The developer of a certain memorial park project of the former Unisun group told me that the cost to build of body crypts using 4" CHB conventional is P5,000, vs our current cost of P7,000.

Using panels, the price could be lowered down further to P4,000.  Pero bulk construction of at least 500 units

Manila City Mayor former Pres. Erap inaugurated in October 2016 a P90,000,000 multi level, three storey apartment complex for Manilas poor.  There are 40,000 units in all,  That would cost about or 2,250 each.   That would not be enough to accommodate the 50,000 deaths every year in Manila (if population is 10 million with about 0.5% death a year.

Yesterday, I had discussion with an architect who is a planner in a city whose population is 776,000. The yearly death would be about 3,500 a year.  He said that they are fast running out of burial spaces.

Would be able to help -  to help the city build body crypts and sell this at an affordable price.  Say P5,000 or that can be subsidized by the city.  I said yes.

The free would be the body crypts at P5,000

The premium would be:

1. Body crypts for lease for regular income at P10,000  2nd floor

2.  Body crypts premium at GF P15,000

3.  Crematorium

4.  Ash crypts

5.  GE and lawn burial in some parts of the burial ground

6.  Chapels and funeral service

Would that be a good idea?  Would this serve as template for other cities?

Objectives:

1. To get ROI on what was spent for the BC in Calamba;  to have those in La Union and Pangasinan built soon. (Submit PDCA)

2.   To capture the DE and market (70% of the total market)  (those who have less in life

3.  To capture funding from SSS (death benefit which has been increased from 20t to 40t per member

4.  To sell more plots to those who bought the BC;  because they did so because of lack of funds (after having been rendered financial ruin by hospital bills

5.  To provide more jobs and employment to sellers and unemployed

Reality:

1.   We are selling to a very narrow market (only 7% of the total market)

2.  We have not captured the DE and market (they usually go to the municipal or Catholic cemeteries

3.  We are very distant from the DE market

4.  Our assets, the BC are idled by lack of proper guidelines

WTDN:

    Lease 5 years only, renewable:

    A   (topmost)    P9,000

    B  (eye level)    14,500

The price was designed to be competitive

A and D can be offered through the Barangay or office of DSWD to be favoring the finance challenged individual

Sharing -  50% -50% of the GP after deducting cost of the BC and ME, after renewal it shall be 50% of the revenue less ME.  The cost of land shall not be deductible since this is a lease.

The price excludes the price of marble cover which shall not exceed, and installation (labor cost)___________

End decor for our sozy body crypts

Our social (sozy) body crypts must have these kind of finish as in De la Strada.  We will sell these units at high price.  These can be in gardened cordoned areas with trellises and center piece like plaza and sculptures, fountains or waterfalls;

Realignment of Product Names for Simplicity and Better Understanding - draft memo

I  Objectives:

1. To properly situate our products in accordance with our priorities ie to sell products before services

2.  To avert difficulties with JV partners

4. To make for easier understanding of our products and services by office staff and and SE

I I Background:

We have some success with Hataw because they are easy to understand;  because of the various names,  our people get confused

Discussion with HAMP staff this morning:

This office met with the above staff members and the following were taken up:

1.  Proposed incentive mechanics for heads of SBU for achievement of sales targets:

     interim memorial plan -  option agreement for sale of services for lot buyers like interment services or memorial services  pre need

      Chapel and Memorial Services  - memorial services -  caskets (at need)

2.  Vision for  HAMP:

     1.  To expand chapel services with bigger and better chapels at the north wing (the adjoining party being offered with wide frontage for P1,000/sm

     2.  To have BC compound at the southwest portion of the property (being offered at P400/sm

    3.  Acquire chapel/mp sites at Baras (near the municipal cemetery of Baras) and at Baras (near the municipal cemetery of Tanay especially that with banana plantation)

       This will be chapel and columbarium when the Memorial Plan is all ready onstream

3.  Why must we go into memorial services?

     1.  The heart and soul of memorialization of viewing of the body;

     2.  The margins and earnings for casket is at least 30%

     3.  The cap ex is minimal

     4.  This is the natural flow of the business:   you have a plot, what else do you need. You are right:   interment service and memorial service.

     5.  When we go into this business, we are going to be winner:

         Why?

         1.  We have have assets to show to the buyers to inspire confidence;

         2.  We will not just be selling paper, but service and products that they can avail of anytime

      Thus, this move is sowing fears into the hearts of other memorial homes (as Save More makes other retailers thinking of closing shop)

4.  For construction:

    1. Focus on chapel design and construction especially at Calapan and Oton. and other future chapels. where margins are higher.

    2.  The BC design of LUMP is the ideal design (with courtyard) for the sozy and the masa design.  LUMP must also put its attention there to push the caskets/memorial services:   ie. affordable caskets matched with say 5 year lease for at the masa portion for say:   P6 to 7t/5 year, or P1,500 per year.

       GCH and JUS will set meeting with former staff of Loyola who can build BC for only P4,000 each without cover. buhos.

Redesign of Body Crypts as we align with political agenda of LGUs and segment the market

May this office solicit the redesign of body crypts in Pangasinan by Ms. Myra Quintas whom I learned was an architect by profession and edcucation

Prior to approval on any contacts, the SBU must secure the approval by the JV partner and MPDC for change/alteration

To accelerate the approval, may we suggest:

1.  To distinguish two types of BC:

    A.   The sozy, class bz which contains the following amenities

      1,  Marble cover with SS pins to secure them

      2. Pathwalk in front

      3.  Benches

      4.  Flower and candelaria at the side or bottom to prevent smoke darkening the BC

      5. With  garden or fountain in between quadranges if back to back arrangement

      6.  Where there are opportunities to have trellis with flor de luna creepers for shade. 

      7.  4 meters distance between rows instead of just 2 or 3 meters.; More open space.

      8.   Construction around a courtyard or plaza is encouraged as distinguished form other BC.

     B The CDE BC Lbingan ng bayan

         Construction is cheaper although this comes with drainage facility and vent too, But comes with concrete slab only  and space for small markers.

        This will be for 5 year lease and even yearly leases (sachet marketing) for indigent, poor:   the P12 and P20t caskets

The expenses for the P20t (sagot ng SSS at GSIS)casket shall be the casket - (sakop ng casket) and the 5 year lease of say P12,000.

For those who were interred with just P12,000 indigent casket, the rental for the BC shall be sachet, for a mere.

P2,500 per year lease.

The LGU can assist in the P2,500 lease or even in the P12,000 casket.

If our help desk is functioning, we can assist in the funeral assitance of the poorest of the poor

Visting the Dead at Holy Gardens Angono Nov 2, 2011

Constant & close communication. 5 disciplines: mental models, personal mastery, systemic thinking, shared vision, team learning.

I visited the Holy Gardens Angono today to visit the olds and other former friends. Holy Gardnes Angono was the first Holy Gardens which the author helped conceptualized, execute and maintain.

There are several things I noticed:

l.  The public toilets were moved far away from places of conveniences;

2.  It was a vendors paradise;  vendors were all over the place.  Vendors were allowed to roam whereas before peace and quiet were given to the visitors:  STRICTLY NO VENDORS ALLOWED. Vendors are even seen to block entrances and pathwalks.

3.  As there are no more saleable areas;  there are more body crypts being built.  Construction though was not very first class.  I could see friends of the officers as the contractors.

4.  It was not very crowded though

                            GMA news probably broadcasted the event or doing documentary
