at 50% GP rate, the amount can be recovered with   P4,600,000 sales /24  =     P191,000 sales/month

BE lang ito recovery of assets.    A P400,000/month at need would be more likely target

Ano PTM low end or high end.  Morong area would be more of CDE and market  very few A and B market

Why is it important to have a mortuary in Morong?  What are the compelling reason:

       1. This makes us a one stop shop:   with plots, with Interment Service, Funeral Service, columbarium and crematorium.  and
Holy Gardens Memorial Plan.  No one now comes close:

St Peter -   chapel and memorial plan only

Manila Memorial Park -   memorial park only

            Loyola -  nawala memorial plan

Only Cosmo who is far away comes close to us.... Pero wala silang memorial park...

We complete the customer needs in one place.

    2.  We grow our sales and collection with bundling.  Dati lote lang na mga P40k or P50k now the total package now
         grows to:

                     Plot            P50,000

                    IS                 30,000

                   FS                50,000

                         P          130,000

Kung bundled na 5 years to pay, at zero interest only  P130,000/60  = P2, 166.66

   3.  We can freely offer the Holy Gardens Memorial Plan White Rose freely at Morong, Cardona, Binangonan, Teresa, Tanay
        Angono, Antipolo

   4.  We can compete head on with Sympathy and we have back up alternative in case  our Taytay project is aborted.

LET US DO THIS WELL AND BE A SUCCESS.  FINALLY

Primer on Services

For Pangasinan especially and Calamba, we need to push services (PIS and PMS)   For Pangasinan and Calamba, we should push Destiny Plans the  White Rose:

       Our advantages:

       1.  May dalawang insurance:   PAI and CGLI (dual protection) during the
            paying period

        2.  Loanable

        3.  Mas mura sa at need;

        4.  0 downpayment

        5.  60 months to pay, easy payment terms

Kung naintindihan mabuti ang product, product knowledge  mas marami kayong maibebenta at maabot ang target at MAPROMOTE KAYO (AT MAGKAKABONUS)

Kaya:

1.  Priority ang embalming room sa Calamba;
2.  Mga taga Panga focussed sa pagbebenta ng PIS,  at Destiny Plans
3.  Ang HAMP intindihin pag sisimula ng CMCS para ang 3f makabenta ng
     Destiny Plans

Discussion with HAMP staff this morning:

Members Present:

Engr GCH
JC
Rachel Audar

This office met with the above staff members and the following were taken up:

1.  Proposed incentive mechanics for heads of SBU for achievement of sales targets:

interim memorial plan -  option agreement for sale of services for lot buyers like interment services or memorial services  pre need

Chapel and Memorial Services  - memorial services -  caskets (at need)

2.  Vision for  HAMP:

     1.  To expand chapel services with bigger and better chapels at the north wing (the adjoining party being offered with wide frontage for P1,000/sm

     2.  To have BC compound at the southwest portion of the property (being offered at P400/sm

    3.  Acquire chapel/mp sites at Baras (near the municipal cemetery of Baras) and at Baras (near the municipal cemetery of Tanay especially that with banana plantation)

This will be chapel and columbarium when the Memorial Plan is all ready onstream

3.  Why must we go into memorial services?

     1.  The heart and soul of memorialization of viewing of the body;

     2.  The margins and earnings for casket is at least 30%

     3.  The cap ex is minimal

     4.  This is the natural flow of the business:   you have a plot, what else do you need. You are right:   interment service and memorial service.

     5.  When we go into this business, we are going to be winner:

         Why?

         1.  We have have assets to show to the buyers to inspire confidence;

         2.  We will not just be selling paper, but service and products that they can avail of anytime

Thus, this move is sowing fears into the hearts of other memorial homes (as Save More makes other retailers thinking of closing shop)

4.  For construction:

    1. Focus on chapel design and construction especially at Calapan and Oton. and other future chapels. where margins are higher.

    2.  The BC design of LUMP is the ideal design (with courtyard) for the sozy and the masa design.  LUMP must also put its attention there to push the caskets/memorial services:   ie. affordable caskets matched with say 5 year lease for at the masa portion for say:   P6 to 7t/5 year, or P1,500 per year.

GCH and JUS will set meeting with former staff of Loyola who can build BC for only P4,000 each without cover. buhos.

MINUTES OF THE MEETING IS REQUESTED FROM THE 3 PARTICIPANTS.   THEY ARE ALSO ENJOINED TO READ THE BLOGS IF THEY DO NOT WANT TO BE LEFT BEHIND OR LOSE TRACK OF OPPORTUNITIES

Panatilihing maganda ang memorial park

To    :  Joy at HAMP

Re:  Park beautification

Maski walang pumupuna.

Puwede kaya?

"Pag umuulan nagpapayong."

"Pag may problema, nilulutas"

Our conversation with Joy and Michael on success

I had a conversation with Joy and Michael at the 3ffb:  in an effort to build a stronger team, and motivate them further.

We discussed the following:

l.  We converse to achieve success and not make things harder for them.  We talk, take their time, make them read because we want our people to succeed.  Learning is key to success, as Brian Tracy says in his You Tube inspirational vids.

Those who read leads.

2.  We have the power, even greater than senators, and even Grace Poe to help those who are poor and in need.  We can give jobs to the poor immediately by:

      1.  Recruiting agents

      2.  Teaching them how to sell, so they can have that knowledge in their lifetime

We can teach them how to if we have something to teach them (if we learn first)

3.  Our projects and our tasks are our stepladder to being better and being a success. sFrom the projects, from the PDCA, we learn how to plan, do check and correct our mistakes.  PMRSS (Post Mortem Review and Standard Setting after every event enables us to learn and understand how to execute.  PMRSS is standard for FedEx especially if there are crisis or mishaps
--

4.  Success is the abilty to execute your plans, no matter how small, even just like starting and finishing on time.  We learn that from the project like last Saturdays ground breaking and we never make the same mistake twice.
