Relaunch of certain products and promos for Malasiqui, Holy Gardens Malasiqui, and Calapan

What:   Price increase to cope up with TRAIN AND 6% INFLATION RATE
             BUT TO BOOST UP SALES WITH 0 INTEREST

Objectives:

      1   To generate additional cash flow for Malasiqui   Calamba and Calapan
           to be used for construction

           Malasiqui                             P360,000.00
           Calamba                                700,000.00
           Calapan                                 360,000.00

                                                       1,420,000.00

     2.  Sales Targets until November 30, 2018

          Calamba    average  P700/month                            3,000 plots


          Malasiqui   average of P600/month                         2,000 plots


          Calapan     average of P600/month                         2,000 plots

                                                        Total                           7,000.00 plots

Reality:  

        1.  Sales of only 60 plots for July;  cash flow only of P9,000,000
             We could be bankrupt soon

        2.  The 2018 incentive mechanics was miscommunicated, not communicated
             and not executed.

Options:

1.  Continue the current sales price list (with interest) but suffer low sales and cash flow.

2.  Change to sell more

WTDN

1.  Price increase of 6% across the board, but 0 interest, offset price decrease with price increase on prime super prime and premium plots, and GE

2.  Relaunch said special offer by middle of September, start offering the promo plots, and making noise by middle August.   Prepare a marketing plan.  What do you call the campaign?  Kailangan may t shirt...

     Relaunch budget:

     Malasiqui:          P50,000

     Calamba:             50,000

     Calapan               15,000

3.  Other things to do:

    1.  Verify inventory

    2.  Make price list on or before August 15, 2018

    3.  Submit marketing plan draft today, final by August 14, 2018

         Applicable promos existing:

         1.    Patsikot for those who registered  (+3%) of gross sales

         2.    Little prizes for achievers (those who did not register for patsikot)

               + 1% cash or in kind prize to those who sold 10 or more during the month based on gross

                + 2% cash or in kind prize for the sales agency that sold 100 or more
 during the month

                For 2018 incentives, we will retain CTA,  and 
                cash discount for cash sales, and payment in full of balances subject
                to qualifiers

  4.  Ensure that you have complete inputs requirements to make this proposal successful:

       1.  Manpower  -  agents, staff:  css 1 and SFC and driver (for Malasiqui and Calamba and Calapan)

       2.  Inputs:    computer, vehicles, vehicles, excel system for abstract (Joane), PRICE LIST (Joane)

           Crosswind for Malasiqui

           NV 350 for Calamba

           Crosswind for Calapan
