In an experiment conducted by Science Discovery, nothing could have influenced the outcome except the idea that such will be happening.  Thus the future events actually draw in or determine the present.   There could be such thing as fate, destiny or predestination.  That could be coming from the outside or predetermined/planned by the individual.   Do you believe.?

Objectives:

1.  To lessen losses and problem about missing PPA

 2.  To ensure integrity of our sales processes

 3.  To improve our relationship with the customers

Reality background

The following things were observed in Calamba:

1. While we sent many PPA, we ran out of PPA because many agents took home pads of PPA leaving nothing for the office

2.  PPA during the past campaign resurfaced in this new sales campaing showing loose control of PPA

3.  Employees and cmo were observed to be approving the PPA despite instructions on the contrary.  If we allow the sellers to take home the PPA, and the employees to sign the contract, it is possible that they will on their own sell the plots and collect monthly installment for their own account.  It has happened in Calamba lately:  ie the customer got a plot in March, and paid promptly his amortization. The seller did not remit the colleciton

Subject:   Proper Conduct of Trainees during the probationary period:

Objectives:

1.  To have professional productive and performing employees  in the company

2.  To build a strong organization and bright future for every one.

3.  To build morale and discipline in the organization

Reality:

We have new recruits who have been improperly trained and have even created problems for the company.  They have not performed and even tried to shape the company and influence our employees to conform to whence they come from;

Pre employment:

1.  As much as possible we do not run after candidates who do not answer text messages or who do not report on the appointed time.

2.  After interview with the GM no further interview (final) unless the following have been completed)

      1.  Background investigation following the correct format;  A special attention must be made on previous employment especially conduct on the job.

      2.  Completion of requirement.

      3.  Health condition family situation.  We do not wish to hire new employees who have great financial burden due to health condition of spouse or other member of the family who will affect the performance of the employee on the job

      4.  Is the female pregnant or about to get married.  Is he going to be unproductive soon when she has a baby.  As much as possible we avoid hiring employees who have infants and or children who are only 7 years or below (they get sick often)

    

Orientation:

1.  All employees whether officer or the staff must undergo orientation before being part of the plantilla.  For this the employee must be given certificate or training supported by signatures and proofs that all the subject matter were taken up

2  Those who are late or fails to attend any of the session shall be dropped from the rolls;  and also those who fail to produce the outputs. 

3.  Completion of requirements of the orientation:  projects reports, tests, and ppt.

4.   The format of orientation is AM theoretical and exams, PM practical:   On the job training

5.  The staff must be impressed not to go home if the seniors are sweating it out to understand the meaning of hard work.

6.  Learning to do:    dapat matutong maging service oriented (oto san) clean offices clean tables buy food, and other minor tasks

7.  Panunumpa:   The trainee must be sworn in before her colleague in a ceremony . Pledge must be signed and filed at 201 file

AT THE END OF THE ORIENTATION, the trainee must: or have changed his mindset:

      1.   Is positive about life and job

      2.  Is solution and action oriented;

      3.  Has a right attitude towards the company and his co worker;

      4.  Understands and embrace the company business (patay) its product,history and show signs of care and ownership.  

       5.  Has abandoned the undesirable  words and thoughts)

Beefing up our customer service personnel and program

What:   to have infrastructures and personnel and system to further delight our customers

This program consist of:

1. Rewards and card system for existing customers;  more promo items for our customer (part of the 20% ME)

2.  Additional positions to handle customer service program at BPI and at the SBU

3.  Construction of customer lounge like in Calamba and Pangasinan

     1.  Rewards and card system

          This will enable us to save on:   ME and CF as we will only spend for the card and the reward points which is usually 1/2 of 1% in most stores.

           Types of cards:

           Say 

           for Holy Gardens

           1.  Kapamilya   cards for purchases of 30,000 up P100,000

           2.  Silver Card for purchases of P101,000 to 499,000

           3.  Prestige Card for purchases of  P500,000 up to P999,000

           4.  Platinum Card for purchases of P1,000,000 up

           Privileges:

          1.  3% discounts on repeat sales without agents

          2.   1 rewards point for every P500.00 payment, one point is P5.000
                if they pay in the office.  0 point for payment for collection from the house.

         3.   Special promos for prestige and platinum card like:

              1.  Dinner for two at a select restaurant

              2. GC for new purchases

              3. Priority when there are promo items 

          The above will be managed overseen by:

           Third CSS (who is a true and dedicated CSS for customer service/CRM

         For Majorem Lending:

        1.   All good paying buyers of Holy Gardens will be issued Majorem EZ Credit Access Cards that will be pre approved, upon proper meticulous credit checking.

        2.  The card shall have maturity of 3 years

       3.  The card will be sent to the residences of the buyers and will be activated when they agree to the terms and conditions of the EZ credit access card:

        (in addition to the general conditions of the card)

        1. That they can get up to 70% of the NLP (current market value) of the plot they purchased)

        2.  That they would sign the necessary docs when they avail of the credit;

       3.  The interest rate shall be prevailing interest per month plus 4% monthly penalty compounded

        THE CARD SYSTEM WILL BE OUTSOURCED PROVIDED THE TOTAL AMOUNT SPENT INCLUDING THE REWARDS POINTS SHALL NOT BE MORE THAN 3% OF THE ME.

       2.   CUSTOMER LOUNGE

       We shall construct, as we build the new office of Calamba a space for customer lounge which could be 40 to 50 square meters.  Its features;

      1.  Carpeted

      2.  Well lighted (soft lighting)

      3. Well appointed interior design

      4.  With reading materials:  magazines and newspaper 

      5.  Soft music

      6.  Hotel standards CR

      7.  Free coffee, tea or even soft drinks  and food servers to boot

       For Pangasinan, we can have one of the chapels temporarily, or have an area in the crematorium for the lounge., 

     3.  Additional personnel


          1.  The SAA

               This is in addition to the current records assistant:

                The responsibilities:

              1.  Supervision of records receipt, checking, signature and delivery to the customer within 7 days, with estate management, health tips brochures hand outs/manual, promos, vitamins and other goodies

              2. Repeat sales

             3.  Recruitment and training and sales directors/sellers including their SEAD and making sure that their com are paid ASAP

            4. Resolving customer complaints asap, on:   missing undelivered docs, lousy interments

            5.  Making sure that the card system works well

            6.  Crafting events and promos, sales campaign for the SBUS

           7.  Coordinating sales target achievement across the board:   holy gardens, destiny, and Majorem Lending

           2. Additional CSS (the third CSS at the SBU)

              For sales and marketing purposes at the SBU:

             1.  Reports on DPMS from the  office personnel and the sellers

             2.  In charge of recruitment and training of additional sellers at the SBU

         6.  Proper accomplishment of PPA and pouching to the 3rd
              custody of OR and PPA

        7. In charge of the master file together with SFC

        CSS 3   Customer Service

        1.  In charge of rewards system and  delivery  of cards and attending problems thereof

        2.   In charge of lounge or about to be made lounge

        3.   In charge of social media posting:   blogs and facebook

        4.  Regular posting at best pictures and Kaizen report

        5.  In charge of QR code (to be coordinated with CSS 1)

Report on trip to Canlaon City and rest of Negros Oriental

This is the summary  of possible business opportunity in Canlaon City and Negros Oriental.

Our trip took us from airport in Bacolod, then passing through mountain passes to be in Canlaon City.  We arrived at Bacolod Airport at 5:30 (left Naia 2 at 4:30)
and Canlaon City at 8:00 am.   After breakfast, we went around.

1.  Canlaon City

Canlaon City is a 4th class municipality with total population of 57,000.  Most of the land in the city proper used for market,church, and munisipyo was donated by the Bautista family (side of mother of Dr. Joaquino  It is some 90 km from Bacolod and 160 km from Dumaguete

The weather is cool and the city was to be the summer capital of Visayas for the right reason   It is 2,800 ft above sea level.  . It is also the vegetable  basket of Visayas where cabbage sells for P10.00 per kilo.  If you want to invest in food security. (some city planners and DOT can position Canlaon is the summer destination of Negros.  

     Properties presented:

    1.  5 hectare of Dr. James which abuts and besides the municipal cemetery is full.  He said he bought this because the munisipyo planned to buy this from him to expand the cemetery.   This is flat and rolling.  This office plans to devote 1 hectare for masa building apartments for rent sale to poor people, say P6t for every five years. The rest of the property will be below the ground at P20,000 per plot double interment     //

    The net to us at 50% NLP is P53,000,000 and we would lose if dev cost is at P1,000 per sm.   We limit this to P700/sm.

   2.  4 hectare of Bernard Bautista (tito of Dr. James)  with 73 meters width and 500 meters length (just like Holy Gardens Angono, a long strip of land) passing beside the Caltex Gasoline station.  At 2t selling price (which is rather stiff at the place)

2.  Vallehermosa   they have a site near the cemetery 4 hectare, about 2 hectare nakalutang, 2 hectare fish pond.  Good for cemetery.   The project of Eduarte will work here.  Vallehermosa is a 3rd class municipality and overtaken by Canlaon city.

3.  San Carlos City.  

Canlaon over looks San Carlos City.  Population is at  123,000 which makes it ideal for memorial park project.  We will look into this later on

4.  Bais  //

      The Vicente family owns 3,000 hectares here.  There is a site that can be cemetery, di tambakin. near the municipal cemetery possibly for JV.  The family may ignore if this is for just 3 to 5 hectares.  Bais is a 2nd class city with population of 76,000 and famous for the sand bar, whale and dolphin watching.  Known as the cleanest city in Negros

5.  Guihulngan

     The largest town of Negros Oriental.  We did not visit.   The population is     and it is 130 km north of Dumaguete  It has population of 95,900.   It is thus ripe to be a site for a memorial park

6.   Sibulan   ///

    It is is 3 to 5 km North of Dumaguete, site of the port and airport.  There are still cheap  land available for JV.    It has population of 59,000, ripe on its own for MP project.    It is virtually the city proper and can just be like Oton   Totek has cousin there, and Bernard recommends that we have one there.

            An on the job training program will be prepared which will be prepared which will intensively give the MT theoretical and practical knowledge about the business and its operations

     3. After six months, the trainee shall be assigned to a supervisory position, either as full supervisor, or assistant, and his salary accelerated to such level, with out going through the R levels. (or dropped from the rolls)

Revision of agreement for pay card.

Subject:    Revision and inclusion in the pay card of terminal pay inclusion

Please have an agreement with the employees/holders of such to have an agreement:

1.  That such card is the property of Holy Gardens groups its affiliates and assigns and shall be returned to the company upon death, separation,  loss theft by the holder.

2   That the terminal pay of the employee shall not be through this card but shall undergo the normal procedure of clearance as enumerated in the employee handbook and is the normal procedure for dismissal or resignation.  The terminal pay shall be through check and after signing a quit claim document

3.  That the holder shall be responsible for the safekeeping and proper maintenance of the card and could not claim non payment/non receipt as an excuse from such negligence.

I have noted that many companies using atm or pay cards have reverted to the check mode again because of challenges of:

       1.  Missent pay
       2.  Nakurog, problem with ATM machine
       3.  Hold ups of employee withdrawing from ATM machine

More opportunities abound: new projects new ventures

Yesterday,  we had almost 5 hours meeting:  2 hours in the morning and 2.5 hours in the afternoon.  I also saved a trip to Mindoro to talk to Percy Martinez to talk about back filling and completion of major roads in Holy Gardens Calapan.

1.  With ABKT and AB3

    1.   We signed the 37 million assignment of plots at Holy Gardens Greenhills, in exchange for the 37 million worth of shares.  completing the 2nd of the 3 phases of the assets exchange (the third phase will be the 17 million subscription to free the company from CGT

         We also signed the supplemental MoA

    The next phase will be for the P17 million for the subscription receivable.  This will be a no cash out transaction.    AUG will borrow from Amber Properties,   P17 million, then AUG will  use this to buy P17 million worth of plots AUG, AUG will use the amount to buy the subscription receivable from  AB3 et all.

    The final submission delivery of the Deed of Assignment of Shares shall be completed upon the completion of the P17 million purchase of the subscription receivable.  


    The others will be involving the  cash, ICR, and Trust Fund 

     The name of the company will be changed to Holy (alternative Ang Uno)  Gardens Life Plans and new office shall be at 3f Juana Merced Building, Angono Rizal.

     We will be engaging the services of Atty. ABKT at P10,000 a month for Destiny who will initially handle the project for IPO:   Holy Gardens Life Plans, Chapel and Crematory.

2.  With Percy Martinez for Calapan:

     1. We will engage him to complete the backfilling banlik for 1/2 of the HGCalapan

     2  Phase 2 the construction of the major roads at the 1/2 of the park.

3.  With Ben Alcantara.

Agenda:

1.  Signing of the MB life proposal for GYRT and PkA
2.  Health Insurance

1. GYRT and PA

     1.  The final approved rates are:

            1. GYRT     P0.30/1000 per month  or 0.36%  per annum or P3.60 /1000

      +

             2.  Personal Accident c/o Malayan Insurance    P1.00/1000 per annum

                  Total rate of GYRT + ADD (PA)   =  P4.60/1000    (0.46/annum)

             3     For five years    2.3%  (P23.00/100)   (We have a margin of 1.7% since we are charging 4.0%

            4     Premium     P4.60 x 30   =  P138.00 to be paid in advance for a P30,000 account.

       Action plan:

      1. We will start coverage for all new and existing accounts by May 1, 2017

      2.  An insurance assistant will be doing insurance work only  The AA for MLII will do this initially But we will have to hire one

      3. We start training by Thursday May 11, 2017.  We will have forms for underwriting

2. Others:

        Pregnant women are not insurable

3. Mr. Levi will give a quote on health insurance for our staff, provided he is given a list of employees to be covered with their names and age indicated.  We have coverage for employees provided they are one year of more with the company.

    We mentioned for the same employees, to encourage loyalty and passion, that we will provide housing at cost in Pantok Binangonan

3.  Query on exclusions:

    Mr. Levi said that there are individuals who are insureable and not according to the query by Ms. de Luna, that many individuals are left out of insurance coverage.  We are able to cover many individuals
