Why pursuing the company vision is the great and profitable way to go

What:  ABE on the importance of the company vision statement

Objectives:

1.  To have shared vision among the employees, staff and officers; and to increase the number of believers and BIDDA

2.  To ensure the future growth and profitability of the group

3.  To make sure that every body understands the priority, the right thing to do so that wrong moves are avoided.

Reality:

1.  Many projects:  crematorium are in limbo, recruitment at Chapel Memorial Services do not happen, the Interment Services are neglected, (the funds are not processed at once, and inefficiency on this portion of the business remain.  Repairs of the equipment for the memorial services are unattended to 

2. Not to be outdone in this pursuit are two leading memorial parks aggressively investing huge sums for memorial park jv and /or purchase;  on the other hand SPLP are making it great.

3.  The future of memorialization as foreseen by this post is in the services:   cremation, memorial services (funeral and interment) Thus these three components are in its vision for the next five years:   cremation, chapel services, and columbarium

     Why funeral services:   

     1.  The first step in the memorial process is the purchase of the service:  the casket.  The GP is highest at this portion of the memorial process:   the casket price which is constant is only between 5 to 10% of total funeral service.   Thus 70% of the entire budget of the 500,000 who die annually is in funeral service.  The deceased may be interred in a municipal cemetery for only P6,000  for five year, but will spend P100,000 for funeral service.

        Thus in 2014, the memorial park sold only P500,000,000 but the pre need memorial plans sold over P20 billion in plans. Much money is to be made in funeral service;   however competition is intense and the protagonists have to be fast and aggressive.  Most memorial plans however  account however for 70% of chapel services sold.  Thus a memorial chapel associated with a memorial plan lost a huge chunk of its business and is slowing down, when its Memorial Plan business was closed by the authorities





      There are 500,000 who die annually (0.5% of the entire Philippine population who spend an average of P50,000 per or about P25 billion annually  (this supports the huge  sales figure of life plan company. SSS also pays between P20,000 to P40,000 funeral services to its deceased members. (But none to memorial park since the  funeral service is a basic service.

       The margin of funeral service is between 30 to 50%

   Cremation services

   1  Looking for a suitable memorial park site is a tedious and laborious process.   Most land owners would want cash sale.  The govt regulators would take 3 to 5 years to approve a project.  The LGUs:  from barangay to the SB require SOP.   The conversion at DAR takes ages and with the leftist head, a moratorium for  two years was called.

  2. While many Catholics still prefer the traditional burial, it costs a lot of money that would set back the family by more than a P100,000

     1.  Is up by 40% in MM

     2.  It is cheap:

        You can halve the cost with cremation

    3.  You contribute  to saving the earth;  the precious real estate does not go to memorial  park development:   still goes back to agri commercial or housing;  is non polluting 

    4.  It is cheapest memorial service

While we push hard work diligently and efficiently on memorial plots, we see that the margins, especially when we have the promos, were miniscule if not loss.  We supported the mission of providing the jobs to our sellers,  and enriching our jv partner.   Our gp is very low because we shoulder the entire CGS

What to do next:

1.   Pay attention support and work hard to support our vision: SOLVE ASAP THE PROBLEMS RELATED THERETO

      1. Interment service  those in IF, AP, those monitoring  interment, those who monitor the blogs for griefshare, (the obits)   the tributes posting, the FOFF

2.   Support work hard on the PMS PIS campaign;  (especially the SAA

3.  Push for the start completion of the following:

    1. Mortuary agreement where there are no CMS

    2.  Push for construction of embalming room in Calamba, hire driver and embalmer  (in the meantime have a mortuary agreement with ACE)

   3. Construct the memorial assets:

          1.  Crematorium in Pangasinan and Calamba

          2.  Start the chapel memorial services in HAMP

          ASAP. They have been in limbo for the last 6 months, begging for attention and budget.

4.  Beautify and level up all the services 

     1.  Interment

     2.  Chapel memorial service

5.  Incentivize cms and is

6.  Promote and hire people for cms, memorial plan.      

7.  Create more awareness for 

     IS

This office is often confronted by alibis and problems on why some parties are not able to sell.  We give advice and encouragement.   To no avail.  Perhaps something is lacking in the subordinates and apprentice for sales.

Let me tell you a story of how I sold an undeveloped and unapproved 2 hectare compound.

This was my first project as REBL and my trial to have bank and real estate company go together.

The subdivision situation:

1. The mother title was unpaid.  We had P15,000 as downpayment;
2.  There was no development permit nor a license to sell;
3.  There was no development yet on the side.

We had only a subdivision plan.  A single blue print of subdivision plan.  There is no office and I ran the sales from detailmen's bag.   

Well, the product was cheap, a lot cost P18,000 sa dulo, cash, and in front about P36,000.  (Magkano lote sa Venus compound.   Well I was able to sell most of the lots, about 90 in all

Well we have projects that duly licensed, with permits, with proofs that we exist and that we can deliver, and all that prevails are questions, doubts and alibis why we can not sell.

What is wrong with us now?  What is lacking? Why cant we do it now?

Minutes of Meeting Yesterday December 22 Regarding Chapel and Memorial Services

The following were the things taken up at the meeting held yesterday among Jorge Saguinsin, Cynthia Cartago, and Del de la Paz regarding the planned Chapel and Memorial Services for Holy Gardens Greenhills:

1.  Agenda:    Plan for the Bangin portion of Holy Gardens Memorial Park
2.  Business Plan for the Crematorium of HGGMP
3.  List of items to prepare for Greenhills Chapel and Memorial Services
4.  Market Potential for Memorial Plan in Calamba, Star Rosa, Cabuyao, Los Banos Tanuan and Sto Tomas Areas
5.  Abstract for Holy Gardens Memorial Park Sales and  IF

1.   The bangin portion due last October was finally  presented.  It however lacked details and labels for the understanding of layman.  The plan was therefore returned for labelling

      The shaded portion, the steepest portion, will be difficult to develop.

      Some proposals:

      1. Building a storage area, and embalming area, casket storage area, some say 100 sm near the bangin area, at the boundary of Estate.  The DENR will require STP for waste water for embalming room

     2. Crematorium will be built at the area near the Fil Nippon Area facing the Laguna Lake (north side).   The proposal to have this at the bangin area was rejected from the customer perspective (nakakatakot at malapit sa squatter area)

    3. A chapel some 7 rooms in all will be built near the Solar Area :  one main chapel (about a 100 sm, 2 small chapels x 30 sm each, and 4 medium sized chapel with family room x 50 = 200 sm  (360 sm total about 7.2 million) to serve the memorial needs of existing customers, since we have only 1 chapel with family room, and 1 main chapel at existing facility.

    4.   5 level ash crypts will be built along the pathwalk near the kalachuchi to serve the sachet ash crypt yearly rental requirements of PTM initially fo the crematorium in support of the VM

2.   The Business Plan for the Crematorium

The business plan for the crematorium which targets the middle market was presented. It is the crematorium with packages:

Cremation with urns;
Cremation with urns and ash crypts
Cremation with urns and ash crypts plus chapel memorial services
     Before

However, it was suggested that as a way of promo and intro, the following shall be done:

In line with the program of VM for affordable interments for indigents and in order to decongest Lecheria which are multi storied crowded public cemeteries now:

      1.  Offer crematorium services as:

            bone cremation for P5,000 only

            body cremation for 10,000 only

           Pasok ito sa bereavement assistance by munisipyo for the poorest of poor and SSS.

          Ash crypt in sachet packages could be as low as P1,000.00 for bone burns, and P1,200.00 for body burns/per year.  The location for the ash crypts shall be along the pathwalk between lawn and parking area.

        It was suggested that the crematorium be built at the front near the guard house at the side facing Fil- Nippon Training School and that it be finished by 1st quarter.

3.  The Chapel and Memorial Services

    3% ORC for all sales

    Quarterly, semestral and year end incentive for meeting sales target for the chapel staff.

      10% for 100% servicing of account  (closing, customer assistance etc

      Finders fee or 5% for SG, OCR MHO, Church clerks SOCO staff

     Since they are at need, this placement channel shall be sole link to generate sales.

It was suggested that CC move over to the MP business since she has various connection with funeral homes, memorial parks, and sales groups like from Prudential whom she can recruit to cover the Los Banos, San Pablo, Imus, Dasmarinas, Sta Rosa, Binan Cabuyao areas whose market potential is P10 billion.  If she can sell P200 million for the group, as Regional Sales Director, if given a 0.005 ORC that is worth a million bucks

This office went through some corporate plan emailed to this office last Friday and I noted blatant deficiencies in many of them.  I also met with CMO ACMO of Pangasinan and La  Union and noted their defects

1.   HG Calapan and HG Calamba did not submit as of the due date.

2.  For those who submitted:

     A.  Number of plans for submission

    1.  Number of corp plan for submission:   3 for Calamba, 3 for La Union and 3 for Pangasinan and they cover:   Holy Gardens Memorial Park, Holy Gardens Memorial Chapel, and Holy Gardens Chapel and Memorial Services


      Holy Gardens Calapan and Holy Gardens Oton need to submit 2:   for Park and for Plab

     B.  Contents:

          1.  FS:   Cash flow, PNL, Cap ex

              Cash flow:   cash receipts and cash disbursements;  cash flow from operations, financing and investment operations.  Answers the question:  do we have enough money;  where do we get the money if our cash flow from operations are insufficient.  What are the timing of cash flow?  What do we do so that we do not run out of cash in case of some sbus?

             PNL :   What are our revenues sources?  Will we generate enough sales to  meet our costs and expenses?

             This serves as our budget, so that we compare on a regular basis our revenue, costs, expenses on a regular basis comes periodic review and performance evaluation

           CAP EX:  What, how much, what are the intended use and objectives?   What will these do for for the SBUs
           It is important that you line these by month and even do a cash flow analyze to know the timing. Here it important to establish priorities.  Which is more important:  the BC or land development, the chapel or the BC.  In general, we prioritize revenue generation as in starting chapel service or having BC.  

        2.  Strategies.

            You must expand the strategies into something tractable (that you can do and execute) put schedule into a calendar or administrative plant, or work schedule, or even a battle plan so that your sbus can be properly guided by a plan in writing as to what will be done in the year.,  The start of a good battle is to put down in writing your plan

           Nor because there is a space for one line, will you just put one line.   Expand your plan.  Think and write these down.

       3.  Marketing plan

           This is the heart and soul of your corporate plan.  Your cash flow, for your income statement, the cash flow from operations comes from the sbu ability to generate sales.  You marketing plan tells us, the  whole world how you will achieve your sales target.

           1. What are your plans for each of the 4ps (huwag na muna AATR)

               PRICE

               PRODUCT

               PROMOTION  (SOCIAL MEDIA, BOUGHT MEDIA - tarps, ads, events, promo items etc)

               PLACEMENT  (SALES AGENTS RECRUITMENT, TRAINING, COMMISSION, MOTIVATION

              As with placement, like the Undas, we put the 4 events per quarter that will launch our sales into the stratosphere:

             1.  How many agents do we recruit?

             2,  How do we  train, motivate them?

            3,  What is the budget?

            4.  How do we execute?

            5.  Payment of commission and fullfilment of promo items promised

      Performance evaluation - your promotion and salary increase

l.  Hold AM/PM talk religiously.  Devote at least 30 minutes to:

   l.  do pmrss of yesterday's operations/results

  2.  Disseminate plans for the day and how to achieve the same

  3.   Discuss an article at the blog

       l.  AFTER THE DISCUSSION, EVERYONE MUST LOG IN AT THE COMMENT BOX.  The reader can do any of the following:

       l.  Just log in the name;

       2.  Make a comment;   or just say like/good/bad/agree disagree

N.B.  l.  This is for every individual

         2.  This shall be monitored and form part of the communication of the performance evaluation

         3.  It is better that the individual does a log/journal of all the articles/posts discussed.

        THERE ARE MORE THAN 2,000 ARTICLES/POSTS AND SHOULD BE GOOD FOR 6 YEARS EVEN IF DONE ON A DAILY BASIS
