Minutes of the meeting with Mr. Tony Syyap, and Emmanuel Leonardo Chairman and Business Development Officer of Forest :Lake Parks respectively

We met at Coffee Beans at Shang Mall yesterday January 21 2017 and we talked on a number of topics:

1.  Holy Gardens La Union memorial park

   The chairman of  Landco, Mr. Xerxes Burgos is from Vigan Ilocos Sur, and is interested to do any and all of the following at Holy Gardens La Union

   1.  Acquire a right of way grant to the adjoining property which they intend to develop;   They will pay a passway of 3% of NLP for every sale

   2.  Buy a portion of the memorial park as raw land

   3.  Market for us unsold inventory of about 4,500 plots  (They have idle  sales agent from fully sold San Juan Forest Lake

    They just opened a Bauang (town before San Fernando, 16 hectares, phase I is 6 hectares, 50% sold out.

2.  To be dominant memorial park builder in the Philippines

   Noel has 23 offers/projects in the wraps, and they intend to open 10 in 2017.  They have problems like weather climate as in Legazpi, flooding, govt regulations

   They have 23 memorial parks right now, 17 are operational.  Most of them are turn around -  existing with licenses.  They avoid new projects where start up costs are tremendous where there is plenty of red tape, and at least 3 years gestation period.
At one point, they sold over a billion with P500 million cash flow.  Forest Lake a subsidiary of Landco is flourishing while the mother company is not

3.  They could not still figure out how to operate chapel. Their chapel in Binan, now fully sold out, cost P25 million to build.  Now that is too much, I observed. P10 million would be a good price (so Albert Alba withdrew when the price ballooned from P10 million to 25 million.   They recruited x Loyola Chapel guy to handle this and I said that may be a bad idea as per my experience (the xs are really xs  for chapel business - they acquired plenty of bad habits and practices

4. They benchmark our interment and they admire Holy Gardens innovative while they excel in project conception, acquisition, and implementation.  They excel too in agent recruitment, training and selling

5.  I said the future of , memorial business is in chapel memorial service and cremation.  70% of memorial expenses is into caskets and services with the rest only for plots, crypts and others.  

    In the future, with the trend now into cremation, and difficulties in building memorial parks, cremation would be the king.  It requires minimum investment fuss, and is cheap for the end consumers.   At 28 k cremation package, this is the lowest you can get

6.  I mentioned our acquisition of the memorial plan business.  They would invest into that if they can make a sense out of cremation and chapel services.

Mr. Syyap is happy again that we met and admired the Holy Gardens and the deep thought we have about memorialization.  We said we still have  lot to learn, and we will live long to continue giving jobs to many,and levelling up the memorial business

I can foresee the following opps:

1. Ivest Build chapels and ash crypts and crem in memorial park
2. Employ their agents to sell memorial plans
3.  They make investments in the memorial plan

Thus we build synergy among:   Holy Gardens, Destiny Plans, Forest Lake and Nathaniel Crematorium (Techwin) to  level up memorial business.
