Key points of discussion with Greenhills Development Corporation

Meeting with Mr. Henry Tanedo,  son JR, Jorge Saguinsin and Ms. Madelene R. Saguinsin last November 22, 2016

1.  Development of the Bangin (HGGMP phase 2, 10 hectares

    The project will cost about P110 million (max) and shall cover:

   1.  Roads

   2.  Slope protection

   3. Landscaping

   4.  Images and religious shrine

   To reach the P1,000/sm target cost:  

    1.  We set back 10 meters from deep portion;

    2.  We avoid the ravine along the boundary

   3.  Avoid cut and fill:   for the highest 96 meters highest point, we build the shrine and from the road below, we build a way of the cross, a la real via cruces to create a shrine and religious attraction.  We erect a 50 meters, 50 ft image of Kamay ni Jesus, on a 10 ft pedestal.  Besides it will be a  100 sm open chapel, and at the wall will be ash crypts.  The said spot is accessible by the via cruces

   4.  The goal is :

       Have 33,000 lawn lots   x   P30,000/plot    - 990,000

       GE     100 ge x 500,000                                  50,000

      Ash crypts 2,000 x 30,000                               60,000

     Body crypts 3,000 x 10,000 lease                    30,000

Notes:

1.  The selling price is minimum

2.  Estimate on saleable area is minimum

3.  The project will be completed over 5 years

4.  50%- 50% sharing after development cost

5.   GDC shares in cost of plans which will be discussed this coming Friday, November 25, 2016

2.  Crematorium, chapel and commercial space at the set back of 50 meters in front of the park

      1.  Crematorium shall be constructed at the eastern side of the property at the middle set back from the other buildings to:

           1. Avoid the hot exhaust and temp of the crematorium

           2.  Avoid fires of adjoining expensive buildings (like commercial properties) and chapel because of high temperature

          3.  The 100 sm crematorium shall be borne by both parties as per JV, there will be additional 100 sm for office of Holy Gardens sales office located in front of the  crematorium (40% customers area) and 60% for office

2.     Bereavement Chapel shall be at the western side of the property at right wing (facing Mt Makiling)  good  for 4 small chapels at gf, and 2 big chapels at 2nd floor with family room, minimum 50 bereavement chapel with family room,  There shall be lanai, space for grilles around  at the grounds, and even dirty kitchen.  there shall be parking in front of the chapel

     Sharing:    50% 50% after expenses if there would be no further investment, 50% -50% after com, on the gross if they contribute capital

    For current funeral service, since GDC has no investment, the following are allowed:

   1.  Construction of 100 sm store room:  70 sm for materials and casket storage, and 30 sm embalming room (to have building permit and be licensed by MHO)

   2.  Sharing on the chapel rental, and or net after expenses of funeral services.

3.  Support for the above project and timeline:

        Bangin development -   to start at 2nd qtr of 2017 five years to complete, after obtaining dev. permit

      Crem and office building  - 1st qtr of 2017

     Sales efforts must be integrated and harmonized. as AUG needs at least P40M cash flow to support the development

     1.  Give the backlog of 3% to sales directors

     2.   The office staff must  not compete with the outside sellers;  the comptroller must strictly observe and comply the no sales directive.  The sellers are alleging that the same has nominee for her sales efforts  

    3.  Due respect and privileges must accorded to the sellers they earned it

    4.  Sales and accounting policy and interpretation must be settled at the level of HT and AUG top officials and not by GDC comptroller as it is happening now.  If this continues it is suggested that GDC appoint a personnel who will not be power player

   5.  Pronouncements must be made only at the office after the top officers have discussed and decided on the matter
