Proposal to Buy and Develop the 48,100 sm property in Malasiqui property as a memorial park

What:   Proposal to Buy and Develop the 48,100 Mamaril property in Malasiqui as future expansion of  Holy Gardens in Pangasinan

Objectives:

1.  To serve the memorial needs of customers in Malasiqui, the 3rd most populous town in Pangasinan and a first class municipality

2.  To develop the branding of Holy Gardens

3.  To provide more jobs and employment to our sellers who are now many,, conisdering that there are only just 2,000 remaining inventories at Holy Gardens San Carlos

4.  To provide opportunity for investors whose money are earning less than 5% in banks and other financial institutions

Reality Background:

1.  Engr. Ben Alcantara presented a possible JV project in the said town but did not materialize because the owner changed his mind;

2.  A certain SCC businessman had the idea of buying land in Malasiqu which we will approve as suitable site, and then enter into a JV. This post went to Malasiqui last June 7, 2017 Two sites were presented, one in Carlos Patang that is rolling and near the church and Inc.  It is located at Km 186 at Malasiqwui road.  This did not look well to the presentor and Ms. RCG because of the back filling that will be involved. 

There was another site belonging to Ms. Gonzales, a manggahan, about 5 hectares also, flat, no need for backfilling with plenty of mango trees, located at km 186 too near the San Atnonio de Padua church, some 6 km from Malasiqui, going in the direction of Bayambang.

The location is not ideal.  Both sites are 6 km away from centers the town although the Gonzales property is 4 km away from Bayambang.

3.  A third site was shown, one which was abandoned by a developer but which is only 4 km from the town center.    It is 48,100 sm, and priced at P500.00. The owner wants 1 year to pay, the developer wants 2 years to pay

The marketers were asked as to when we can launch this, they want soon. We said maybe  October. 2017.  They committed they can sell this!

The representative of the seller was visited  yesterday, July 5, 2017.  He is a barangay captain and the other developer also saw him earlier during the day.  He asked for a letter of intnet.

4.  The project was mentioned to a Makati developer and it so happened that their investors want to have land for investment,and lookikng at returns that are only better than 15% per annum

5.  Thus the ingredients are there:

      1.  The marketers are ready and willing to sell at P500.00 per month monthly. We have the ingredients to market this fast, and the system to monitor  this well

      2.  We are good for P12,000,000 and the Chinese investors may be good for the other half and we can offer say DYM in 6 years.

     3.  All we need is a good plan and contractor who can help us develop this fast:  Zaplan, or other co developers

WTDN:

1.  Make the LOI

2.  Meet the funders;

3.  Get the LGU nod:   Captain Mamaril, Mayor of Malasiqui and the DAR conversion

4.  Prepare the final business plan

            48,100  x 70%       33,670/2.5     =   13,648 plots  x 30t = 409,440,000
