Details of the Vertical Garden at Megamall

Report on the conversation with the Sales Director to pay rent the Bereavement hapel being used for marketing

This is a narration of events regarding the said incident:

1. On Sunday I received text messages from that one of sales director is complaining because of a message she received from HGMP main. The said sales director is #1 Sales Executive for St Peter. She used to be #1 at Holy Gardens but was nose out by 2 others for Hataw 1. She volunteered without pay to help conduct our interments. in view of the Erikas non appearance.

2. On Monday morning, there were missed call from somebody whose number I did not recognize; it was eventually identified as that of one of the Sales Directors. She was complaining about a directive/a prohibition. I requested that we meet Tuesday to clarify. This office would go to Turbina. I called up Lennie Baylon to be prepared for this meeting, as I would talk to SG Manahan and another SD.

3. Prior to my departure August 11 for Turbina, Mam Elvie talked to me because Lennie Baylon talked to her regarding the communication to the said Sales Director. and she said she must have been misunderstood by Lennie Baylons as she said she jokingly said this.

4. This is the transcript of our conversation at Jollibee Turbina.(I wrote this on my notebook.

1. The sales director made a comment about a sales agent who was sitting at the table of the land owner representative ie "that he was promoted?) The sales agent heard and said this to the representative. This was Saturday

2. The rep called up boss A Boss A called up HGMP boss ; HGMP boss called up Lennie Baylon so that the sales director will no longer use the bereavement chapel unless she pays up P5t per month

3. Sunday morning, as the sales director was coming to work, she was advised by Lennie Baylon about the message not the use the bereavement chapel room, unless she pays up P5t a month;

4. Downhearted, the Sales Director called up this office informing us of the unpleasant directive. The meeting was set today.

Hence this meeting:

1. The Sales Director promised she will comply if that is what the office want; they will not use the bereavement anymore. Visiting the HGGMP will be for remitting MA only and collecting their outright commission and no more.

2. On her part she feels bad, because she quite a number of people reporting to her and has achieved much even for hataw 1 and 2 and feels that she should not have been treated that way. Even for Hataw 2 she sold a number of units.

3. Most of the sales executive know of this order and promise to comply. They will come only to collect their commission for hataw 1 only and or sell only at need

CONCLUSION:

1. We have but totally, destroyed the morale and organization of sales and marketing at HGGMP. We have collection that will last up to the next 50 months or so, but what happens next.? It took years of pakikisama and many meetings to build this sales organization and their morale

2. They will sell only at need but that is even doubtful, because of the difficulties we have at interments. It may take more than 50 years to sell out the entire HGMP. They will attend to at need but even our interments have deteriorated: the YJ has not been functioning for the last 3 months.

3. The interment service were deteriorated because of the ISG (Reymar Rizare) that was allegedly reporting to Dexter the husband of Carlota Sabile. This was still related to the "controversial meeting" of Sabile with the ISG, na pinatotohanan ni Sales Director Tess Mariano and Lennie Baylon with their affidavit that the ISG fee will be increased. Nung time ng may interment Nagwala ang customer dahil ang hinukay ni Reymar Rizare ay 4 feet lang instead of 7 feet. Biglang nagkawala ang mga ISG at ang natira ay si Efren at Tess Mariano to pacify the customer.

4. The idea of having phase 2 the bangin developed and sold is out of the question. (maybe the representative sales agency will handle this?)

We have made too many hasty decisions, based on hearsay, and not for good reasons but only on the hearsays of the GDC representative and we unwittingly allowed her to achieve her power trip and selfish motive. There are many PPA with a sales agency that bears the name of the representative, which has been disallowed for comptrollers, and the said sales agency is not accredited.

The current fracas may be caused by the desire of the said sales agency to be the lone agency for HGGMP

THIS IS A SAD DAY FOR OUR MARKETING EFFORTS AND NULLIFIED THE BUSINESS MODEL THAT ALL BUSINESS PRIORITY IS TO SELL BUILD THE SALES ORGANIZATION that will sell

Fictitious sales of top Sales Directors and other sales executve

Right after the JV sharing and after the JV partner discussed his apprehension over the current CMO, the sales campaign, and the audit, this author received a phone call from the JV partner. He alleges that there is a new information/newsfeed regarding fictitious sale. (July 27, 2015) A phone call was made to Ms. Cartago if there was such a case she knows of. She says she has none but at that moment, she knows that a sales director has been asked to sign a document disowning the sales for 3 GE.

As this was serious, this author requested for a meeting with the sales director/winners; only two came and the sales director concerned was unable to come.

The SMD could not tolerate such dishonesty and the allegation struck at the very heart of marketing operation integrity. It is not be tolerated. This office requested the JV partner for a document that supports such fictitious sales.

Changing of Guards at HGGMP

One of our missions for Holy Gardens Memorial Park is to provide jobs and employment. However we have broken this and failed in this aspect.

1 Two weeks ago, the JV partner requested that the SG Manahan and Ramirez be removed replaced because they were allegedly under the "beck and call of Ms. Cartago" (who has not been reporting at HGGMP thinking she was on a preventive suspension while the JV audit was ongoing. As Ms. Madel was to be the new GM, incident was respectfully referred to her for action, The JV partner kept on following up

2 . Ms. Madel the JV partner and Mam Elvie talked last July 31 and reconciled; They were not speaking terms because of Engr. GCH banning at HGMP. Ms. Madel under pressure from GDC gave in.with due respect to the SG contract and finding the exact reason for the transfer/removal

3 This was referred to Ms. Cartago for her comment and she said they are respondent to a case filed by squatters at the prosecutor office. This information was forwarded to the JV partner who said that as per his source, the case is personal. This office warned the JV partner, that if we lose the SG, we lose the witnesses and we may lose the case (who will pay the squatters just in case)
