Timetable for the preparation of Calamba Phase 2 ang Pangasinan expansion

Timelines/tables for the Calamba Bangin Phase 2 and Pangasinan expansion

1.  Objectives:

     1.  To sell additional 10,000 plots by year end;

     2.  To award 3 months bonus by year's end;

     3.  To generate cash flow of say additional P2,500,000 NCR every month by December

2.  Background:

    1.  We are all set for the Pangasinan and Calamba sales target, We have received commitment of 8,500 plots in Calamba, and 7,500 in Pangasinan.   Pangasinan commits to sell all of the 11,000 plots for the 4.8 hectare in one year.
All are excited for the pastsikot promo

   2.  We have made massive preparation for the sale meeting with various power points:

      1.  Advocacies:  Buy our Plots now and contribute P0.10 for every P1.00 of sales for school buildings, feeding programs, donations to orphanages  and home for the aged

     2.  Flash promo:   up to 15% spot cash discount for regular priced plots on November 1 for existing customers  and rewards card holder.

     3.  Rewards card

     4.  Kayamanan Notes.  Double your money in  7 years.

     5.  Bonus for employees up to 3 months if we reach 16,000 plots

On a positive note, we are lucky to have very positive influence from Ms. Frenzie Agas who is eager to help both Calamba and Calapan

Calapan and La Union are both eager to join the Patsikot promo.   

We have yet to get commitment for the 3 months bonus. from all SBUs

WTDN

1.  We have to have stronger and more determined leadership, constant follow and motivation from the staff;

2. We have to get rid of negative influence and staff from SBU  (pending ruling at HR

3.  Proposed timetables which we need to observe and implement:

    Pangasinan:

   Aug 30  -  Topo of the Malasiqui property Seek canvass surveyor

   September 2  -  Meet Capt Alexis and chairman on committee on public works and development

   September 4 -  Complete the plans including the drainage ready for submission to  MPDC,   sales map for the pre development sales for 6,500 plots (with Blocking, lot number)

   September 15   -  Meeting with SB bring the representation

   September 20  -  Sales meeting, with promo items and T shirt

   September 25 -  Scale model contract by  3 d modelers

    September 30 all set, sales map, sales price;   launch date?


    Greenhills/Calamba:

  Aug 30 to 31 -  Seek OK of HT for the 55 -45

  September  1   -  Finalize plan of Eduarte with:  building lay out, relocation of JC, lay out  of ash crypt near the pathwalk in front, ash crypt near JC with drainage lines; with sales map for at least 8,500 plots (with blocking and plot number

  Sept 5          -  Meet captain for the endorsement of plan, discussion of relocation of squatters, representation for the crematorium

 September 9:  File with MPDC the alteration of plans

September  22 -  Sales Meeting, with tarp, t shirts, promo items, ppt.

Sept  26  -  Meet contractors for bid conference:   the buildings, and the horizontal development

 Sept 27 to  29  -  Opening of bids

 September 30   1.  Opening of bids

October 2, 2017   Launch date.
