Expanded business opportunities (sales and collection) from Canlubang Amaia and Avida Housing projects

To   Frenzie

Thru:  Madel

cc:  Mr. Henry Tanedo
       Greenhills Development Corporation

Subject:   Expanded bussness opportunities (sales and collection) from Canlubang, Amaia, Avida upscale housing projects

1.  In addition to the senior citizens and pwd as captive buyers for at need sales,
(thats 458,000 total Calamba populations x 8.2%  thats the percentage nationwide of our  population over 60% that doubled from 4% five years ago or 37,556 -  sa kanila lang ubos na existing inventory natin) there are an additional opportunity:

2. Canlubang

Yesterday was the first time I was in Canlubang and I did not realize or knew the vibrancy of the place, and the number of people who live there. Canlubang is the number one barangay in Calamba with 65,000+ population, even bigger than some towns where we have projects.  Canlubang extends to Sta Rosa and and Cabuyao covering some 3,912 hectares.    Ayalas Nuvali Evolving projects are there... With come 2,000+ upscale (Class b houses 3 to 9 million in selling price

Ito malapit na pamilihan na kumpleto. Nuvali has its own mall but incomplete

3.  Nuvali Avida and Amaia

Amaia an Ayala project numbers about 500 houses Ciudad de Calamba about 500 houses too, Filinvest about 300 houses.  but the biggest would be Nuvali Avida. with about 2,000 upscale houses. The nearest memorial park is Holy Gardens.  And in these subdivsion, bawal ang burol

From Nuvali, the nearest commercial area would be I mart at Canlubang, via Don Jose Yulo Avenue to Canlubang. and from Canlubang to CPIP and to Barandal.  I wonder whether they can exit at upper portion of Barandal... I think they would rather have their interment at upland, and have chapel burol at HolyGardens Chapel. Ito pinakamalapit

Artist concept na o as built?

Nuvali Sta Rosa Artist Concept

      200 meters away...

Frenzie Madel:

    1. Ano nasa isip ninyo paano maiexpploit and informationng ito?  Verify the
hypothesis na corrrect ang information (would they go to Sta Rosa)

We should cater to this Class B group and even lower A kasi malapit
Maski hindi na natin itarget ang taga bayan.

   2. How do we get this target market to our gunsight?  Dagdagan effort this
      market.

   3. We should have group accounts sellers to for the industrial buyers.

Therefore,  the more we should be able to sell more and be excited and up the level of customer service....

Jorge,

Talk and Walk

A person is revealed by actions not by words. Words at best are mere intentions of what they want to do or what they want to be but behaviour can reveal discrepancies. You and I should mean what we say and say what we mean. The doing should match the talking. #PassionPurposeProductivity

3. No late or absence.  Just one event is a cause of stoppage from further attendance in this orientation

4.  Proper decorum:  attire, behavior:  courtesy and respect, focus,  obedience.

orientation date start their requirements:   transcript, health certificate that they
are fit to work, certificates of employment from previous employer, references,
