Review and execution of internet marketing

1.  Yesterday I had a meeting with a former staff, (was an acting OIC at La Union and HGMP Oton)  who joined Ms. Aileen Niones, a former senior staff who stole many projects beneath our feet:   Silang Cavite,  San Fernando Pampanga and Solano Nueva Vizcaya (he explained that he merely did his job to train marketers and to sell)

He became a lecturer at Urban who held their seminars at AIM and in the process conducted many seminars on his own... Since he was training many of those Realtor wannabee, he was inspired to put up his own brokerage (marketing group)   He now has 1,000 agents, 200 core.  He sells mostly subdivision projects and is now engaged in a business model called filipping.  

He earns about P200,000 a month on projects where he is not lead broker  where commission rate is 6%

               EVP       1%

             Pres        1%   Joemar

             Company -  1% for overhead

     They are all on commission basis. If they dont sell they dont eat.

    Where they are lead brokers (chose by the owner) they are paid 

   10%,     and from this they get about P1,000,000.00.  Coms are paid

   monthly untilo the 20% dp is paid... (where the DP is on a deferred basis)

     Rate   -    Ganun pa rin, pero the 4% additional is for priizes:  trips, cars etc

 2.  Objectives:

    1.  To benchmark former employees style/strategy;

   2. To make things faster easier.

   3.  To sell more, up our performance

3.  Internet marketing:

   This is a 5 year old strategy and MO but many of us have forgotten this and

   even defy orders so that this will not be implemented..  We are on a struggle

   we are promising to impose CCD and even are withholding the allowances

   of people who are our enemies (if you are not implementing this, then you

   are against us, you are an enemy...

   From the text questions and answer, there is lack of specifics on how

   this is done... Or there is lack of learning if not understanding.

   So what is internet marketing?  It is employing the internet, to gather leads,

   prospect and sales using a technique known as in bound markeitng

   1. You create a store front, an attractive landing page with picutures

       and summary of benefits

  2.  A website, FB page is created where various facts about the company

     are made:  product line up, location, phone number, or even pricing are

     placed.  The goal of the page or the site is have many followers and

     likes.  So try to get staff with many friends.  Get your FB page

     have more friends by:

           1. Registering the  fB of buyers;  other inquirers

           2.  Getting names of customers for whom we made FOFF and tributes

          3.  Following format of Best Pictures we post publish:

                      1.  Nice pictures of site

                      2.  Nice pictur e of office

                     3. Pictures of our staff in action

                     4.  Pictures of agents getting their checks or having good

                         time or sales meeting

                     5. Pictures of customers paying, visiting their deceased

                       or having interments..

                   Noted:   1.  Sbus are not posting the best pictures

                               2.  Or if they are posting kulang kulang

                   Or you can post directly this at FB most especially the:

                  1. Tarpaulin

                 2.  Special offers and promo,

                3. Something new at the site.

    3.   If you post this at FB and you have 1,000 friends,  And if there 

         is 20% likes, then those who liked will have  20 to 50 friends each

         leading to say  200 x 50 = 10,000 leads

   4. Those leads can be reported in the DPMS.  If you have 3 or 4 prospects

       at DPMS then you are not using internet marketing.  IM makes

       marketing fast and efficient, and easy

   5. The agents can practice IM via the cp using twitter and FB.  Less legwork

       less travel.   

      Various strategies can be used at FB:

     1.  Create a store front

     2.  Pay a certain amount to increase the number of likes or readers

    MARKETING DOES NOT HAVE TO BE HARD OR CUMBERRSOME OR

   DIFFICULT USING THE  INTERNET MARKETING METHODOLOGY.

5. FAST PAYMENT OF COMMISSION USING THE INTERNET OR APPS

    The complaint of many agents is that without the outright commission, they get tired and demotivated.   But we lost a lot on outright.  

  But we can do this fast with cooperation and support of ACCOUNTING

  AP commission done reigorously every month and say cut off is 20%

  commission can be paid on 30th just like payroll using cash card GCash or

  Cash Card of MBTC or other banks

  Mr. DA, can this be done?  say next month?
