CAPF amendment - increased benefit with ADD

Please amend/edit to up our CAPF (and include capf in your cash flow;  CAPF must be paid in one year) that it is increased from 3 % for amortization deemed paid to 5%

          The additional benefits:

           1.  Return of amount that have been paid by the customer (principal only)

           2.  ADD   (Accidental Death and Dismemberment)

                      1.  Double the benefit in case of accidental death
                      2.  100% amrotization deemed paid in case of permanent disability:

                              loss of both sight;  both arms and feet
                              paralysis, being comatose (vegetable)
                              50% amoritzation deemed paid in case of loss of one eye, one arm, and one leg

Sirs:

We are submitting for  your notation the following proposed sales program for Calamba for a 60 day period from March 1 to April 30,2017.  Our other
SBUs (other Holy Gardens) JV partner and SBUs have agreed to this proposal and we are going ahead.  We deemed it wise to include 
Greenhills Memorial Park, to support the lagging sales and declining cash flow:

1.  Objectives:

    1.  To attain sales of 1,000 plots for 2017

    2.  To level up further our cash flow/receipts by JV

    3  To serve as a template model for bangin expansion and to sell 30,000 to 40,000  plots fast ( in say 10 years)

    4    To generate awareness and interest once more at Holy Gardens Greenhills Memorial Park in connection with #3

2.  What:

     Selling 1,000 plots under a no downpayment 0 interest, 60 months to pay at 48,000 (P800) a month
     We found out that when ever we have no down payment scheme, our sales go up.

     Other plots:   prime, super prime special premium shall be sold using the old price but sold under a 60 months to pay
     0 interest, no down payment scheme, which makes ownership, sale easier  ( I will be sending a separate cover  the proposed
     price list)

3.  Significant changes:

        1   ME    -   20% ME 

         Because of reduced net lot price, the commission shall be upped as follows:

         Sales Execs   -                    from 7 to 10%
         Sales Manager                   from 10 to 14%
         Sales Director/agencies -  from 13% to  17%

         We will give also prizes:

        1.  Up to P100,000 to the SBU staff for 100% achievement of sales target (1,000 plots) under certain provisions like
             having 100 sales execs/managers/directors at least

        2.  Up to P100,000 to top sales director agency provided 300 plots sales achievement

        Bonus award:    a bantam car again say 700,000 to 800,000 worth for topnotcher SBU and  sales director/agency
        nationwide. 

        N.B Those who won are no longer qualified for the car, but only for topnotcher performance award at the SBU

         Outright payable in 8 to 9 months,  (please take note that in the past promo, we have
         not been paid the balance of ME for the sales director, hence the decline in the number 
         of active sales director)

       3 .   PC from 12 to 20%.  This follows the actuarial recommendation for the industry made by AAI (Actuarial Advisers Inc) that the
viable PC contribution to last for 50 years is 25%

      4.  5% collection fee;  our collection is declining and our inability to collect aggressively results in lapsed contracts because we can not 
compensate adequately

This is patterned  after a memorial park which has grown from nothing to almost 23 nationwide and generate a total cash flow of P500,000,000 a year, and sales of P1 billion
at least.
