa label ng cover?!

Whenever I pass by this major city in Laguna, I am awestruck because of the impressive entrance. It is near a major mall.  On a bike ride this morning, I passed by (I could not find my companions) and took pictures.  HGGMP especially, make your comments:

Prescribed Process/Procedures for Park Beautification/Maintenance

Objectives:

1.  To help increase sales;  an attractive park attracts buyers, it becomes a sellers market;  the park sells by itself

2.  To align work of GC/GT with a strategy - park beautification

Background:

1. Several visits to North and SL showed many parks to be ugly - tal grasses and patches of crab grasses, makahiya, unattended to by its GT/GC

2.  This office responds quickly to requests for inputs:   lawn mower brush cutter repair

3.  We had a GT meeting in Calamba;  and recently last Thursday with Calamba and Pangasinan

Action:

1.  To discipline current GT GC who do not complain;  blacklist errant contractors

Replace outsource

2. For Chief

    1.  Prepare a monthly program for park beautification indicating:

        1.  Inputs  manpower, salaries, gas, seeds, plants, etc

        2.  work schedule/areas to be covered

        3.  Projects to be implemented for the month

        4.  Inspection, supervision to be carried out

        5.  Catalysts

3.  Submit to 3ffb

4.  Monitor and submit weekly report to 3ffb (this office)

5.  Catalyst:

     1. Prizes for best looking mp

Stopping the plot maintenance by private contractors

TO   :   All Chiefs

Maintenance by private contractors shall be prohibited

After talking to your customers,  and the parties,  concerned maintenance of plots by private contractors is hereby prohibited.   This may be allowed provided it the relatives of the customers.

The practice has resulted in a lot of quarrels, intrigues, chismis and some people have lost focus on their jobs and have become unprofessional which is sad. General maintenance by our GT who should work harder must be emphasized.

TPM (Total Preventive Maintenance) Slideshare

This morning, I received an incident report.  The report was on a defect of a patrol in the north.  Its clutch would not function.  A breakdown is not a subject of  incident report.   Thefts, losses that are major, are covered by incident report.

The head of the unit requests a new vehicle but they do not have funds to buy a vehicle.  First, they must sell to have funds.  It turned out that the problem with the vehicle is leaking valve slave cylinder which could be repaired easily.

It is sad that its TS has not undertaken any step to repair the vehicle.

The basis of TPM are JH (Jishu Kozhen) autonomous action by employees (not dependence of head office or mechanics), initiative and resourcefulness to  repair the vehicle.

The foundation of TPM is 5s (Do you know what 5s is)

SUBJECT   VEHICLE MAINTENANCE

In my recent visit to SBU during All Saint's Day, I saw several vehicles that were as old as the Patrol and Eagle but had orig and flashy appearance.

Why?

What can be done to maintain vehicles in show room condition/appearance.?

We will soon be acquiring new vehicles for Oton and Panga and do expect them to age and deteriorate as vehicles in Oton, Calapan, and Pangasinan.
