Proposed Vision 20/20 for Senior Citizens Computation to Prove Feasibility

Sbus must include this in their marketing plans and indicate targets how many members they can gather

Why is this possible?

       Senior citizens, being uninsureable are poor risk for plans,   however we can hold them by a discount card and we
       can call it:    Vision 20/20 for Senior Citizens at (say La Union, Calamba {Laguna?}, Calapan, Iloilo, San Carlos (or Pangasinan)

Parameters computation:  (Lugi ba

1.  For senior citizen discount, we are required to:

              1.  Give 20% discount
              2.   0 vat   -12%

                   Total      32%  All we need is 8% difference which can be covered by non commissionable nature  (no sales kasi)  17%
                                saving 9% pa nga.

               Simulation:     Pre need price      P100,000 
                                    At Need Price          125,000

                                    Less 40%                 50,000   

                                    Vision 20/20 price      75,000 

                                    Proving  -                  125,000

                                    Less  52.8%               66,000

                                    NLP                           59,000

                                   Were still ahead  by   75,000 - 59,000  =  P16,000   

            From PNL point of view this is a sound promo....

          at 3f where we spend  (P45 - 6   = P39,000 per month or  P468,000.  Walang
          pakinabang.  Lugi

Great lack of communications and misunderstanding of a leading SBU in hataw; we had to restart

Fourteen days into the Hataw pa more, we found extreme difficulties regarding the understanding and implementation of hataw:

1.  Documents -  the current SFC gives away pads of PPA and then others do not get PPA which they need to close sales.  Our instructions were to give only one and maximum of 5 to sellers to be close a sale, those in excess must be accounted for and returned.  The PPA is an accountable form This is not followed in this SBU. While the rest have excess PPA, the others were running short

2.  The computation of commission.  The outright com is only 10% of the NLP to be amortized in 10 months,   The controller is paying 17%  despite the instruction, that the balance of 7% shall be paid in check.  Not much cash is left if we pay the 17%. The SFC insist that the senior employee was the one telling her that it is 17%.  She was sent e mail and talked to in length that it is only 10%  (We were told the comptroller for the JV sent her own version of the 17% )

The agents are threatening to boycott us if we revert ot 10%   We have one over them by halting the sales of hataw until we fix these problems including the submission of documents which is not happening.  With much regrets

More explanations, ABE regarding the outright com at Calamba

Goal:

1.  To remove doubts and apprehensions  and negative thoughts from the sellers to Calamba;

2.  To reach target sales of 1,500 for the said SBU

3.  To gain support of other sellers and office staff

Reality:

We were bothered yesterday by a slew of texts and phone calls from Ms. Tess Mariano (and later alleged to be coming from Bing Luna) regarding the very low base for outright commission of P48,000 of special plots for sale to be only P23,520

Ms. Lennie Baylon was contacted if the same was explained to the parties. She said she did   One of our requirements for this Hataw is for the sellers to update their SEAD and one of the requirements for that is for them to view the power point and take the exams.  Apparently this did not take place.

Our explanation:

1  The basis for the P23,520 rate for com is due to the reduction of the NLP (Net Lot Price) which is now at 49% (This is in the ppt)  This is due to:

       Increase of PC from 12 to 15%       +    3%
       This was done to level up our PC
        to 25% to make our PC more viable

       Addition  collection Fee                    +    5%   

      The PC and the VAT can be commissionable because none of them goes to us.

The past NLP was at 55% and may be our past price list in 2015 which was not visible to agents and sellers.

2. In recognition of this decrease of the NLP, we upped the commission rate

                 7 % of sales execs to                          -   10%         + 3

                10% of sales manager                         -    14            + 3

                13% of sales director                            -   17%        +  4

               A total of 10% increase in com

  The outright commission shall be only 10% and the balance shall be paid after 90 days when we have accumulated enough cash for the com

4.  Comparison for the same 48,000 plot

5.  We have this blessings because the joint venture and us agreed to waiving our profits  on plot price and  interest (zero interest).  We are selling a lot because the prospects that this a value packed offering -  A VALUE FOR MONEY

       At Calamba, we allowed deep cuts on the price and giving up interest income, and we are thankful to the stockholders for allowing such.  We must grateful, that is why we have this campaign:

     Sabi ko promo period lang yan sir, 60 days,  at besides bawi tayo sa regular plots.  Isa pa bumababa ang NLP kaya tataasan natin ang com

    This is as far as I can go explaining and  to satisfy those who are questioning this scheme or are  unhappy.  This is based on standard practice of other MP.   I am sorry for those who are unhappy or ungrateful.

    Revision of the outright commission policy

    FOLLOW UP IMPLEMENTATION OF THIS SUGGESTION of revolving fund

    The questions on the payment of travel allowance:

          1. Select screen recommend as to who will be collection agents:

              Honest

              With vehicles preferably;

         2. How much?

            P25.00 if the MA is less than P1,000;  P50.00 if amount is  more than 1,000.  If the collecting agent collects 500 x 2 months, he gets P50.000

        3. Where taken?

           From the revolving fund enumerated above/below;   the collection shall be deposited intact. via CV with the supporting docs

    1.  Outright commission

          Objectives:

          1.  To prevent losses from collection

          2. To order our processes and stick to the imprest system

        Reality:

        There were anomalies committed in the granting of outright commission.  Some former staff exploited this to commit theft of our collection

        This liberal granting of commissions did not produce the desired results:

         1.  More sales
         2.  Prompt processing of ppa

    WTDN:

       1, The outright commission shall cease to be taken away from the collection;  the collection shall be deposited intact; 

       2.   The "outright commission" shall be taken from a Commission fund whose size maybe range from P30 to P50t depending on the season or timing or marketing campaign;

       3. Only duly accredited sellers with SEAD shall be entitled to outright commission;   Those without SEAD will be paid their com via checks using the regular AP mode

       4.   The process of paying outright commission from Cash Fund of commission;

             The sellers shall acknowledge the receipt of the com on a prenumbered CV:
    with the following supporting docs:

            1.  deposit slip of the transaction
            2.   the copy of the PPA (probably orig) for approval by 3ffb Senior Officer
            3.  Copy of the PR or OR

        5.   The PC shall be replenished using the above 3 as supporting docs when the balance of the Commission Fund reaches 30% level

        6. Com for GE SSN and GL shall be paid via check.  3ffb AP (and presumably we have separate AP for other voluminous transactions (like IMP, and com.) shall pay the com in 7 days upon receipt of complete docs for COM

        7. All outright com and all other com are subject to BIR regulations, ie wt of 10% shall be deducted.  Proper instructions to the SBU staff shall be made.   

    2.  Com for office staff:

         No com shall be granted to office staff (staff and officers) so as not to piss off sellers.

        Only prizes or ORC can be granted so as to preclude anomaly in outright com for office staff.  

         No further com for

    Minutes of the Meeting with Sales Directors yesterday September 18, 2015


    This office went to Calamba yesterday to meet with Mr. Roel Torres who works at Calamba City Hall, as Public Affairs Office.  I went to his office last Tuesday but because of miscommunication, despite the appointment at 10 am, I arrived at 1230.  I returned at 2:00 pm, but he was was not there again. However, he called me as I left the phone # and he said he all ready brought the requirements for the crematorium which was only a building permit.

    After coming from Bayani Road appointment with Chairman Bartolome, I went ot Calamba City and I got a missed call from one of the Sales Directors who said that they are planning to meet with Madel/new head of HGGMP to tackle the unpaid commissions, and CS concern:

    So we had the meeting:

    1.  The unpaid commission of November  2014

        There was a pending commission of about P186t which was matched with unpaid ME from JV;  but as per Lennie and as per agent, the JV representative was telling the sales director, they have been paid.  As the pending commissions have been computed by a CPA it is up for the  JV representative that indeed they have been paid in the past.  (I will be requesting the CPA to submit to me the schedules and the monitoring

       This office has been disturbed by the comment of one one of the SD asking/questioning aloud as to why I am holding the commissions.  I SAID THERE IS NO COMMISSION/ME ON HAND TO WITHHOLD.

    As of now the office outright commission is discontinued.  The outright commission for plot sales is likewise halted. We may resume this for next wave of promo.

    Minutes of Meeting Yesterday December 22 Regarding Chapel and Memorial Services

    The following were the things taken up at the meeting held yesterday among Jorge Saguinsin, Cynthia Cartago, and Del de la Paz regarding the planned Chapel and Memorial Services for Holy Gardens Greenhills:

    1.  Agenda:    Plan for the Bangin portion of Holy Gardens Memorial Park
    2.  Business Plan for the Crematorium of HGGMP
    3.  List of items to prepare for Greenhills Chapel and Memorial Services
    4.  Market Potential for Memorial Plan in Calamba, Star Rosa, Cabuyao, Los Banos Tanuan and Sto Tomas Areas
    5.  Abstract for Holy Gardens Memorial Park Sales and  IF

    1.   The bangin portion due last October was finally  presented.  It however lacked details and labels for the understanding of layman.  The plan was therefore returned for labelling

          The shaded portion, the steepest portion, will be difficult to develop.

          Some proposals:

          1. Building a storage area, and embalming area, casket storage area, some say 100 sm near the bangin area, at the boundary of Estate.  The DENR will require STP for waste water for embalming room

         2. Crematorium will be built at the area near the Fil Nippon Area facing the Laguna Lake (north side).   The proposal to have this at the bangin area was rejected from the customer perspective (nakakatakot at malapit sa squatter area)

        3. A chapel some 7 rooms in all will be built near the Solar Area :  one main chapel (about a 100 sm, 2 small chapels x 30 sm each, and 4 medium sized chapel with family room x 50 = 200 sm  (360 sm total about 7.2 million) to serve the memorial needs of existing customers, since we have only 1 chapel with family room, and 1 main chapel at existing facility.

        4.   5 level ash crypts will be built along the pathwalk near the kalachuchi to serve the sachet ash crypt yearly rental requirements of PTM initially fo the crematorium in support of the VM

    2.   The Business Plan for the Crematorium

    The business plan for the crematorium which targets the middle market was presented. It is the crematorium with packages:

    Cremation with urns;
    Cremation with urns and ash crypts
    Cremation with urns and ash crypts plus chapel memorial services
         Before
         After

    However, it was suggested that as a way of promo and intro, the following shall be done:

    In line with the program of VM for affordable interments for indigents and in order to decongest Lecheria which are multi storied crowded public cemeteries now:

          1.  Offer crematorium services as:

                bone cremation for P5,000 only

                body cremation for 10,000 only

               Pasok ito sa bereavement assistance by munisipyo for the poorest of poor and SSS.

              Ash crypt in sachet packages could be as low as P1,000.00 for bone burns, and P1,200.00 for body burns/per year.  The location for the ash crypts shall be along the pathwalk between lawn and parking area.

            It was suggested that the crematorium be built at the front near the guard house at the side facing Fil- Nippon Training School and that it be finished by 1st quarter.

    3.  The Chapel and Memorial Services

         The following were the unresolved issues for the Chapel and Memorial Services

    It was suggested that CC move over to the MP business since she has various connection with funeral homes, memorial parks, and sales groups like from Prudential whom she can recruit to cover the Los Banos, San Pablo, Imus, Dasmarinas, Sta Rosa, Binan Cabuyao areas whose market potential is P10 billion.  If she can sell P200 million for the group, as Regional Sales Director, if given a 0.005 ORC that is worth a million bucks

    It is rather disturbing that none of the SBU has replied/complied with this order/memorandum

    The sbus must be warned that under the CCD, they could be subject to either 2.27   very lightly.   2.5

    I would suggest that the SBUs be encouraged to comply soonest.  In addition, all reimbursements and all APs may be withheld pending
    their immediate compliance.

    1.  Sales accreditation

    Only duly accredited sales execs  agencies are entitled to commission
    Buyer agents, one sales agents are discouraged.

        Referral fee  -  P500.00 for lawn lots for at least 3 units, P1,000 for niches, P2,000 for GE (only one needed for niche and GE)

    Requirement for accreditation  .

    What are issued after accreditation?

    1. Agency/letter of authority
    2.  Calling cards
    3.  ID which states he is a sales exec and that there is no employee employer relationship

    Sales execs file

    Sales exec personnel file that contains the list of training, sales performance awards received are filed.

    2.  Allowances and commission
    1.  Free lance independent sales execs

    For non company sales agencies the entry level commission is 7% and is given:

    1.  Accomplishment of PPA where the sale exec is a WITNESS TO THE DOCUMENT
    2.  20% full down payment
    3.  Appointment slip. 
    In the absence of #,3 the sales exec must obtain the certification from the SG that he/she conducted the tripping

    Sales manager:   (with 4 or more sales execs)  10% on his own sales

    3% override

     Sales director (with 4 or more sales manager)  13% on his own sales +

    6% override on all sales under his agency

    2.   Office Sales Execs

    After the 3 referral, the prospective sales exec may opt to join the office or independent  sales agencies.

    Allowances and overrides:

    A sales manager must have 4 or more achieving producing sales execs.

    A sales director has 4 or more sales manager reporting under him/her and who are active and performing
