Today first on my agenda I went to our JV partner sir felix for the signing of the authorization letter assigning Miss Singco as our authorized representative to follow up the application for Certificate of Registration and License to Sell of Holy Gardens Oton Memorial Park, The revised CRLS and a letter to appealing to HLRUB to give reconsideration by giving us the opportunity to process continually  the Application of Registration and license to sell and not penalize Holy Gardens anymore. 
2. I have also the opportunity to talk with the representative from Medicus Inc that they will refer our company in coming days to their clients and their clients to be our clients too.
3. We put a signage  in the new office by putting a new tarpaulin in front of the office as per instruction of sir JUS.

2. What I have learned on leadership and management today.
I read and learned from the blog of Craig Ballantine that turning pro is not easy at all. It is like having a weight loss or business, it is not easy. Success demands hardwork and step by step guidelines for what we want to accomplished. Turning pro is free, but it demands sacrifice. The way from amateur to professional is often achieved via self sacrifice and great cost,, emotionally, psychologically and spiritually. What we get when we turn professional is we find our power, our voice and our self respect. We become who always were but had, and had been afraid to embrace and live out. Turning pro changes how people perceive us. Those who are still fleeing from their own fears will now try to sabotage us. They tell us we've changed and try to undermine our efforts. They will attempt to make us feel guilty for these changes. They will entice to us to waste time with them as we've done in the past, and when we refuse, they will turn against us down behind our backs. Turning pro is not a decision to take lightly. It is essential if you want to follow your true calling in life. 

3. For the month of February we had sold 7 lots, 1 upgrading to SSN and 1 lot reservation. 
Even though the collection have improved, the sales must be pushed hard because we are still way behind our target. <Ano plano?> In one word.  What is your target.

4. We have just transferred in our new office. We have put up tarpaulin for signage but still a lot must be done to improve and make the office comfortable and beautiful. We are planning to put new pictures and plants in the new office. <what else?>

Good Morning Sir,

1. Starting today I will text and update you Sir daily on what I have done to manage the sbu. 

2. Being a leader I learned that you must be a situational  leader in order to manage your team. Your team has different personality and different ego. You must befriend them to get their trust and loyalty and be strict at times when they get lousy. 

3. For the month of January we the HGOMP TEAM have sold 17 lots. 
    My personal class A prospect are:
1.  Ms. Gallardo -GE Lot
2. Richard Lima- SSN
3. Mrs. Sy-GE Lot
4. Mrs. Olivares-GE Lot
5. Mrs. Lina SSN


4. My co team mates have re arrange the office and cover the tables and logbooks.(We are the SBU who first initiated the covering of tables). We also put up potted plants inside the office to add an ambiance of being in a garden. In the site the GT and FT have made an additional Vertical Garden to enhance the site. And we will still continue to improve the site and beautify it.

 1.What I did to manage the SBU: 

 1.1  I visited the site to be able to see what is to be improove.
 1.2  Follow up to each css the development on their prospects to gain sales.
 1.3  Contact all possible prospects to close sales.
 1.4  Talked to Gt on plans to make the site be more presentable.

 2. What I learned on Selling management and Leadership:

       I should focus in maintaining the system and process towards excellent selling       
       that I should influence my staffs in having excellent sales and hitting the target.

       I should have strong leadership to pull up my staffs in directing them to excellent 
              sales.
       

3. How much is have been sold: Class A personal suspects

    We sold 5 lots for the month of January ( 196,156.92) ,I have 50 class a prospects

 4. Achievements of my staffs to beautify our office and site :

 4.1 We,the staffs helped hand in hand to clean the office before starting the operation
 4.2 We ,the satffs re arrange the office
 4.3 Garden Technicians replaced plants at the entrance to be more attractive
 4.4 Garden Techninicians segragated plants at the nursery by placing name tags and  
       do propagation.
 4.5 TS maintain cleanliness of the cj and sees to it that it has no defect.

Reality:   It is a difficult task getting in touch with MTs by text or email.   Most the times,  emails, text messages are unanswered.  Phone calls are not recognized and those concerned never call back.  The etiquette that refers to communication are:  unknown/unlearned or ignored.

                 2.  Remain as you are and be disciplined
                 3.  Get worse
What to do:

 l.  Run after me to know what you are doing.  After all, I will make the final judgement, call as to whether you will be promoted or get salary increase or not;
