Mga Pasaway na staff who do not understand why they are hired/THEIR RESPONSIBiLITIES AS EMPLOYEES

Subject:   1st quarter collection and sales report vs targets

Objectives:   1. To verify 3f report vs actual  sa SBU

                   2. To establish and infuse in the minds of the chiefs the importance of sales and colleciton

I had conversations with chiefs/in charge of La Union, Calapan and Oton regarding the above subject matter.  For Panga who doesnt care and no concern
I discussed with Nathan (as called by his fiend) Gamo.  VM (and I am saddened) was not available for the conversation


This is in line with the incentive awards that are to be computed and given.

Please demand their submission ASAP

1.  Let us document the offenses of  SFC  who failed to submit abstracts of an SBU  since November.  This is a  Class D offense. meriting dismissal if not disqualifying a staff from receving incentive.   Let us establish and document that .   Tatanggap ba sila ng incentive even if there are violations

2.  Call the attention of  the CSS 2 in writing regarding:

    1. Being absent, neglecting his work ie not attending to interment today.  Kung may sakit, kumuha ng med certificate. 

    2.  Was given an order to report on sales and collection achievement for 1st quarter and to submit this today.  

        For all intents and purposes, this was not done and not followed and is insubordination.

ABE on objections excuses for not meeting sales target for First Quarter

        Objectives:

        1.  To reach sales target of 4,800 for 2Q for 2018

        2.  To make up for backlog for 1Q  of 4,700 plots

        3.  To level up fix the mindsets of CMO, CSS  sellers (especially of new ones)

         WHY: 

             1.  We do not want to see the face of failure, of hardship, of shame knocking, peering
                   at our door;
             2.  We should be happy that we are able to touch and improve the lives of many customers
                   and agents with their livelihood;
             3.  The life stories of people need to to be made more beautiful and happier and we make
                   happen for many.

       REALITY:

       1. The entire group sold only 84 plots out of 4,800 target or measly 1%

       2.  While we are incurring huge salary expenses incurred from:

             1. Bumping up salaries of CMO at Pangasinan, La Union and Oton,

             2. Bumping up of hiring rate for Region IV and other regions

             3  Cap ex of nearly 70 million php,

            we reached 60% of our collection target only in 1Q putting us on brink of cash shortage

      3.  Yet we sold P350,000,000 in 2017

      4.  May collection incentives, sales achievement incentives, rapid delivery of documents incentive
           may patsikot na promo

   WHAT ELSE DO WE NEED?  What else is wrong?  What do we need to be fixed?


Solutions :  WHAT TO TO DO NEXT?

    1.  ABE

         Regarding alibis:

          1.  May produkto tayong mura.  Ang PIS PMS (prepaid for CMCS and IS) are priced at around
                30k with MA of P500 to P600 monthly

                Ang Calapan at La Union ay nagsubmit ng PDCA for low priced plots.   Effective ba bakit
                84 lang ang sales achievement?  Parang inconsistent sa logic na ang tao ay di bumibili dahil
                mahal.  Minurahan nga eh.

                Sa Malasiqui, finally approved na 400 plots zero interest

         2. PALAGI TAYONG MAY ZERO INTEREST sa mga producto natin.  Always and ever.

             PAG ANNUAL PAYMENTS, Zero interest. Alam ba nalimutan natin?

             Advantages:

             1. Nakukuha ng agents ang com asap;

             2.  Tipid tayo sa collection efforts, tipid sa resibo at follow up

             NB.  Dapat submitted within 7 days ang OR (duplicate hard copy) at PPA within 7 days after
                      reference date.  Many SBUS are not complying with this standards.  Bakit naging
                      corrupt ang standards.

Admin Plan (JD) for the SBUs continued

The following are  the default positions for SBU and must be filled up ASAP for proper functioning and controls (check and balances). The SBUs can not and must not use the lack of personnel as an excuse.  This post has been pushing and following up hiring for the following SBUs:  Oton, Calapan and La Union.

The heads or those in charge simply lack the passion and the determination to hire. And the leadership.  (Must they understand the parable of the talents more?)
The SBUs suffer penalties in case of awards of incentives by as much as 50% for failing to hire for the available position 100%

The required positions at the SBUs are:

 CMO   - ( 1)

CSS I     (1)  in charge of sales, marketing and cash accounts (bank accounts)

CSS 2    (1)   in charge of interment services, docs, IA, IF, docs

Sbu Financial Controller   (SFC)(1)  in charge of files accounting records, AP, AR, master list and inventories of FFE and materials

TS  (1)   Transportation Specialist, in charge of the vehicle, its maintenance, repairs,  and all other rolling stock of the company including the interment equipment

GT (2 or more)  Garden Technicians (either employed or under contract)  in charge of park maintenance,  beautification, inventory of materials and other tools and equipment

The main function of the SBU is to sell and collect.(not to administer or watch things happen) The staff has a pananagutan (RESPONSIBILITY  towards these two outcomes

Admin Plan (job descriptions, objectives, tasks and responsibilities of 3ffb staff)

Objectives:

1. To achieve sales and collection targets (to ensure financial viability of 3ffb and SBU

2. To clarify tasks and objectives of jobs;

3. To complete the number of staff at 3ffb and ensure completion of all jobs and tasks

4. To underscore the importance of having revenues due to added personnel cost

Background:

1.  We have not achieved sales and collection target h2 of 2015;  our sales and collection performance for 2016 H1 has been an underperformance. Only June showed promising results

    This stems from:

     1.  Non delivery of documents despite efforts in 2014 to streamline this with simplified documents and portal

     2.  Lack of staff at the SBU

     3.  Non development or slow development of SBUs, beautification projects not being done or completed

     4.  Collection efforts are spotty, ledgers not up to date, ageing not up to date, as well as forfeiture

     5. 3ffb new staff do not understand what they are doing, pretend to know that they know, or say the wrong things to sbu.

     6.  Two previous new hires were unfit and have to be let go.

     7.  We do not yet have Majorem staff which even govt agencies questioned.  This is for more than a year and a half

What:

To let the 3ffb new staff, Marjorie and Rizza understand their jobs and where they are now.

BPI is an organization to plan, do check and act on corporate plan of sbus

Being responsible and accountable

BE a BIDDA: "BELIEVE, INSPIRE, DREAM, DO ACHIEVE"



Recently I encountered a staff who, by all account was responsible for the current challenges.  When asked, he seemed indifferent and detached from reality. He does not understand why there is a problem.   He said he was just waiting for further instructions and yet was very aggressive in doing things beyond his jd and mission.  Many had lost their jobs and are likely to do so again and yet he is unstoppable and unrepentant.

I am rather appalled by the lack of responsibility that the actions of the actor invited the business disaster.  One day, he will not know what hit him

I read in self dev:   "If you keep on passing the buck to others, your will suffer a lot.  I hope they do not.  Kaawa awa naman

It is all about responsibility


TO      : All

Background:   We see a lot of griping even at the middle or high level of management being given 5 figure salaries whose mindset are small and lack greatness in their behavior.  They are still in the blame game area.  They could never be wrong or have a problem

Having a job is not about perks or privilege; it is about RESPONSIBILITY.

It is about being engaged present in the situation and problem and OWNING THE DECISION AND THE PROBLEMS IN THE BUSINESS.


When we are given the responsibility to handle a project or the task, we own the success or failure of the task.  We can not point to others as the cause of the problems;  they can be, but  at the end of the day, when we have the leadership and great attitude, we know that the buck stops at our table.  No one no one else can take responsibility for the delay or the mistake. 

When we point to other persons as the cause of the problem, only one of the fingers point to the other person, but 3 other point to us.

Stop blaming others for your shortcoming.  Own the responsibility.  It is the only way to go and to mature

 
We all have the opportunity to be great and responsible.
