Objective:   

      1.  To boost sales which is just 34% to target

       2. To strengthen our sales force and keep up with current practices in real estate

       3. To make selling faster and easier using internet and soc media

Reality:

      1.  30% lang ang ating sales.  While we emphasized collection, we are not meeting this as
           well;  50% lang tayo.... 

      2. We are hardly keeping afloat...  

  This is gleaned and benchmarked from Mr. Joemar Aquino of Zonal Realty and Marketing.  He used to be our staff, but he has achieved the following:

       1.  Sold almost all of Bria Projects in Tayuman;

        2. As of yesterday, his sales for the month is P182,000,000  only P18,000,000 short of
            of P200,000,000 of target for the month

       3.  His number of sellers all over the country is 1,000, with 200 core SD

      4.  If he sells P2,000,000,000 a year, his take of brokers com of 9% is roughly P180,000,000 and most of Commission of his sales directors run into millions (mga milyonaryo talaga, may bahay at kotse) at mismong sales director lang ang gumastos ng trip to HK

            Sa real estate at selling one can be a millionaire you better believe this.

            Ang annual awarding nila sa top brokers is at OKADA and only if the sales achievement is P20,000,000 at least.

Additional strategies and tactics, details on what can be done to overhaul the marketing system:

      1.  Persons, whom to hire:

          1.  People who love to sell, people who want hanapbuhay hindi suweldo.  Inject
               into the minds of recruits that they are into selling who live by their efforts and 
               results.  If they ask for salaries they are not sales materials.  May allowance po
               ba?

          2.  People who can  act like zombies -  people who will listen and obey.  If they are
               smart aleck and want to pretend that they are brilliant than the boss, they are
               unfit.  Those who play dumb can sell.  Same as; Million dollar baby movie.  If you
               want to earn million dollar,   the only voice you will listen to is my voice

         3.  Look for other sellers:   on line sellers who have cp,  marunong mag tweeter,                              instragram,  tweeter, fb. tamad at gustong kumita. (pero who fall into #2(
                     1.  High school grad;
                      2.  College students na gustong kumita na.

                       Joemar has been able to get people who have not seen the site, nor the 
                        client, but who is good in composing posts or good in pm

                       to create awareness, you can have like brigade.  A 10,000 liked post, site 
                       can generate 20 leads a day.   How about a site with 50,000 likes.  100 leads
                       a day.  Pay P5.00 per like.  Challenge P50,000 for 10,000 likes in 1 month.

         4.   Bird dog.  Old fashioned lead generator.

  9.   Punish the offenders.:   

        For SEAD:   simplify this huwag nang SEAD tawag....Letter of Authority to Sell.

        Add sa Negative covenants (GM)

        1. The following shall be dealt with penalty of expulsion:

             1. Falsification of signatures and documents

             2. Non existent clients - without IDs and addresses just to pad the sales;

             3.  Poaching sellers;

             4. Recruitment of competitors sellers; 

             5. Submission of false reports especially those that tend to defraud the company

             6. Taking of commission that is not theirs or failure to remit commission to whoever 
                  the commission is due....

             7.  Consistently submitting erroneous reports and information

10.  You can not sell what you do not know and if you do not know how>

            Minimum contents of training:

            1.  Product knowledge  price, promotion, discount, vs competitors products
 
            2.  Selling

                    1. Benefits benefits, benefit.

                    2.  How to beat the competition so that your product outshines them

                    3.  How to neutralize objection

            3.  Role playing in selling

            4. Guidance to seller on the first attempt to give confidence
