Having Bahay Damayan of General Manalastas take over our Chapel Memorial Services?

WHEN THE RATE OF CHANGE OUTSIDE
EXCEEDS THE RATE OF CHANGE INSIDE,
THE END IS IN SIGHT - Warren Buffett - 2nd richest American

A.  Goals

1.  To capture the entire memorialization business;
2.  To achieve the vision of Holy Gardens group
3.  To serve our customers better.

B.  Reality:

At the end of 2014 and start of 2015

1. We invested more than P2 million for Panga and Greenhills for cap ex for CMS
2.  We readied the forms and systems;
3.  We had the process in place.
4.  We recruited the staff and we trained them hard for this.
5.  We launched Hataw 2 to carry this out.

Nothing happened.

AND NOW WE HAVE NEW DEVELOPMENT (a CHANGE FROM THE OUTSIDE)

Please read the minutes:

"After introducing Dr. Joaquino and Jorge Saguinsin, it was turn of Gen Manalastas to tell about himself.  He is retired General of AFP and former Dean of Academic Affairs of PMA.  He is a lawyer and PhD candidate.  He and his wife distributes Argan oil.

He and Manong Jess met and they explored the possibility of him and his Bahay Damayan joining forces helping one another in memorialization business He runs the Bahay Damayan in Baguio City, located near St. Peter at Marcos Highway.  They just started in March with revenues only of P7t in March and April, but with cash out of P180. Now, his chapels (at the two floors are filled up)..He is in partnership with with a Barangay Captain and owner of the 4 storey building

1. His business plan marketing activities:

   1.  Having a great experience for each of the SEC;

   2.  Partnering with with LGU and DSWD for burial of indigent

  3. Catering to the military:

      Casket with camouflage design

Using AFP logo for the lights at the casket, casket carrier

   4. Partnering with Philplans

5 . Unique design lighting for the chapels

         1.  With waterfalls

         2. Unique cascading lights

        3. Furniture and fixtures with casket design
\
  6.  Giving incentives to SOCO and police for crime victims

7   Befriending media for branding and media exposure\

Business goals/vision

   1.  To expand to nearby provinces like La Union and even in Taguig

2.  Possible  business opportunities:

    1.  JV for chapel facilities in La Union

    2.  Using their sales force to help market the 6,000 plots in La Union

    3.  Setting aside a section:  Libingan ng Mga Bayani in La Union

    4.  Having outsourcing/of other chapels in Pangasinan and Calamba to carry Bahay Damayan brand.

    5.  (From our side having DFS pre sell memorial plans of Bahay Damayan legally

WTDN:

1.  The 3js at Holy Gardens will wait for the proposal//plan of Gen June (the other j) after he and his team visits La Union.  (In retrospect, Gen June noted that there were 4 js at the meeting. I dare say 5 -  Jeneral included ha6)

2. The staff of La Union must be properly notified of his intention to visit.

Let the parties concerned be copied of this minutes

Prepared by:

Jorge Saguinsin "

QUESTIONS:  (RCC, Roshelle, AC)

PLEASE ANSWER:

1. What is your reaction?

2. What are you going to do?

3.  Shall we allow Gen Manalastas to come in so that we earn revenue on our cap ex?

4.  What happens next?  Bahay Damayan swallows us?

Investment in/starting CHAPEL MEMORIAL SERVICES and MEMORIAL PLAN COMPANIES

For the Board of Directors:

This office is forwarding to you a brief of the investments we are about to make.  This paper summarizes and consolidates the key points of the above mentioned proposed investment for your notation and approval

Executive Summary

This paper/document summarizes the concept, the computations, the MVP and the business model of the proposed businesses that this office has been working very hard on since the start of H2

The Chapel Memorial Services (funeral services) shall utilize the existing chapels we have built and fully furnished at Pangasinan, Calamba, La Union, and Morong which are built for memorial services as they come with:   Chapel Display Room, Embalming room and all stuff needed to complete the memorialization experience:

Place for burial  -   ash crypts, bc, and memorial plots

Services:          Funeral service
                          Interment service

Plans:               vehicle to buy this at pre need:

plots, crypts, (body and ash)   CHEAPER, PAYABLE IN INSTALLMENTS MONTHLY

We will have 3 companies that puts together all of these:

HOLY GARDENS MEMORIAL PARK
HOLY GARDENS MEMORIAL CHAPELS AND CREMATORIUM
HOLY GARDENS MEMORIAL PLANS

A.  Opportunities:

1.  Increase of sales:  the three businesses can increase /triple our sales from mere P100 million to over P300 million

2.  Utilization of our existing chapel infrastructures which are unproductive

3.  Legally selling IS to and funeral services as pre need.   A financial plan company is available for a premium of P5 million and P6 million to cover the capital impairment..  There are 22 remaining MP companies; one of them is Destiny.  This was offered before to Forest Lake in January.  They are now running after this company because OIC sat on their application to set up one.

     1.  Increasing sales:

        From Memorial Park                              - P108,000,000

        From Chapel Memorial Services:
