Update on Meeting with Joemar Aquino of Zone Marketing and Realty

Minutes of Meeting with Mr. Joemar Aquino  REBL President of Zonal Marketing and Realty. and Ms. Catherine Arabit, MBA  former loan assistant of  Landweatlth Financing, both former employees of Unisun and Holy Gardens at Max's Taytay yesterday night 8 to 10  pm

1. What were they doing before with JUS:

   Mr. Joemar Aquino used to be a CMO of La Union and Oton and was
   and was well versed in negotiation and sales.  However, he was one of
   those who like Bryan de Leon, Engr.  so and so joined Ms. Aileen Niones
   in her  adventure to grab many business from us.   Joemar headed Pampa-
   nga until Lugtu  shooed them away, and at Silang Cavite where Joemar
   had to part ways after the owner accused Ms. Aln of non development
   and non remittance of sales proceed and terminated the JV;

2.  What was life after Unisun Holy Gardens

    1. Mr. Joemar tried to review and test for REBL
    2. Eventually he became a lecturer at Urban (together with Rico Cruz?)
        after reviewing for REBL
    3.  He established his own realty  due to his students attending his lectures
    4. He now has about 1,000 sales force all over the country handling mostly
        subdivision projects where he gets 6% as ordinary broker, and 10%
        as lead broker
   5.  He is now involved in flipping game.  An investor trusted him with a P1B
      war chest where he gets:

                 3% on the sale from the financial institution that foreclosed;
                 7% on the sale of the improved and property flipped

                 30% of net profits by the financier

   6.  He is now involved in development (flipping also)

      1.  He gets a property say on 2 year term pays 20% dp and 
          and quarterly down payment

     2.  He makes a quick sales map, and presell the project even without
          TLS;  His term is also two years on the CTS.

    3. However in a deal in Tagaytay, , his proposed purchase  of a P60,000,000 property   (4.2 hectare would set him back by that amount since all are his ICR are in installment
     

  2.  Catherine Arabit  formerly loan assistant at Unishire went to work for lending companies at Ortigas CBD. She works at a crypto currency company
in Ortigas, as a manager having finished her MBA at  AGSB

What is the objective of the meeting:

 3.    Zonal wants to raise P60 million for the Tagaytay property purchase by discounting receivables,  from:

  1.  Myself
   2.  Friends
   3. MLII

 Discounting of receivables was discussed:

 1. We have to look at docs, CTS, TCT and LTS DP from municipality
 2.  Price lists, plans
 3. Basic Information Report
 4. Sec Registration:
 5. Cash flow
 6.  Basic Information report

 A term sheet would have to be made in cooperation with Catherine Arabit.    

 Other options:

1.  Prior to actual sales:   lots at deep discount
2.  Double your money PN (just like we did))
3.  Talk to Loi Cosico a real estate financier.  
4.  Si Codie Lim can they back up or set up Meeting with Joemar

Others:

1.  Walang inventory sa Rizal, Kailangan may bagong project, Binangonan
    Cardona, Morong,  Baras, Teresa 

2. He is putting up an office at Tatala  I offered him a better place yong kalahati ng 3f Juana Merced para makabawas sa expense.... at Baka matulungan tayo sa memorial plan
