Loss from sale of Hataw Plots

                Collection and forfeiture of plots

Background;

    1.  We sold hataw plots 3 years ago to boost our sales, collection to liven up the agents

          and our collection

    2. The results were that sales and collection went up and we were expecting this to be

         sustained ie that collection will be healthy for the next five years;

    3. However there were collateral damage and abuses:

           1.  The outright commission  were given without OCV and without valid PPA

                resulting in:

              1. Theft

              2.  Loss of cash

           2. The PPA given to agents resulted in customers looking for their ledgers and there

            were none because the agents falsified the documents to be correct and pocketed

            the MA (we should run after them and prosecute)  millions

           3.  The forfeited plots were transacted by agents, resold at higher price, but lower

              than our current price, with alleged syndicates of our staff conspiring with the agents

              to execute this and the staff sharing the booty... (For further investigation by our

              compliance staff)

            4...  There were reported cases of commission being paid 14% and then 17% duly

              approved by CMOs (new from the outside) who is asking for last pay  but who has

               not cleared

4.  Computation of losses:

5.  What to do:

      1.   Collect the MA for the past campaigns religiously;  forfeit promptly as per our

            procedures

       2. Catch the perpetrators of insider resellers; send them to jail...

       3.  We are not offering any more zero interest, low priced plots so as not to perpetuate

             low price environment

             2.  Let us position our park as premium

             3.  Learn to neutralize mahal na memorial park....  Maging mature matuto

       4.  MAGBENTA NG SERVICES, diyan lang bawe natin..
