It is about being BETTER. It is about self mastery

l.  Goals:   to achieve net income, cash flow target, enough customers, and execute manageable tasks.  To be ;prosperous as we serve our customers

2.  Reality:;

    Net Income:   We have not met our income targets, nor have we submitted our FS on time, we do not even have a comptroller although we can afford to get one.

    We are only 50% to target for cash flow.  We cant pay our suppliers, or even our salaries on time.  Our cash balances are at all time low.

     Enough customers -  We sold only  32 lots last July.  The promised 20 buyers yesterday ended with only l sale.  All we get are promises and commitments.

   Manageable executions:   we have a lot of vacancies, we cant get  responses on time,  we do not have tarpaulins, our equipment are old, not properly maintained and begging for replacement.  Our repair periods take 2 to 3 years to accomplish.  Marketing plans take 6 months or more to finish.

COMMUNICATIONS:  basic.  Can we do it?  Does everybody have a sun sim.  Do they answer when they are called?  Do they know our CP # (si Amado, na who you ako???! 

Reality:   That is the reality.  People do not know their tasks.  People keep on doing the same old tasks.  We cant follow the Jan l8, we have-forgotten-memo.

3.  Options;

l.  Stay the way we are'

2.  Improve by inches sometime

3.  Improve by leaps NOW!!

The Seas Were Swelling and Angry;The Long Tail of the Typhoon was Felt at Oton

The Cebu Pacific flight to Iloilo left on time last July 26, 20ll.  But the flight was bumpy and rough.  There were strong winds and heavy rain.  The long tail of the typhoon could be felt here.

Shall We Hold a CMO, Marketing Conference in Oton, Sponsored by Oton?

Former Mayor Totek Flores suggested that I visit Anhawan beach resort, a 5 star beach resort, owned by Severino Lim formerly at NSC, and owns the Shaw and Ortigas Toyota dealership.  He must have invested a lot in the beach resort.  We inquired about the price and I toyed with the idea that to motivate people, why not hold a sales/marketing meeting here.  What do we think?

Holy Gardens Oton Visit, July 26-27, 20ll

 I have not visited Holy Gardens Oton for sometime, because I wanted the SBU to save money, and I have sent delegates:  Jenny Juinio, Engr. Haylo, Ms Edith Cruz, Aireen Ricamara.  After today, I decided I will visit Oton more.  I met with the JV partner, fmr Mayor Totek Flores and I promised him more regular visit, perhaps monthly.  We talked about the possible use of Lawns l and 2, depending on how DOH will respond.\\\

Some observations at Oton:

l.  It looks better than HGGMP.  Oton is small, but the landscaping efforts, despite just 2 ft seem to have been meticulous.

2.  I am sad by the lack of saleable area effort: lay out and landscaping.  I am saddened by the laying of RCP pipes.

3.  The equipment purchase must be speeded up":  new computers/keyboard, repair of laptop, and the 4x4.  The eagle is quite old, is rusting and is in need of body repair.

4.  The staff, look conscientious.  Michelle seem to have adjusted to her job, despite being very new.

5.  The obedience and understanding with regards to sun sim and cp must be pushed.

6.  April sure matured for the job and looks better than the predecessor for being methodical and meticulous.  More understanding and mentoring, needed though especially on being forceful and negotiation.

7.  They lack marketing materials; all the while I thought the just hired marketing attended to the marketing collaterals; apparently, he did not.  The flaglets are torn and tattered.

8.  Their time is used up going to main Metrobank branch to get the balances.

We had lunch at Allan's ( he transferred to a new place) and dinner at Tatoys.

Owning the Segment New interment fees

 1.         WHAT:
 1.      Adjustment on the P’s of interment.
 2.      Owning a particular segment in interment experience.
 2.      OBJECTIVES:
 1.      Cost recovery to reflect increase in the price of vault and other inputs to the interment.
2.      To create memorable and liberating experience for the customers and their friends so that they will specify Holy Gardens in the future.
3.      To comply with the expanded Senior Citizen Discount.
3.     The following shall be the new schedule of Interment Fee for all SBU effective August 1, 2010 to December 31, 2010.

4.      The program of implementation of increase for De Luxe and Luxury Interment will be as follows:         
            Annex A - Beginning on August 1, 2010 until December 1, 2010.
            Annex B – January 1, 2011 to June 30, 2011
Annex C – July 1, 20100 to December 21, 2011

Should there be further increase in materials, any increase of price of materials > 5% shall be increased on a material per material basis. SRP shall be adjusted accordingly inspite of said schedule. 
5.   Senior Citizen who shall be interred is entitled to 20% discount. The photo copy of the Senior Citizen I.D. given the discount will be attached to t he Interment Authorization.
 6.      The surcharges shall be as follows:
Sunday Interments + 10%
Interment on Legal Holidays + 20%
7.      Rush Interment + 40% (irrespective whether its Holiday or Sunday)

N.B.
            Rush Interments are interments where notices are less than 72 hours prior to interment.

8.      The minimum budget for the service items are as follows:

Funeral Pack                         P 300.00
Memory Board                     P 300.00
Additional for Luxury Interment:
            Tribute                        – P 3,000.00
            Philstar Obit             -  P  2,000.0
9.      For the ordinary interment, the following shall be the minimum:
1.      Old motif
2.      Old carpets
3.      Old chairs (24 chairs)
4.      Songs
5.      Sound system (Konzert 500 watts)
6.      You tube and Obituary in multiply

10.  Owning the segment  - the following shall be routine / ordinary experience for the customers for De Luxe interment:
1.      Guest book
2.      Memory display
3.      Convoy / convoy ribbon
4.      Gate pass
5.      Ceremonies, prayer, speeches of the member of the family
11.  Formal / uniform dress by ISG and CSS
1.  The following are the segments we would like to own:
1.      Electronic Tribute
2.      Funeral packs
3.      Refreshments
4.      Memorialization
5.      Memorabilia / Souvenir

12.  Manner of presentation of interment fee options:

The De Luxe and Luxury shall be first mentioned to the customers especially if they are SC. The Economy interment shall be always presented as the last option.  For all intents and purposes, the regular Interments are discounted interments already and can no longer be discounted for Senior Citizens.

13.  For non Senior Citizens, ACMO/CMOs are authorized to give a maximum of 10% for luxury and deluxe interment.

14.  INCENTIVES:

P 300.00 incentives will be given to the following:
CSS2 – 150.00
CSS1 -  100.00
CMO -   50.00
Ø      for De Luxe interments (undiscounted) accepted by customers who are not Senior Citizen.
           
P 600.00 incentives will be given for the following:
                                    CSS2 – 250.00
                                    CSS1 – 200.00
                                    CMO – 150.00
Ø      for all Luxury interments who are not Senior Citizen and undiscounted.

Payable at every reimbursement in check. Provided: (all or nothing)

1.      Complete items in interment report especially blue grass and marker.
2.      Reimbursement sent within seven (7) days.
3.      Complete attachments.
4.      Excellent rating.(Complete all service items).

Repeating Policies on Leave of Absence, Emergency Leave, Tardiness

 TO         :  All

RE:            Absences, tardiness, leave of absence, notification

Objectives  :  l.  To ensure full complement all the time
                     2.  To instill discipline
                     3.  To ensure achievement of targets.

Background:   Lately, there is widespread practice of surprise absences from officers and staff alike and there is no end in sight.  Everybody is surprised that somebody just did not appear/report for work

l.   Tardiness of more than 30 minutes shall be considered an absence and unexcused absence.

2.  Unexcused absence shall merit;
      l.  A disciplinary memo
      2.  A one day deduction.

     Definition of unexcused absence:

     l.  There was no prior written (hard copy or soft copy) notification of at least 24 hours.  Text messages (sms), calls are not considered prior written notification.  Should there be a valid reason like health reasons, a medical certification is needed. (for self or relative). 

    2.  The employee, just like Pnoy, just decided he wont come to work.

3.  Three (3) unexcused absences shall merit suspension.

4.  Two months of continued frequent unexcused absences shall be disciplined with dismissal.

This is just a reiteration of old policy which is written as a reminder.

At this time when we sell just 4 lots a week, a tighter rein on discipline is in order.

When I visited an SBU, I found out that they dont know this site, even more so they have not seen or read the contents.  Well, their keyboard is in a very bad shape and they say, they lack computers (they should sell more). I enjoin:

l.  EVERYBODY, INCLUDING THE STAFFERS AT THE 3F FUENTES BUILDING TO ACKNOWLEDGE ALL THE BLOGS. MAKE COMMENTS.

2.  Rhea must report on the debt limit crisis on this blog.

3   Admin and the Cluster Head (mgb) must make sure that communication gets around through this blog.
