What   :   Giving an ORC incentive to SBU for reaching collection target (old
                and new) through stricter collection target and agrressive
                selling from 1.5 to 2.75 of Net Cash Received

Net Cash Received:   Net amount of cash received from gross collection, net
                                of outright commission (taken from commission fund, 
                                collection fee, and discount, freebie if any

Objectives:

       1. To make the CMO and marketing staff richer and possibly millionaires
           through a generous ORC incentive offer;

       2.  To make up for shortfall in collection of about P66,000,000 due to low
             sales and collection performance in 2018

      3.  To motivate staff: to be more effective and efficient in 2019

Reality: 

     1.  Sales achievement in 2018 was only 30%, collection  only 50%.  No matter           what we attempted to do, we encountered obstacles

     2.  We had prizes and incentives for sales agents:  10 14 17%
         1% of TGS for sellers selling 10 or more every month, 2% for Sales
          Agencies every quarter of 100 or more

     3. Many sbus and even 3rd floor seemed disillusioned about this or are
         hardly trying

        BUT HGGMP MAY meet this January and take home P91,000 by Feb 15, 2019

    How to meet the shortfall of P66 million of cap ex:

    Options:

    1   Do nothing and not finish the planned cap ex of:   Calamba construction, the Malasiqui construction, crematorium, ash crypts and body crypts.

    2.  Borrow P66 million at say 18% interest per annum:

                      P66,000,000  x 18%  =  11,880,000/12  =  P990,000/month

                      P66,000,000 x   12% =   7,920,000/12  =   P660,000/month

   3.  Offer ORC to cover shortfall

   It is anticipated that this is motivating....

   Fairness and prompt implementation of this is enjoined

This is a preparation for our launching of Destiny Financial Plan this November.

The said personnel shall be given a target of 5 services a month. initially

and given incentives:

              3% for funeral service above 5 units , 5% com for service above P100,000 (based on gross profit)

This is a rare opportunity for our staff to get up and go.

N.B.   In Calamba, can we build a 70 sm space at the triangle (near Rotonda near vault yard for embalming room, storage

You have to organize your sales force and give them commission  (outright and properly accounted for)

          1.  Regular sales agents (who does end to end service) hospital/house  to chapel etc    10% (iaacredit din ninyo

          2. For callers and referrors:   barangay health worker, barangay officials, tanod   police, traffic enforcers  5%

The CMO/chief shall be entitled to  1% of ORC net of com paid to agent and callers

P500.00 referral fee for those who refer and not yet accredited

Ms. Cynthia Cartago, ad hoc marketing coordinator and I met yesterday brainstormed and drafted a sales campaign which would last from March 22 to April 23, 2015

The campaign has lofty goals but lots of prizes too and would be easy to sell.  It is adopting the MP methodology for our plots.

Prizes:      for meeting sales targets for plots and iMP for SBU

 Contest:     car (Mirage G4 worth P643,000) for topnotcher SBU and SE;  cash prizes of up to P100,000 for ISE and P50,000 for 2nd place. ( for SBU P50,000 for 2nd place and P25,000 for 3rd place provided sales target over all and sbus are met, T and C apply)

Product and price  -  For plots  No dp, 60 months to pay, only 3% per annum interest; max of P1,000.00 ma.    (kalahati mapupunta sa ahente.)

Placement:          outright commission:   50% for ISE and 15% for office staff. 

THIS WOULD HELP MANY WANNA BEE RICH ACHIEVE THEIR GOALS.

For the CMO, there are still ORC if they meet or surpass their targets which could be up to 0.75% if they exceed their sales target.

Sinong SBU head  ang magkakamit ng car?  Sino ang number #1 na sales director or  head ng  agency

This simple idea could help us achieve:   P70+ million for plots involving 1,900 units and P30+ million for iMP and Memorial Packages

The draft and brainstorming idea are subject to :    consent of the JV partner and our board approval.

Update:

As of March 31, 2015, and with 3 weeks to go (the Holy Week cant be counted) we only have 443 sales,  We need 1,700 plots at least to give the prizes.

I fear for La Union and Calapan who could barely make it.

What causes declining sales? What is the relationship of 3ffb to this?

Our sales is on the decline.  The best performers are shadows of their old selves.  We may end up lower than 2013

Really what is/are the causes?


1.  In my travel to the provinces I have learned that the following are ailing
 and or hindrances to sales success:

     1.  Delays/inaction by the processors on

          1.  docs

          2.  commission and orc

          3.  benefits

2.  Delay on IF

Of course, the sbu are equally to be blamed for lacking requirements, late submission.

The sbus are simply helpless and become demotivated

MY SUGGESTIONS:

1.  Pag usapang mabuti at masinsinan ng 3ffb at sbu ang problemang ito at LUTASIN/AKSIYUNAN

2.  SBUS AND 3FFB OFFICERS AND PROCESS OWNERS MUST HAVE QUALIITY WORK AND FASTER/MORE PRODUCTIVITY IN THEIR WORK.  STRICTER SUPERVISION IS NEEDED.

Let us be more engaged in the problem of the sbus and be passionate about the business.
