Freebies and discount for on line and office sales; papatok kaya?

Objectives:

     2.   To leverage on the purchase of Destiny Plans and its being renamed as
           Holy Gardens Plans.
     3.  As an alternative low cost marketing strategy vs the traditional agency of HM which
          will cost us additional 16%

Reality

    1.  Even the traditional set up of sellers sales manager seems not be working any more.  
         Even HM reports that sales of HMOs are higher at malls. 
    2.  Everything seems to be sold at Lazada:   clothing, bikes, accessories, electronics, etc
         drugs, food stuff  Lazada invites sellers to use their platform
    3.  We are not exploiting these channels and even our goal setting our past performance 
         does not recognize the opportunity with these new channels... although the sales and
         collection channel we are using is expensive:


What to do:

1.  Inquire from Lazad and Olx how we can sell via their platform...
     Gawa tayo ng apps natin... (an expensive alternative)

2. Implement vigorously the collect anywhere, bank to bank payments using Metrobank
    (Madel update)

3.  Encourage inbound marketing via various promo:

Background:

As per your text report and our telephone conversation, the Parish Priest of Lawa went to your office with the following  request, reporting that he knows Mr. Henry Tanedo (which was later confirmed to be incorrect)

       1.  Donation of a plot 
       2.  50% discount on the interment

which under our present sales policy and joint venture agreement is not allowed exceeds the limit (only maximum of 10%) 

Resolution:

This office suggested proposed

    Usufruct or Assignment of Right to Use by us  (Holy Gardens Greenhills)
for five years to the user (assignee - the dead sacristan) after which the remains can be cremated and cremains be brought elsewhere P1,000 documentation charge for Usufruct,   50 % discount on cremation by having basic bare interment package...P15,000.

   Total cash out from the good father:   P15,000 +  P1,000 =   P16,000

    The good parish priest will make a written request to us to document this transaction.

    This was communicated to Mr. Henry Tanedo and Ms. Madelene R. Saguinsin and they interposed no objection/probably agreed.

   As per your latest text, the  good Father has submitted a written request, is thankful and proposed that the family will buy the plot subject of usufruct

  This memo documents confirms all our conversation regarding the said event.

Should there be no comment, in two days, this memo is deemed OK with everyone.

For your guidance and direction, I am summarizing, as I have summarized for our Board of Directors for their confirmation,  the salient points of our 2019 Marketing and Sales Campaign...

I strongly urge and enjoin the sbu  CMO to memorize and know these by heart and ABE to:   your staff, to your customers to the public at large.

                                                Approval of 2019  SALES CAMPAIGN PROGRAM 
                                                                              AND INCENTIVES

                        Challenging and competitive times calls for new ideas and innovation and motivation

                Resolved as it is hereby resolved to approve the following programs and incentives for 2019:

       1.  Products:   

          1,   Start and promote the following products at Pangasinan and Calamba.

                1. Chapel and memorial care services  (funeral services) with emphasis on package rather than just renting chapel per day

                  Upgrade chapel in panga -  renovate like Morong add 2.5 hp aircon, eliminate non aircon0
                 
                 2.  Cremation with services (so that we just dont sell direct cremation but be competitive with infant, and bone cremation

                      Hire professional staff to run the Chapel Memorial Care services and cremation;  get licensed embalmer;  pay competitive pay

                3.  Pre need but using Destiny Plans as platform  push for the FMV (fixed money value) or MVP (Money Value Plan) non trad

         2.  Go for bundling 

    2.  Price:

               1.  20% dp for plots 3 and  5 years to pay with 5% interest per annum for regular plots (non promo)

               2.   Zero interest for 5 years to pay annual (still 20% dp)

               3.   5 years to pay zero interest no dp continuous for Calamba bangin and Malasiqui to be competitive

              4.   5 years to pay zero interest for bundling

              5.  Discounts  For spot cash:  (Pre Need)

                                Less 5 % total:   3% discount   +  2%

                                 1% for special treats:    worth P500.00 for P50,000 and above purchase like Jollibee bucket or chow king  Lauriat

                               1% for PAI   for same amount of purchase worth P500,000 coverage  (New)

              6. Discounts for AT NEED

                         1.  10% Discount card to be distributed to Barangay Mayor Councilors, VM,  for at need (computaiton is 1/0.80)   AGES 1.59
                              only 6,000 will be distributed 1,000 per sbu

                         2. Privilege Card Membership for SC and PWD DISCOUNT MAX  for ages 60 and above

                                    less 20% and less 20%  a total of massive max 36%;  nationwide this a has a potential size of 90,000 for all sbus
                                    total sales of P5 billion.  OUr goal is to get 20% membership

3.  Placement (mostly for office) for recruiting and motivating agents, and collecting, and getting higher NCR via cash sales and massive collection drive

               1.75 to   2.75% ORC for hitting their collection target

               2.0%    ORC for CMO for personal sales that are cash at 80% collection achievement 

              1.0 % prize for SE for achieving at least 10 sales per month

              2.0% prize for SD for achieving 100 sales per month

Privilege Membership Card for Senior Citizens and PWD 20/20 DISCOUNT

          The following were discussed as ammos, freebies, arms for achievement of sales targets:

          1. For achievement of cash sales (other than IS and FS) and or upgrading by at least P20,000.00 for                FS

             1% of Total Selling Price as maximum  freebies in addition to 4% cash discount, in the form of                      KFC, Jollibee bucket, chowking  lauriat.  Nagdedeliver ba sila

            2.  For those who bought the Destiny Plan -  give one invitation to membership free.   Say you can cover those who are not insureable for membership so that they can avail of less 20% on Senior Citizen and 20% more.

1.  Mga senior citizens 2 or 5 years from now, will surely buy plots and services or be provided by the heirs 

2.  They are no longer insureable and hence can not buy pre need;
3.   They get 20% discount and for some honest traders + 12% vat exemption or total of  32 % (we offer only 20%)
4.  To assure them of a sure discount and much higher at that

5.  We can offer less 20 less 20 or 36% discount adding only 4% but may 
     look misleadingly attractive as 40% in all...

    If we offer at need of  SRP/0.80, we are actually adding to the cost 25%

   So if we offer this only at need, 36 - 25   11% discount to be discounted 
   from selling price, and since this may be spot cash, that is 1% less, and since
   there is no more collection fee....

6.  Applicability:    all products and services, singly or in combination provided the total at need price
     is not lower than P65,000

7.  Who may be qualified

    1.  Senior citizen  (above 60 years old)
    2. Pwd all ages

    PROVIDED  with  VALID SENIOR CITIZEN AND PWD CARD

Subject:   RE INTRODUCTION OF 2018 INCENTIVES for every HOLY GARDENERS

        Objectives:

               1.  To revitalize energy and efforts to work hard and meet targets

               2.   To reward the customers, the sellers and the employees

        Reality:

             1.     It is the end of the month and we have disappointing sales and collection report as of yesterday:

                Sales:       Plots:        36                  P1,256,991     vs         1019
                                 PIS           19                       451,999     vs           594

                Collection:     Old    P8,288  k    vs   P13,353 target or 67%  performance
                                      New        767  k    vs       6,440 target or 12%  actual performance

                                      Total     9,047k      vs     18 793 target

                  It was pointed out that IS have not been included.  This would be checked.

         2.  Some quarters who have just come in Region I and elsewhere who do not yet know our systems are quick to point out complaints about motivation.   We have plenty in this power point and it is obvious that they have not seen nor paid serious attention to this  (Quick to judge without reading or discerning  

        WTDN next

         1.  We had a meeting today with HR, JA, Ms Ab, regarding this topic  They have to review the ppt on the incentive mechanics and submit a resolution on the action plans:     what, amount, who will prepare and when to be paid

              This has to be communicated well to the SBU via:

              1.  Refresher course with Panga, Calapan, and Calamba tomorrow
              2.  Skype telecon and email to SBUs. (and submission of PPT reflection from Oton and La Union)

               There are a number of incentives that are in store so that we may achieve sales and collection target

                1.   CTA (Collection Target Achievement Award) for amortization of previous year's sales
                2.   SAA (Sales Achievement Award) for NCR (60%) derived from new sales, IS, and PMS, PIS
                3.    ARRDI   Accurate and Rapid Documents Delivery Incentives
                4.    Spot Cash Incentives:   for the Buyer, Sellers, SBU and 3ffb  to assist SAA
                5.    Remaining balance full payment incentive:  for the Buyers, SBU and 3ffb to assist CTA

                       (We have unfulfilled uncompleted Rewards for payment at the SBU equivalent to P100/ 1 point)   For the  P8,000,000 July collection,
                         we would have paid 80,000 points) Sayang

         2. Ms. AB said that the former SAA had pending memos for approval for the 1st quarter;   none for the second quarter yet.  This has to
              be discussed well with Ms. Madel.  Ms. Joan will push for the approval and payment.  THIS WILL DO WONDERS FOR THE MORALE OF 
              MANY

The high cost of living today is enough to get on anyone's nerves, especially when you live on a budget. One of the best ways to offset this trend is to learn the art of negotiation.

Negotiating a better deal on the cost of services and prices was a fairly common practice in the past. With some effort on your part, negotiating can serve you the same purpose today. If you have never tried your hand at negotiating prices before, there is no time like the present to learn. Below are five secrets you can use to improve your negotiating and save yourself a lot of money.

Tip #1 -- Be Informed

Before you can negotiate a price on a service or product, you need to know the going rate for these in the area where you live. This can be accomplished by comparison shopping online.

Say, for example, you need to buy a new set of tires for your automobile. By doing a search online, you can compare the cost of tires from three or four dealers in your area. A deeper search can even reveal the estimated markup or profit margin each of these dealers has for their products.

This information sets you up for knowing how to negotiate. With this knowledge, you are ready to approach the owners or managers of these dealerships to negotiate better deals.

Negotiating is a two-way street that benefits both parties. In the process of getting better prices for yourself, you need to show the company how they, too, will profit from the business deal. If negotiating will encourage you to become a regular customer, businesses will be more likely to agree.

If businesses feel you are only in it for yourself, your efforts are less likely to succeed. By negotiating with the right mindset and motivation, both parties benefit with positive and productive results.

Tip #2 -- Use Price Matching and Discount Coupons to Your Advantage

The use of discount coupons is an excellent way of getting a lower price on the goods and services you need. Many stores honor both their coupons and that of their competitors as well. This gives you better bargaining power, as you are not limited to just one or two shops to get the discounted prices you desire. Some shops are even matching the competitive prices found online with sites like Amazon.com in an effort to expand their clientele.

By taking advantage of price matching and discount coupons, you can come out on top with fantastic bargains. Discount coupons are available for all types of merchandise today including food, clothing, furniture, electronics, computers, auto accessories, cosmetics, and more.

It may take you some time to cultivate the coupon habit, but once there, you can save thousands of dollars on top name brand merchandise every year. As the saying goes, "a penny saved is a penny earned." This could not be truer for the smart shopper who is willing to learn new tricks to save valuable money.


Tip #3 -- Don't Be Afraid to Ask For The Discount

Don't be afraid to ask for a discount or lower rates for the products or services you need. Nothing ventured, nothing gained. Most sales reps are able to bargain with their customers, especially on large orders.  By inquiring about a discount or lower monthly rate, you open the floor for negotiations.

Tip #4 -- When A Discount is Not Possible, Look for a Bonus

Some sales reps are not authorized to give discounts, but they can offer bonuses to potential customers in order to clench a deal. This is quite common in the business world.

Depending on the circumstances, you can ask what bonus they could offer you to go along with the purchase at hand. The bonus should be something you need to make it worth your while.

Take time to discuss options with your sales rep and see what he/she has to offer. Because of stiff competition, many companies are willing to take extra measures to attract new clientele.

Tip #5 -- Seek The Manager When Necessary
 
In the event you get a sales rep that is unwilling to negotiate for lower prices or bonuses, you can always request to speak to the manager directly. This is a strategy you can employ whether your purchases are large or small. Simply explain to the manager you are a regular customer and would like a discount as a reward for your faithful patronage.

If the manager denies your request, you can ask him if he has the authority to give discounts. If the answer is yes, you can respond with something like:

"Oh, I see. You can give me a discount if you want, but you would rather not help me today."

This obviously puts the manager in an awkward position, prompting him to then see what can be done for you so he won't feel so bad or look like a jerk. This scenario can actually help you get some of your best deals.

Keep in mind that mutual courtesy and respect are key elements in any negotiation process. If you find yourself at a deadlock in getting the price you desire, you have two choices: give in or walk away.

Chances are there are other businesses in your area you can look into for better options. In walking away, however, never close the door behind you, just in case the original offer turns out to be the best deal after all.

These are but a few negotiating strategies you can incorporate into your buying process to get better deals. Negotiating is a great way to obtain top merchandise at great bargains and helps you save hard earned cash for your future.
