Proceed to sell Using OTP at Calamba and Pangasinan

            Launch date of October sales campaign

      We planned to launch the campaign for special  sales of products yesterday October 2, 2017 however there were hitches and challenges:

1.  Non- delayed submission of Marketing Plan. While we were talking and praying about this for a long time, only Calamba ang Pangasinan and La Unionhave submitted.  Morong, Calapan have not submitted

    The marketing plan should integrate the special plots sale; the promo for teachers, and the flash promo.  There was a question as to whether an SBU can proceed selling without an approved marketing plan.   The answer is NO.  Planning is an essential part of management skills, and running an sbu.  PLAN DO CHECK ACT.  (PDCA)

2.  We were non able to obtain development permit for Pangasinan and even more so alteration of plans at Calamba:

     a.  In Pangasinan, we still have not done the topo although we all ready have the Site Development Plan, all fully paid for.   One of the TCTs is defective  thus we do not have complete engineering drawings.  The SB has not acted on our application for Development Permit

    b.  In Calamba, the planning officer requires the written consent of 50% +j 1 of residents (hahah paano kaya patay ang karamihan;  applicable lang sa subdivision yata yong rule na iyon

3. Therefore in so far as Calamaba expansion and Pangasinan are concerned, we can not sell using the regular PPA.    We have to use the OFFER TO PURCHASE FORM, which specifies that the buyer is an offeror and he is going to buy for investment purposes and that he/she does not expect to use the same for interment for the next 2 to 3 years.

   We can proceed to sell using the form and we ask you and that of the sellers if that is feasible.  We have enclosed the PPA format for Calamba.

  The format for Pangasinan is that for Par 2 to 10 

   To recap:

   La Union and Calapan  upon submission of the Marketing Plan as approved may proceed to sell.

   Pangasinan and Calamba can proceed to sell:

   1.  Approval of marketing plan

   2.  Approved price list

   3.  Using OTP form (a sample is attached)
