1. The vendors presented the complete set of documents: certified xerox copies of TCTs, tax declaration, tax receipts plans (the Extra Judicial Partition with waiver of rights shall be presented delivered by Ms. de la Cruz in Taytay) The vendee presented the corporate papers of Pangasinan San Carlos Gardens Inc
2. These were the changes to be made between Atty Jojos draft
1.Quarterly payment vs. monthly payment - OK
2. No PDCs OK
3. Down payment two gives OK
50% in August
50% in September
provided that no possession shall happen unless 50% dp has been completed
that the vendor in the CTS empowers, authorizes the vendee to represent her in her behalf in application for govt permits, and other documents that may be required as the VENDEE applies for permits
4. With regards to Sec. 4 Rule 74:
1. The EJ executed by and and among the heir of Ernesto, which included his children by first marriage was with waiver of rights for which Ms. Rosario paid more than 1 million
2. The Vendors will have the annotation removed by April 2018, prior to the end of the installment period, Deed of Sale Execution
5. That with regards to the CGT, the Vendor insist on that the P500.00 is net of CGT which should be shouldered by Vendee OK
The only remaining task is for Atty Jojo to make a new draft, discuss with Ms. Rosario, confer with Ms. Madel,in two weeks time, and then have the signing and delivery and acceptance of first down payment
