l. Goals: to achieve net income, cash flow target, enough customers, and execute manageable tasks. To be ;prosperous as we serve our customers
2. Reality:;
Net Income: We have not met our income targets, nor have we submitted our FS on time, we do not even have a comptroller although we can afford to get one.
We are only 50% to target for cash flow. We cant pay our suppliers, or even our salaries on time. Our cash balances are at all time low.
Enough customers - We sold only 32 lots last July. The promised 20 buyers yesterday ended with only l sale. All we get are promises and commitments.
Manageable executions: we have a lot of vacancies, we cant get responses on time, we do not have tarpaulins, our equipment are old, not properly maintained and begging for replacement. Our repair periods take 2 to 3 years to accomplish. Marketing plans take 6 months or more to finish.
COMMUNICATIONS: basic. Can we do it? Does everybody have a sun sim. Do they answer when they are called? Do they know our CP # (si Amado, na who you ako???!
Reality: That is the reality. People do not know their tasks. People keep on doing the same old tasks. We cant follow the Jan l8, we have-forgotten-memo.

We have sold only 13 lots this July which is very far from that of our June performance. We have over committed and achieved less.

1. We have to improve ourselves and work harder to increase our sales and collection in order to achieve high cash balances. Let’s work out what we have committed;
2. Let’s observe the January 18 memo. Fast execution, fast responses, esp. on things that are very important;
3. I will be responsible for the improvement of my staff, for them to be better and to know fully their job;
4. Our staff here in HGPMP are with sun sim but I will make sure that they are responsible in using it and aware of phone etiquette;
5. We don’t just stay on foot but we have to move forward. Be better everyday. Act at our best this time.

2. Daily monitoring of staff compliance on Basic task (communication, having all the staff use sun sim cards) memorandums, reports and their daily task;
3. Pending items must be given first priority;
4. Be responsible for the improvement of everybody;
5. Be counted.

As we can see were struggling with regards to our cash balances. Our payments from loans, suppliers were not paid on time. As one of the SFC I should focus on these matters.

1. Always make sure that there is enough cash balances.
2. Achieved collection target by:
a. Reduce percentage of arrears clients-send them demand letters, have visitations.
b. Text blasts – Inform clients 5 days before their due dates to avoid arrearages clients.
c. Encourage marketing staff to have sales everyday.
d. Always put in their mind (CSS) that without sales I could not have receivables to be collected & without collection I cannot pay the suppliers, & even to release on time our salaries.

4. As SFC I need also to help marketing staff to encourage clients to avail lots e.g
“Repeat sales”. I already build rapport to other clients whom I’ve collected their payments. So I can encourage them to buy also for their beside lot.

HGLUMP sales performance this month of July is very very low. We only sold 3 units and 2 reservations which is very far from our target which is supposedly 30 units. Causing us difficulty to pay our suppliers and even our salaries on time.

1. Strengthen my leadership ability for me to run the sbu productively and efficiently.
2. In terms of sales and collection i see to it that marketing staff are motivated to sell including agents.
3. In terms of collection we will continue our visitation to arrear clients, push advance payments to collect more and encourage beside and adjacent lot to paying clients.
4. In terms of communication I will make sure that all staff have cellphone and sun sim numbers for easy and fast communication. As of now, all hglump staff have already cellphone and suncellular numbers and contact numbers were already given to people Ma'am Aireen for recording purposes.Also i will make sure that they know the proper way of answering phonecalls and text messages and instill to them the importance of good communication. Proper training and menthoring.
5. Develop loyalty and obedience of all hglump staff by being firm in whatever decisions or orders i make.
6. Making it my own. I am responsible for the development of my staffs so i should teach them the right attitude and etiquette.
7. Knowing our priorities and acting on it promptly. January 18 memo hasten the pace. Fast execution of what is being planned.
8. Motivation and recruitment of agents to further increase sales and collection.
9. Act now.
